Nicm\u00e9n\u011b banky je intern\u011b st\u00e1le pou\u017e\u00edvaj\u00ed a budou \u017eadatele i nad\u00e1le podle t\u011bchto parametr\u016f posuzovat. Z\u00e1jemci o&nbsp;hypot\u00e9ku se mus\u00ed p\u0159ipravit na&nbsp;to, \u017ee&nbsp;jim nesta\u010d\u00ed \u0159\u00eddit se pouze podle kupn\u00ed ceny, jak tomu bylo v&nbsp;minulosti.<\/p>\n\n\n\n<p>\u017dadatel myslet i&nbsp;na to, \u017ee se v\u00fd\u0161e \u00fav\u011bru bude odv\u00edjet hlavn\u011b od jejich <strong>\u010dist\u00e9ho m\u011bs\u00ed\u010dn\u00edho a ro\u010dn\u00edho p\u0159\u00edjmu a celkov\u00fdch z\u00e1vazk\u016f<\/strong> (nutno po\u010d\u00edtat i s&nbsp;n\u00e1klady na bydlen\u00ed, zv\u00fd\u0161en\u00fdmi cenami energi\u00ed, po\u010dtem d\u011bt\u00ed a \u010dlen\u016f dom\u00e1cnosti). Co kdy\u017e nespl\u0148ujete pouze n\u011bkter\u00fd z&nbsp;dan\u00fdch parametr\u016f?<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"htoc-t-i-parametry-kter-v-m-br-n-dos-hnout-na-vy-hypot-ku\"><strong>Parametry, kter\u00e9 v\u00e1m br\u00e1n\u00ed dos\u00e1hnout na vy\u0161\u0161\u00ed hypot\u00e9ku<\/strong><\/h2>\n\n\n\n<p>Pro z\u00edsk\u00e1n\u00ed hypot\u00e9ky je t\u0159eba splnit <strong>v\u0161echny parametry (z\u00e1konem dan\u00e9 LTV, d\u0159\u00edve to bylo i DSTI a DTI)<\/strong> a nen\u00ed mo\u017en\u00e9 nespln\u011bn\u00ed jednoho krit\u00e9ria nahrazovat lep\u0161\u00edmi v\u00fdsledky v&nbsp;jin\u00fdch parametrech. &nbsp;&nbsp;<\/p>\n\n\n\n<p><\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-ltv-loan-to-value\"><strong>LTV&nbsp;(Loan to Value)<\/strong><\/h3>\n\n\n\n<p>LTV je <strong>procentn\u00ed pom\u011br mezi v\u00fd\u0161\u00ed \u00fav\u011bru a aktu\u00e1ln\u00ed tr\u017en\u00ed hodnotou zastaven\u00e9 nemovitosti<\/strong> (ur\u010duje odhadce <a href=\"https:\/\/www.fingo.cz\/blog\/odhad-ceny-nemovitosti\/\" target=\"_blank\" rel=\"noreferrer noopener\">odhadem tr\u017en\u00ed ceny nemovitosti<\/a>). Osoby mlad\u0161\u00ed 36&nbsp;let mohou financovat a\u017e <strong>90 %<\/strong>&nbsp;hodnoty nemovitosti, \u017eadatel\u00e9 nad 36&nbsp;let&nbsp; pak mohou financovat maxim\u00e1ln\u011b<strong> 80 %<\/strong>&nbsp;hodnoty nemovitosti.<\/p>\n\n\n\n<p><em>P\u0159\u00edklad: Pokud je v\u00fd\u0161e hypot\u00e9ky 4,8 milionu K\u010d a hodnota zastaven\u00e9 nemovitosti 6 milion\u016f K\u010d, bude hodnota ukazatele LTV rovna 80 %. Hodnota LTV nep\u0159ekro\u010dila hranici \u2013 parametr \u010cNB spln\u011bn.<\/em><\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"htoc-co-d-lat-kdy-nevych-z-ltv\"><strong>Co d\u011blat, kdy\u017e nevych\u00e1z\u00ed LTV?<\/strong><\/h4>\n\n\n\n<p>Obra\u0165te se na <a href=\"https:\/\/www.fingo.cz\/\" target=\"_blank\" rel=\"noreferrer noopener\">poradce FinGO<\/a>, kter\u00fd zn\u00e1 odhadce v&nbsp;okol\u00ed a pom\u016f\u017ee v\u00e1m zajistit opravdu <strong>poctiv\u00fd odhad<\/strong>. Poradce zn\u00e1 hodnoty podobn\u00fdch nemovitost\u00ed v&nbsp;okol\u00ed a um\u00ed vysv\u011btlit v\u00fdhody a parametry nemovitosti. Vyhn\u011bte se v\u0161emu, co by hodnotu sni\u017eovalo. Nap\u0159\u00edklad \u0161patn\u011b zvolen\u00e1 technologie stavby.