Ale to, jestli je hypot\u00e9ka v\u00fdhodn\u00e1, znamen\u00e1 pro ka\u017ed\u00e9ho n\u011bco jin\u00e9ho. Pro n\u011bkoho je d\u016fle\u017eit\u00e1 co nejni\u017e\u0161\u00ed \u00farokov\u00e1 sazba, pro jin\u00e9ho je to fakt, \u017ee m\u016f\u017ee pou\u017e\u00edt pen\u00edze na cokoli. Ni\u017e\u0161\u00ed \u00farokovou sazbu zpravidla z\u00edsk\u00e1te za dal\u0161\u00ed produkty, kter\u00e9 si u dan\u00e9 banky sjedn\u00e1te. B\u00fdv\u00e1 to hlavn\u011b ne\u017eivotn\u00ed poji\u0161t\u011bn\u00ed (tedy na nemovitost) a \u017eivotn\u00ed poji\u0161t\u011bn\u00ed pro p\u0159\u00edpad, \u017ee nebudete moct hypot\u00e9ku spl\u00e1cet. D\u00e1le sem spad\u00e1 aktivn\u00ed spo\u0159ic\u00ed \u00fa\u010det nebo t\u0159eba i dva \u00fa\u010dty.<\/p>\n\n\n\n<p>P\u0159i sjedn\u00e1v\u00e1n\u00ed hypot\u00e9ky tedy sledujte nejen z\u00e1kladn\u00ed sazbu, ale i na RPSN \u2013 ro\u010dn\u00ed procentn\u00ed sazbu n\u00e1klad\u016f. Ta se v&nbsp;r\u016fzn\u00fdch bank\u00e1ch li\u0161\u00ed a po\u010d\u00edtejte s&nbsp;t\u00edm, \u017ee RPSN je zpravidla vy\u0161\u0161\u00ed ne\u017e reklamn\u00ed \u00farokov\u00e1 sazba.<\/p>\n\n\n\n<iframe src=\"https:\/\/www.fingo.cz\/banner\/mortgage\/version5\" frameborder=\"0\" allowfullscreen=\"\" width=\"90%\" height=\"728\" scrolling=\"1\" style=\"box-shadow: 0 0 10px gray; margin: 10px;\" name=\"banner2\" id=\"banner2\"><\/iframe>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-co-delat-kdyz-chceme-hypoteku-splatit-drive\"><strong>Co d\u011blat, kdy\u017e chceme hypot\u00e9ku splatit d\u0159\u00edve?<\/strong><\/h2>\n\n\n\n<p>I kdy\u017e m\u00e1te sjednanou hypot\u00e9ku, rozhodn\u011b nejste v\u011bzn\u011bm sv\u00e9 banky. Od 1. 12. 2016 plat\u00ed Z\u00e1kon o spot\u0159ebitelsk\u00e9m \u00fav\u011bru, kter\u00fd mysl\u00ed hlavn\u011b na ochranu spot\u0159ebitele, tedy klienta. \u0158\u00edk\u00e1, \u017ee klient m\u016f\u017ee svobodn\u011b rozhodovat o sv\u00e9 hypot\u00e9ce nebo \u00fav\u011bru.<\/p>\n\n\n\n<p>Pro \u00fav\u011bry sjednan\u00e9 nebo refinancovan\u00e9 v prosinci 2016 a pozd\u011bji tak u\u017e nehroz\u00ed p\u0159ebujel\u00e9 poplatky. Podle regulac\u00ed \u010cNB banka nesm\u00ed \u00fa\u010dtovat nic v\u00edc ne\u017e \u00fa\u010deln\u011b vynalo\u017een\u00e9 administrativn\u00ed poplatky \u2013 ty v\u017edy najdete v&nbsp;cen\u00edku banky.<\/p>\n\n\n\n<p>Je\u0161t\u011b ned\u00e1vno si toto pravidlo n\u011bkter\u00e9 banky vykl\u00e1daly pom\u011brn\u011b voln\u011b. Po dal\u0161\u00edch z\u00e1saz\u00edch \u010cNB u\u017e ale skute\u010dn\u011b zaplat\u00edte jen stokoruny, ni\u017e\u0161\u00ed tis\u00edce korun, nebo dokonce v\u016fbec nic. Z\u00e1le\u017e\u00ed na tom, jak p\u0159esn\u011b chcete postupovat. Jestli nap\u0159\u00edklad zd\u011bd\u00edte pen\u00edze a rozhodnete se hypot\u00e9ku \u00fapln\u011b splatit mimo fixaci, nebo odejdete k jin\u00e9 bance. V druh\u00e9m p\u0159\u00edpad\u011b se pak jedn\u00e1 o takzvan\u00e9 refinancov\u00e1n\u00ed.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-a-jak-hypoteku-vyhodne-refinancovat\"><strong>A jak hypot\u00e9ku v\u00fdhodn\u011b refinancovat?<\/strong><\/h2>\n\n\n\n<p>V&nbsp;sou\u010dasn\u00e9 dob\u011b, kdy \u00faroky vylet\u011bly strm\u011b nahoru, se refinancov\u00e1n\u00ed tolik nevyplat\u00ed. Pokud m\u00e1te p\u016fvodn\u00ed hypot\u00e9ku s \u00farokem kolem 2 %, te\u010f byste se v&nbsp;lep\u0161\u00edm p\u0159\u00edpad\u011b dostali na 6 %. Dne\u0161n\u00ed doba proto vy\u017eaduje d\u016fkladn\u011bj\u0161\u00ed pl\u00e1nov\u00e1n\u00ed dal\u0161\u00edch krok\u016f.<\/p>\n\n\n\n<p>Ur\u010dit\u011b doporu\u010duji nechat si od na\u0161ich hypote\u010dn\u00edch poradc\u016f propo\u010d\u00edtat tak\u00e9 v\u00fd\u0161i p\u0159ed\u010dasn\u00e9 spl\u00e1tky.
