V tom p\u0159\u00edpad\u011b hypot\u00e9ku splat\u00edte a prodej prob\u011bhne u\u017e velmi jednodu\u0161e bez n\u00ed.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Na konci <\/strong><a href=\"https:\/\/www.fingo.cz\/blog\/fixace-hypoteky\/\"><strong>fixa\u010dn\u00edho obdob\u00ed<\/strong><\/a> m\u016f\u017eete hypot\u00e9ku splatit bez jak\u00fdchkoli poplatk\u016f.<\/li>\n\n\n\n<li>Kdykoli m\u016f\u017eete splatit hypot\u00e9ku v r\u00e1mci tzv. <strong>p\u0159ed\u010dasn\u00e9ho splacen\u00ed hypot\u00e9ky<\/strong>. Na star\u0161\u00ed hypot\u00e9ky se ale mohou vztahovat je\u0161t\u011b neregulovan\u00e9 podm\u00ednky bank a <strong>sank\u010dn\u00ed poplatky<\/strong>, \u010dasto sahaj\u00edc\u00ed do statis\u00edc\u016f.<\/li>\n<\/ul>\n\n\n\n<ol class=\"wp-block-list\">\n<li>Podepi\u0161te s kupuj\u00edc\u00edm <strong>rezerva\u010dn\u00ed smlouvu<\/strong>.<\/li>\n\n\n\n<li>Nechte si od banky <strong>vy\u010d\u00edslit z\u016fstatek hypot\u00e9ky<\/strong>, p\u0159\u00edpadn\u011b i poplatek za jej\u00ed p\u0159ed\u010dasn\u00e9 splacen\u00ed.<\/li>\n\n\n\n<li><strong>Spla\u0165te <\/strong>zb\u00fdvaj\u00edc\u00ed \u010d\u00e1stku.<\/li>\n\n\n\n<li>Banka nebo vy po\u017e\u00e1d\u00e1te katastr o <strong>vymaz\u00e1n\u00ed z\u00e1stavn\u00edho pr\u00e1va<\/strong>.<\/li>\n\n\n\n<li>Uzav\u0159ete <strong>kupn\u00ed smlouvu<\/strong> s kupcem a podepi\u0161te i <strong>\u00faschovn\u00ed smlouvu<\/strong>, pokud platba prob\u00edh\u00e1 p\u0159es not\u00e1\u0159skou, advok\u00e1tn\u00ed nebo bankovn\u00ed \u00faschovu (to je bezpe\u010dn\u00e9 \u0159e\u0161en\u00ed pro v\u00e1s pro oba).<\/li>\n\n\n\n<li>Kupuj\u00edc\u00ed p\u0159evede smluvenou \u010d\u00e1stku do \u00faschovy.<\/li>\n\n\n\n<li>Vlo\u017ete <strong>kupn\u00ed smlouvu na katastr nemovitost\u00ed<\/strong>.<\/li>\n\n\n\n<li>Katastr nemovitost\u00ed zap\u00ed\u0161e vlastnick\u00e9 pr\u00e1va a z \u00faschovny se uvoln\u00ed pen\u00edze na v\u00e1\u0161 \u00fa\u010det.<\/li>\n<\/ol>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-2-prod-te-nemovitost-s-hypot-kou-a-splat-te-ji-z-inkasovan-ch-pen-z\">2. Prod\u00e1te nemovitost s hypot\u00e9kou a splat\u00edte ji z inkasovan\u00fdch pen\u011bz<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">\u010cast\u011bji se stane, \u017ee pen\u00edze na sv\u00e9m \u00fa\u010dtu v dob\u011b p\u0159ed prodejem a p\u0159i prodeji je\u0161t\u011b nem\u00e1te, a hypot\u00e9ku budete cht\u00edt <strong>umo\u0159it pr\u00e1v\u011b z \u010d\u00e1stky inkasovan\u00e9 od kupuj\u00edc\u00edho<\/strong>. V takov\u00e9m p\u0159\u00edpad\u011b se hypot\u00e9ka nep\u0159episuje na kupuj\u00edc\u00edho, ale uhrad\u00ed se z jeho pen\u011bz v r\u00e1mci koup\u011b.<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>Podepi\u0161te s kupuj\u00edc\u00edm <strong>rezerva\u010dn\u00ed smlouvu<\/strong>.<\/li>\n\n\n\n<li>Nechte si od banky <strong>vy\u010d\u00edslit z\u016fstatek hypot\u00e9ky<\/strong>, p\u0159\u00edpadn\u011b i poplatek za jej\u00ed p\u0159ed\u010dasn\u00e9 splacen\u00ed (viz v\u00fd\u0161e).<\/li>\n\n\n\n<li>Uzav\u0159ete <strong>kupn\u00ed smlouvu<\/strong> s kupcem a podepi\u0161te i <strong>\u00faschovn\u00ed smlouvu<\/strong>, pokud platba prob\u00edh\u00e1 p\u0159es not\u00e1\u0159skou, advok\u00e1tn\u00ed nebo bankovn\u00ed \u00faschovu (to je bezpe\u010dn\u00e9 \u0159e\u0161en\u00ed pro v\u00e1s pro oba).<\/li>\n\n\n\n<li>Kupec p\u0159evede \u010d\u00e1stku ur\u010denou na splacen\u00ed hypot\u00e9ky bance, a zb\u00fdvaj\u00edc\u00ed \u010d\u00e1stku do \u00faschovy.<\/li>\n\n\n\n<li>Vlo\u017ete <strong>kupn\u00ed smlouvu na katastr nemovitost\u00ed<\/strong>.<\/li>\n\n\n\n<li>Katastr nemovitost\u00ed zap\u00ed\u0161e vlastnick\u00e9 pr\u00e1va a z \u00faschovny se uvoln\u00ed pen\u00edze na v\u00e1\u0161 \u00fa\u010det.<\/li>\n<\/ol>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"htoc-kupuj-c-chce-platit-z-hypot-ky\">Kupuj\u00edc\u00ed chce platit z hypot\u00e9ky<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><em>Zvolte, kdy\u017e kupuj\u00edc\u00ed nem\u00e1 dost vlastn\u00edch \u00faspor.&nbsp;<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">P\u0159i pravd\u011bpodobn\u011bj\u0161\u00ed variant\u011b, \u017ee kupuj\u00edc\u00ed si s\u00e1m bude br\u00e1t hypot\u00e9ku, aby za nemovitost zaplatil, se postup li\u0161\u00ed a je o n\u011bco <strong>administrativn\u011b n\u00e1ro\u010dn\u011bj\u0161\u00ed<\/strong>. Ale i to zvl\u00e1dnete bu\u010f sami, nebo sn\u00e1ze s <a href=\"https:\/\/www.fingo.cz\/hypotecni-kalkulacka\">hypote\u010dn\u00edm poradcem<\/a>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-prodej-nemovitosti-financovan-hypot-kou-u-stejn-banky\">Prodej nemovitosti financovan\u00fd hypot\u00e9kou u stejn\u00e9 banky<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\"><em>Zvolte, pokud je kupec ochotn\u00fd vz\u00edt si hypot\u00e9ku u stejn\u00e9 banky, u kter\u00e9 jste si vzali \u00fav\u011br vy. Pokud si vezme hypot\u00e9ku u stejn\u00e9 banky, plynou z toho ale<strong> v\u00fdhody pro v\u00e1s pro oba<\/strong>, tak\u017ee by je m\u011bl do sv\u00e9 kalkulace zapo\u010d\u00edtat.