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-dsti-debt-service-to-income1\"><strong>DSTI&nbsp;(Debt Service to Income) &#8211; zru\u0161eno<\/strong> 2023<\/h3>\n\n\n\n<p>Ukazatel DSTI byl zru\u0161en k 1. 7. 2023. P\u0159edstavoval <strong>procentn\u00ed pom\u011br mezi v\u00fd\u0161\u00ed m\u011bs\u00ed\u010dn\u00edch spl\u00e1tek v\u0161ech z\u00e1vazk\u016f \u017eadatele o&nbsp;hypot\u00e9ku a jeho \u010dist\u00fdm m\u011bs\u00ed\u010dn\u00edm p\u0159\u00edjmem<\/strong>. V\u00fd\u0161e v\u0161ech spl\u00e1tek nesm\u011bla p\u0159ekro\u010dit&nbsp;<strong>45 %<\/strong>&nbsp;\u010dist\u00e9ho m\u011bs\u00ed\u010dn\u00edho p\u0159\u00edjmu. L\u00e9pe jsou na&nbsp;tom \u017eadatel\u00e9 do&nbsp;36&nbsp;let v\u011bku, u&nbsp;nich\u017e mohly tvo\u0159it spl\u00e1tky a\u017e<strong> 50 %<\/strong>&nbsp;jejich m\u011bs\u00ed\u010dn\u00edho p\u0159\u00edjmu.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-dti-debt-to-income1\"><strong>DTI&nbsp;(Debt to Income) &#8211; zru\u0161eno<\/strong> 2024<\/h3>\n\n\n\n<p>Ukazatel DTI byl zru\u0161en na za\u010d\u00e1tku roku 2024. Ur\u010doval <strong>pom\u011br v\u00fd\u0161e celkov\u00e9ho zadlu\u017een\u00ed<\/strong> z\u00e1jemce o&nbsp;hypot\u00e9ku <strong>a v\u00fd\u0161e jeho \u010dist\u00e9ho ro\u010dn\u00edho p\u0159\u00edjmu.<\/strong>  Pomoc\u00ed tohoto ukazatele banka jednodu\u0161e zjistila v\u00fd\u0161i zadlu\u017een\u00ed. Objem celkov\u00e9ho dluhu \u017eadatel\u016f nesm\u011bl p\u0159es\u00e1hnout <strong>8,5&nbsp;n\u00e1sobek<\/strong> \u010dist\u00e9ho ro\u010dn\u00edho p\u0159\u00edjmu. Byli zv\u00fdhodn\u011bni \u017eadatel\u00e9 do&nbsp;36&nbsp;let v\u011bku (sta\u010dilo, pokud alespo\u0148 jeden ze&nbsp;\u017eadatel\u016f parametr splnil), jeliko\u017e se mohl dostat a\u017e na&nbsp;v\u00fd\u0161i <strong>9,5&nbsp;n\u00e1sobku<\/strong> ro\u010dn\u00edch p\u0159\u00edjm\u016f.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-jak-dofinancovat-10-nebo-20-pot-ebn-ch-pro-z-sk-n-po-adovan-v-e-v-ru\"><strong>Jak dofinancovat 10 nebo 20 % pot\u0159ebn\u00fdch pro z\u00edsk\u00e1n\u00ed po\u017eadovan\u00e9 v\u00fd\u0161e \u00fav\u011bru?<\/strong><\/h3>\n\n\n\n<p><strong>TIP:<\/strong> P\u0159e\u010dt\u011bte si n\u00e1\u0161 \u010dl\u00e1nek <a href=\"https:\/\/www.fingo.cz\/blog\/jak-usetrit-na-hypoteku-bez-uspor\/\" target=\"_blank\" rel=\"noreferrer noopener\">10 tip\u016f, jak na\u0161et\u0159it na hypot\u00e9ku nebo ji z\u00edskat bez \u00faspor<\/a>.