Z\u00e1kladn\u00ed sazbu \u010cNB za dva roky zvedla na 28n\u00e1sobek a <a href=\"https:\/\/www.fingo.cz\/hypotecni-kalkulacka\">hypote\u010dn\u00ed sazby jednotliv\u00fdch bank<\/a> do zna\u010dn\u00e9 m\u00edry zkop\u00edrovaly k\u0159ivku jej\u00edho r\u016fstu. V \u010dervnu 2022 st\u00e1le banky nehl\u00e1s\u00ed dramatick\u00fd n\u00e1r\u016fst v neschopnosti spl\u00e1cet, o\u010dek\u00e1v\u00e1 se ale vy\u0161\u0161\u00ed ekonomick\u00fd tlak na schopnost spl\u00e1cet ke konci roku. Ten by mohl ohrozit i st\u0159edn\u00ed t\u0159\u00eddu, kter\u00e1 nav\u00edc nen\u00ed zvykl\u00e1 \u017e\u00e1dat o pomoc.<\/p>\n\n\n\n<p>Poj\u010fme se tedy kouknout,co v\u00e1s \u010dek\u00e1, pokud v\u00e1m nezbyly pen\u00edze na m\u011bs\u00ed\u010dn\u00ed spl\u00e1tku, jak\u00e9 mo\u017enosti m\u00e1te a jak spr\u00e1vn\u011b postupovat.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"htoc-co-v-s-ek-p-i-neschopnosti-spl-cet\">Co v\u00e1s \u010dek\u00e1 p\u0159i neschopnosti spl\u00e1cet<\/h2>\n\n\n\n<p>Pokud nedok\u00e1\u017eete uhradit svoji m\u011bs\u00ed\u010dn\u00ed spl\u00e1tku nebo m\u00e1te dlouhodob\u00e9 probl\u00e9my spl\u00e1cen\u00ed hypot\u00e9ky zvl\u00e1dnout, m\u011bli byste <strong>co nejrychleji kontaktovat svoji banku<\/strong>. Zcela ur\u010dit\u011b se tak prom\u00edtne do va\u0161\u00ed <a href=\"https:\/\/www.fingo.cz\/blog\/bonita\">bonity<\/a> v p\u0159\u00edpad\u011b, \u017ee budete cht\u00edt \u010derpat dal\u0161\u00ed \u00fav\u011bry nebo <a href=\"https:\/\/www.fingo.cz\/hypotecni-kalkulacka\/refinancovani\">refinancovat st\u00e1vaj\u00edc\u00ed hypot\u00e9ku<\/a>. Refinancujte<\/h3>\n\n\n\n<p>Aktu\u00e1ln\u00ed vysok\u00e9 \u00farokov\u00e9 sazby <a href=\"https:\/\/www.fingo.cz\/hypotecni-kalkulacka\/refinancovani\">refinancov\u00e1n\u00ed hypot\u00e9ky<\/a> p\u0159\u00edli\u0161 nenahr\u00e1vaj\u00ed. P\u0159esto se v\u00e1m m\u016f\u017ee za ur\u010dit\u00fdch okolnost\u00ed vyplatit, i kdy\u017e je\u0161t\u011b nejste na konci sv\u00e9ho <a href=\"https:\/\/www.fingo.cz\/blog\/fixace-hypoteky\/\">fixa\u010dn\u00edho obdob\u00ed<\/a>. Jedn\u00e1 se o situace, kdy pot\u0159ebujete <strong>upravit <\/strong><a href=\"https:\/\/www.fingo.cz\/blog\/podminky-hypoteky\/\"><strong>st\u00e1vaj\u00edc\u00ed podm\u00ednky hypot\u00e9ky<\/strong><\/a> a aktu\u00e1ln\u00ed banka v\u00e1m nechce vyj\u00edt vst\u0159\u00edc \u2013 nap\u0159\u00edklad p\u0159i konsolidaci dluh\u016f, p\u0159id\u00e1n\u00ed spoluru\u010ditele, rozlo\u017een\u00ed na del\u0161\u00ed obdob\u00ed a podobn\u011b.