Ty se li\u0161\u00ed podle v\u011bku \u017eadatele. Jak\u00e9 to jsou?<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>LTV <\/strong>(<strong>loan to value)<\/strong> je pom\u011br \u00fav\u011bru a ceny nemovitosti. Ud\u00e1v\u00e1 se v procentech a pro \u017eadatele znamen\u00e1, kolik mu banka m\u016f\u017ee z hodnoty nemovitosti p\u016fj\u010dit. Pro \u017eadatele <strong>do 36 let<\/strong> <strong>st\u00e1le plat\u00ed<\/strong> <strong>LTV 90 %<\/strong>, pro <strong>star\u0161\u00ed 36 let jen 80 %.<\/strong><strong><br><\/strong><\/li>\n\n\n\n<li><strong>DTSI (debt service to income) <\/strong>ud\u00e1v\u00e1 procentu\u00e1ln\u00ed hranici maxim\u00e1ln\u00edch m\u011bs\u00ed\u010dn\u00edch spl\u00e1tek. Zjist\u00edte ho jako pom\u011br spl\u00e1tek \u00fav\u011bru a \u010dist\u00fdch p\u0159\u00edjm\u016f \u017eadatele.<\/li>\n<\/ul>\n\n\n\n<p>V tomto p\u0159\u00edpad\u011b<strong> \u017eadatel\u00e9 do 36 let <\/strong>mohou spl\u00e1cet <strong>maxim\u00e1ln\u011b 50 % \u010dist\u00e9ho m\u011bs\u00ed\u010dn\u00edho p\u0159\u00edjmu<\/strong>, lid\u00e9 <strong>nad 36 let jen 45 %.<\/strong><strong><br><\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>DTI (debt to income) <\/strong>je ukazatelem celkov\u00e9ho zadlu\u017een\u00ed a \u010dist\u00e9ho ro\u010dn\u00edho p\u0159\u00edjmu. Banky v\u00e1m nep\u016fj\u010d\u00ed v\u00edce jak 9,5n\u00e1sobek \u010dist\u00e9ho ro\u010dn\u00edho p\u0159\u00edjmu, pokud je v\u00e1m m\u00e9n\u011b ne\u017e 36 let. Za roky spolehliv\u00e9ho spl\u00e1cen\u00ed od n\u00ed m\u016f\u017eete z\u00edskat nap\u0159\u00edklad v\u00fdhodn\u011bj\u0161\u00ed podm\u00ednky nav\u00fd\u0161en\u00ed.&nbsp;<\/p>\n\n\n\n<p>Banky prov\u00e1d\u00ed navy\u0161ov\u00e1n\u00ed hypot\u00e9ky <strong>v podob\u011b <\/strong><strong>refinancov\u00e1n\u00ed<\/strong><strong> s nav\u00fd\u0161en\u00edm<\/strong>.<\/p>\n\n\n\n<p><strong><br>Refinancov\u00e1n\u00edm<\/strong> rozum\u00edme <strong>poskytnut\u00ed nov\u00e9ho \u00fav\u011bru<\/strong>, kter\u00fdm splat\u00edte ten p\u0159edchoz\u00ed. V\u00fdhodou je to, \u017ee v\u00e1s banka zn\u00e1 a m\u016f\u017ee v\u00e1m poskytnout \u00fav\u011br za lep\u0161\u00edch podm\u00ednek.&nbsp;&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"htoc-nav-en-hypot-ky-prost-ednictv-m-refinancov-n-u-jin-banky\">Nav\u00fd\u0161en\u00ed hypot\u00e9ky prost\u0159ednictv\u00edm refinancov\u00e1n\u00ed u jin\u00e9 banky<\/h2>\n\n\n\n<p>Refinancovat m\u016f\u017eete samoz\u0159ejm\u011b i u ciz\u00ed banky, pokud v\u00e1m nab\u00eddne zaj\u00edmav\u00e9 podm\u00ednky nebo pokud jste byli u p\u016fvodn\u00ed banky nespokojen\u00ed.