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"htoc-zastaven-nemovitost\">Zastaven\u00e1 nemovitost<\/h4>\n\n\n\n<p><strong>Jako prvn\u00ed<\/strong> \u0159e\u0161en\u00ed se nab\u00edz\u00ed <strong>zastavit druhou nemovitost<\/strong>. Klient m\u016f\u017ee nab\u00eddnout jako z\u00e1stavu i nemovitost ve vlastnictv\u00ed nap\u0159. \u010dlena rodiny, rodi\u010d\u016f, sourozenc\u016f. Tato nemovitost nemus\u00ed b\u00fdt v&nbsp;z\u00e1stav\u011b po celou dobu, klient ji m\u016f\u017ee i po n\u011bjak\u00e9m \u010dase (nap\u0159. po mimo\u0159\u00e1dn\u00e9 spl\u00e1tce) vyv\u00e1zat ze z\u00e1stavy.&nbsp;<\/p>\n\n\n\n<p><strong>TIP:<\/strong> P\u0159e\u010dt\u011bte si n\u00e1\u0161 \u010dl\u00e1nek <a href=\"https:\/\/www.fingo.cz\/blog\/zastava-nemovitosti\/\" target=\"_blank\" rel=\"noreferrer noopener\">Z\u00e1stava nemovitosti: \u010c\u00edm lze a nelze ru\u010dit za hypot\u00e9ku<\/a>.<\/p>\n\n\n\n<p>N\u011bkter\u00e9 banky i p\u0159esto po\u017eaduj\u00ed p\u0159edlo\u017een\u00ed vlastn\u00edch zdroj\u016f p\u0159ed \u010derp\u00e1n\u00edm \u00fav\u011bru.<\/p>\n\n\n\n<p><strong>Pozor <\/strong>\u2013 banka si m\u016f\u017ee p\u0159ed \u010derp\u00e1n\u00edm \u00fav\u011bru ov\u011b\u0159it, zda si klient nepo\u017e\u00e1dal o dal\u0161\u00ed \u00fav\u011br (p\u016fj\u010dku) a t\u00edm by poru\u0161il dohodnut\u00e1 pravidla. Banka by pak hypot\u00e9ku nedovolila vy\u010derpat.&nbsp;<\/p>\n\n\n\n<p><strong>Pozor <\/strong>\u2013<strong> <\/strong>i v&nbsp;p\u0159\u00edpad\u011b cizinc\u016f, kdy banka m\u016f\u017ee po\u017eadovat dolo\u017een\u00ed vlastn\u00edch zdroj\u016f ve v\u00fd\u0161i 20 % je\u0161t\u011b p\u0159ed schv\u00e1len\u00edm \u00fav\u011brov\u00e9 \u017e\u00e1dosti.&nbsp;<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"htoc-spo-en\">Spo\u0159en\u00ed<\/h4>\n\n\n\n<p><strong>Jako druh\u00e9<\/strong> \u0159e\u0161en\u00ed je p\u0159ipravit se na hypot\u00e9ku l\u00e9pe a v\u010das a <strong>spo\u0159it<\/strong>. Nau\u010dit se odkl\u00e1dat \u010d\u00e1st v\u00fdplaty, ide\u00e1ln\u011b ve v\u00fd\u0161i spl\u00e1tky hypot\u00e9ky. To m\u00e1 i dv\u011b nesporn\u00e9 v\u00fdhody \u2013 <strong>naspo\u0159\u00edm si vlastn\u00ed zdroje a sou\u010dasn\u011b se nau\u010d\u00edm pravideln\u011b spl\u00e1cet<\/strong>. Tento p\u0159\u00edstup ocen\u00ed ostatn\u011b i banky p\u0159i celkov\u00e9m posuzov\u00e1n\u00ed platebn\u00ed mor\u00e1lky klienta.&nbsp;<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"htoc-v-r-ze-stavebn-ho-spo-en\">\u00dav\u011br ze stavebn\u00edho spo\u0159en\u00ed<\/h4>\n\n\n\n<p><strong>Jako t\u0159et\u00ed<\/strong> \u0159e\u0161en\u00ed je mo\u017enost <strong>dofinancov\u00e1n\u00ed \u010d\u00e1sti z\u00e1m\u011bru \u00fav\u011brem od stavebn\u00ed spo\u0159itelny<\/strong>. Tyto \u00fav\u011bry spo\u0159itelny poskytuj\u00ed za ni\u017e\u0161\u00ed \u00farokovou sazbu ne\u017e klasick\u00e9 spot\u0159ebitelsk\u00e9 \u00fav\u011bry a hlavn\u011b, splatnost \u00fav\u011br\u016f m\u016f\u017ee dos\u00e1hnout a\u017e 20 let. P\u016fj\u010dky jsou m\u00e9n\u011b v\u00fdhodn\u00e9 a maj\u00ed splatnost zpravidla 8-10 let. Ne v\u017edy je to ale mo\u017en\u00e9. Nav\u00edc se <strong>navy\u0161uje zadlu\u017eenost<\/strong>, parametr DSTI.