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-6-po-dat-o-rozlo-en-hypot-ky-na-v-ce-let\">6. Po\u017e\u00e1dat o rozlo\u017een\u00ed hypot\u00e9ky na v\u00edce let<\/h3>\n\n\n\n<p>Pokud jste p\u0159i p\u016fvodn\u00ed dohod\u011b o podm\u00ednk\u00e1ch hypot\u00e9ky nes\u00e1hli hned na maximum (p\u016fj\u010dka na 30 let, splaceno obvykle max. do 70 let v\u011bku), m\u016f\u017eete se s bankou domluvit na prodlou\u017een\u00ed celkov\u00e9 doby spl\u00e1cen\u00ed. T\u00edm se sice <strong>zv\u00fd\u0161\u00ed kone\u010dn\u00e1 cena va\u0161eho \u00fav\u011bru<\/strong> a nav\u00edc zaplat\u00edte manipula\u010dn\u00ed poplatek, ale v\u00fd\u0161e va\u0161ich m\u011bs\u00ed\u010dn\u00edch spl\u00e1tek klesne.<\/p>\n\n\n\n<p>D\u016fle\u017eit\u00e9 je, \u017ee p\u0159i nov\u00e9m nastaven\u00ed hypot\u00e9ky <a href=\"https:\/\/www.fingo.cz\/blog\/podminky-hypoteky\/\"><strong>mus\u00edte splnit i nov\u00e1 pravidla \u010cNB<\/strong><\/a>, a celkov\u00e1 v\u00fd\u0161e va\u0161eho dluhu nesm\u00ed p\u0159ekro\u010dit 8,5 (pro \u017eadatele do 36 let v\u011bku 9,5) n\u00e1sobek va\u0161ich celkov\u00fdch \u010dist\u00fdch ro\u010dn\u00edch p\u0159\u00edjm\u016f. Pronajmout nemovitost<\/h3>\n\n\n\n<p>Pokud to vypad\u00e1, \u017ee nebudete schopn\u00ed hypot\u00e9ku platit del\u0161\u00ed dobu, s\u00e1hn\u011bte po radik\u00e1ln\u011bj\u0161\u00edm \u0159e\u0161en\u00ed. Pronajm\u011bte v\u011bt\u0161\u00ed nemovitost a <strong>uskromn\u011bte se v men\u0161\u00ed<\/strong> \u2013 rozd\u00edl mezi n\u00e1jemn\u00fdm, kter\u00e9 dostanete, a t\u00edm, kter\u00e9 zaplat\u00edte, v\u00e1m m\u016f\u017ee se spl\u00e1tkami v\u00fdrazn\u011b pomoci. Nakonec v\u00e1m z\u016fstane nemovitost, do kter\u00e9 se m\u016f\u017eete vr\u00e1tit, a\u017e bude hypot\u00e9ka doplacen\u00e1, nebo a\u017e se va\u0161e situace zlep\u0161\u00ed.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-8-prodejte-nemovitost\">8. Prodejte nemovitost<\/h3>\n\n\n\n<p>N\u011bkdy nezbude, ne\u017e nemovitost prodat, a <strong>ze zisku doplatit zbytek dluhu<\/strong>. I tady se v\u00e1m ale vyplat\u00ed, pokud nemovitost nenech\u00e1te propadnout. Bu\u010f m\u016f\u017eete nemovitost prodat zav\u010dasu a sv\u00e9 neschopnosti spl\u00e1cet \u00fapln\u011b p\u0159edej\u00edt, nebo s bankou minim\u00e1ln\u011b komunikujte a spolupracujte. Pokud ale bude patrn\u00e9, \u017ee va\u0161i neschopnost spl\u00e1cet zavinila <strong>dovolen\u00e1 ve St\u0159edomo\u0159\u00ed<\/strong> nebo z\u00e1chvat shopaholismu na internetu, po\u010d\u00edtejte s <strong>tvrd\u0161\u00edm p\u0159\u00edstupem<\/strong>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-2-komunikujte\">2. Komunikujte<\/h3>\n\n\n\n<p>Ne\u010dekejte, a\u017e se banka ozve v\u00e1m. <strong>Bu\u010fte prvn\u00ed<\/strong>, kdo situaci za\u010dne \u0159e\u0161it, a aktivn\u011b hledejte cestu ven.
