O rozestav\u011bn\u00e9 nemovitosti banky nestoj\u00ed \u2013 ty ztr\u00e1cej\u00ed hodnotu, jestli\u017ee je nedokon\u010d\u00edte.<\/li>\n\n\n\n<li>Zastavovan\u00e1 nemovitost <strong>mus\u00ed b\u00fdt tak\u00e9 pojistiteln\u00e1<\/strong>. To znamen\u00e1, \u017ee mus\u00ed spl\u0148ovat parametry poji\u0161\u0165ovny, jako je nap\u0159\u00edklad poloha mimo z\u00e1plavovou z\u00f3nu. Nepoji\u0161t\u011bnou nemovitost si banka do z\u00e1stavy nevezme.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"htoc-do-z-stavy-i-pozemek-nebo-chata\">Do z\u00e1stavy i pozemek nebo chata<\/h2>\n\n\n\n<p>Do z\u00e1stavy m\u016f\u017eete poskytnout i pozemek, kter\u00fd je <strong>ur\u010den\u00fd k v\u00fdstavb\u011b domu<\/strong>. Jedn\u00e1 se tedy o pozemek, na kter\u00e9m m\u00e1te stavebn\u00ed povolen\u00ed. P\u0159\u00edpadn\u011b sta\u010d\u00ed, kdy\u017e se v \u00fazemn\u00edm pl\u00e1nu po\u010d\u00edt\u00e1 s jeho z\u00e1stavbou rodinn\u00fdm domem. Pozemek by tak\u00e9 m\u011bl b\u00fdt <strong>pokryt\u00fd in\u017een\u00fdrsk\u00fdmi s\u00edt\u011bmi<\/strong> \u2013 nebo se s nimi po\u010d\u00edt\u00e1 pr\u00e1v\u011b v r\u00e1mci dan\u00e9 hypot\u00e9ky.<\/p>\n\n\n\n<p>Vyu\u017e\u00edt m\u016f\u017eete k z\u00e1stav\u011b i <strong>chatu nebo chalupu<\/strong>. Banka ale schv\u00e1l\u00ed jen takov\u00e9, kter\u00e9 jsou ur\u010den\u00e9 k celoro\u010dn\u00edmu bydlen\u00ed a maj\u00ed tedy \u010d\u00edslo popisn\u00e9 nebo eviden\u010dn\u00ed.<\/p>\n\n\n\n<p>D\u016fle\u017eit\u00e9 tak\u00e9 je, aby k chat\u011b nebo chalup\u011b vedla <strong>ve\u0159ejn\u00e1 komunikace<\/strong>, p\u0159\u00edpadn\u011b m\u011bla p\u0159\u00edstup ze soukrom\u00e9ho pozemku. Ten ale mus\u00ed b\u00fdt zaji\u0161t\u011bn\u00fd pr\u00e1vem p\u0159\u00edstupu, kter\u00fd je zapsan\u00fd v katastru nemovitost\u00ed. Posledn\u00edm po\u017eadavkem je pak zdroj vody, zaveden\u00e1 elekt\u0159ina a soci\u00e1ln\u00ed za\u0159\u00edzen\u00ed.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"htoc-co-je-vyv-z-n-nemovitosti-ze-z-stavy\">Co je vyv\u00e1z\u00e1n\u00ed nemovitosti ze z\u00e1stavy<\/h2>\n\n\n\n<p>Nemovitost\u00ed, kterou d\u00e1te do z\u00e1stavy, <strong>ru\u010d\u00edte po celou dobu trv\u00e1n\u00ed hypot\u00e9ky<\/strong>. Maxim\u00e1ln\u011b ji m\u016f\u017eete vym\u011bnit za jinou, kter\u00e1 spl\u0148uje uveden\u00e9 parametry. V\u00fdjimku banka ud\u011bl\u00e1 jen v p\u0159\u00edpad\u011b, \u017ee ru\u010d\u00edte dv\u011bma nemovitostmi najednou a dluh u\u017e je tak mal\u00fd, \u017ee k jeho pokryt\u00ed sta\u010d\u00ed jen jedna.<\/p>\n\n\n\n<p>Vyv\u00e1zat nemovitost m\u016f\u017eete tedy jen tak, \u017ee <strong>hypot\u00e9ku p\u0159ed\u010dasn\u011b splat\u00edte<\/strong>. T\u0159eba kdy\u017e zd\u011bd\u00edte v\u011bt\u0161\u00ed obnos pen\u011bz nebo vyhrajete jackpot. Jakmile cel\u00fd dluh splat\u00edte, nemovitost se ze z\u00e1stavy automaticky uvoln\u00ed, neboli vyv\u00e1\u017ee.<\/p>\n\n\n\n<p>Specifickou situac\u00ed je ale<a href=\"https:\/\/www.fingo.cz\/hypotecni-kalkulacka\/refinancovani\"> <strong>refinancov\u00e1n\u00ed<\/strong><\/a>. To znamen\u00e1, \u017ee si u jin\u00e9 banky sjedn\u00e1te novou hypot\u00e9ku, kter\u00e1 splat\u00ed tu p\u016fvodn\u00ed. Pak nemovitost sice vyv\u00e1\u017eete z prvn\u00ed hypot\u00e9ky, ale pravd\u011bpodobn\u011b s n\u00ed budete ru\u010dit za tu novou.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"htoc-nev-hody-z-stavy-nemovitosti\">Nev\u00fdhody z\u00e1stavy nemovitosti<\/h2>\n\n\n\n<p>Jak asi tu\u0161\u00edte, ru\u010dit bance nemovitost\u00ed m\u00e1 sv\u00e9 stinn\u00e9 str\u00e1nky. Ty by v\u00e1s ale od hypot\u00e9ky nem\u011bly odradit. P\u0159i \u0159\u00e1dn\u00e9m spl\u00e1cen\u00ed nemus\u00edte m\u00edt z ni\u010deho strach.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>S nemovitost\u00ed, kter\u00e1 je aktu\u00e1ln\u011b v z\u00e1stav\u011b, nem\u016f\u017eete <strong>nakl\u00e1dat podle sv\u00e9ho uv\u00e1\u017een\u00ed<\/strong>. Bez souhlasu banky ji nem\u016f\u017eete v\u00fdrazn\u011bji rekonstruovat,&nbsp; p\u0159ev\u00e9st ji na n\u011bkoho jin\u00e9ho.<\/li>\n\n\n\n<li>Pokud d\u016fm nebo byt pronaj\u00edm\u00e1te, banka bude cht\u00edt vid\u011bt i n\u00e1jemn\u00ed smlouvy.<\/li>\n\n\n\n<li>Je pot\u0159eba nemovitost <strong>pojistit na v\u0161echna rizika<\/strong>, kter\u00e1 by mohla nastat. Pojistku tedy pravideln\u011b aktualizujte.<\/li>\n\n\n\n<li>Pokud m\u00e1 nemovitost v\u00edc majitel\u016f, nem\u016f\u017ee \u017e\u00e1dn\u00fd z nich sv\u016fj pod\u00edl bez souhlasu banky prodat ani zm\u011bnit.<\/li>\n\n\n\n<li>Probl\u00e9my nast\u00e1vaj\u00ed i <strong>p\u0159i rozvodu<\/strong> nebo z\u00fa\u017een\u00ed spole\u010dn\u00e9ho jm\u011bn\u00ed man\u017eel\u016f.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"htoc-v-hody-z-stavy-nemovitosti\">V\u00fdhody z\u00e1stavy nemovitosti<\/h2>\n\n\n\n<p>D\u00e1t svou nemovitost do z\u00e1stavy m\u00e1 ale i ur\u010dit\u00e9 v\u00fdhody:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Jako vlastn\u00edk nemovitosti neztr\u00e1c\u00edte sv\u00e1 pr\u00e1va. Banka s n\u00ed nem\u016f\u017ee nijak disponovat ani ji u\u017e\u00edvat.<\/li>\n\n\n\n<li>Mus\u00edte db\u00e1t na to, aby nemovitost byla <strong>st\u00e1le ve v\u00fdborn\u00e9m stavu<\/strong>. To \u010dasto slou\u017e\u00ed jako d\u016fvod nav\u00edc, pro\u010d ji nenechat ch\u00e1trat a po\u0159\u00e1dn\u011b se o ni starat.<\/li>\n\n\n\n<li>O va\u0161i nemovitost je dob\u0159e postar\u00e1no, nem\u016f\u017ee j\u00edt do exekuce ani dra\u017eby.<\/li>\n\n\n\n<li>I kdyby se v\u00e1m n\u00e1hodou neda\u0159ilo \u00fav\u011br spl\u00e1cet, o sv\u00e9 pen\u00edze nep\u0159ijdete. Banka v takov\u00e9m p\u0159\u00edpad\u011b nemovitost m\u016f\u017ee prodat, strhnout si dluh za hypot\u00e9ku a zbytek v\u00e1m poslat. To je ale krajn\u00ed \u0159e\u0161en\u00ed, kdy\u017e u\u017e nen\u00ed jin\u00e1 cesta. Pokud m\u00e1te probl\u00e9my se spl\u00e1cen\u00edm, <strong>v\u011bt\u0161inou se s bankou domluv\u00edte na smyslupln\u00e9m \u0159e\u0161en\u00ed<\/strong>.<\/li>\n<\/ul>\n\n\n\n<p>I kdy\u017e ru\u010den\u00ed nemovitost\u00ed m\u016f\u017ee na prvn\u00ed pohled vypadat hroziv\u011b, v\u016fbec to tak nen\u00ed. Jde o naprosto standardn\u00ed postup, kter\u00e9mu se nemus\u00edte vyh\u00fdbat. Pokud tedy m\u00e1te v pl\u00e1nu kupovat nemovitost, sm\u011ble do toho.
