Vyu\u017eijete ji i v p\u0159\u00edpadech, kdy nemovitost poslou\u017e\u00ed jin\u00e9mu druhu podnik\u00e1n\u00ed: nap\u0159\u00edklad jako provozovna nebo restaurace.<\/p>\n\n\n\n<p><strong>V\u00fdhoda? <\/strong>K n\u00e1kupu nemovitosti m\u016f\u017eete p\u0159i dokl\u00e1d\u00e1n\u00ed p\u0159\u00edjm\u016f vyu\u017e\u00edt i <strong>p\u0159\u00edjmy z budouc\u00edho n\u00e1jmu<\/strong>, kter\u00e9 dolo\u017e\u00edte sou\u010dasnou n\u00e1jemn\u00ed smlouvou nebo smlouvou o smlouv\u011b budouc\u00ed.<\/p>\n\n\n\n<p><strong>Nev\u00fdhoda? <\/strong>Investi\u010dn\u00ed hypot\u00e9ky obvykle m\u00edvaj\u00ed <strong>LTV maxim\u00e1ln\u011b 60 %<\/strong>, tedy 40 % z ceny nemovitosti mus\u00edte obvykle doplatit ze sv\u00fdch \u00faspor (p\u0159\u00edpadn\u011b zastavit dal\u0161\u00ed nemovitost).<\/p>\n\n\n\n<p>Za investi\u010dn\u00ed hypot\u00e9ku banky pova\u017euj\u00ed nap\u0159. ka\u017edou 4., 5. nebo nebo i dal\u0161\u00ed hypot\u00e9ku v po\u0159ad\u00ed pro jednoho klienta (rodinu)<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">3. Americk\u00e1 hypot\u00e9ka<\/h3>\n\n\n\n<p>Pokud nechcete koupit ani bydlen\u00ed, ani investi\u010dn\u00ed nemovitost, s\u00e1hnete po americk\u00e9 hypot\u00e9ce. Jedn\u00e1 se tzv. o <strong>hypot\u00e9ku ne\u00fa\u010delovou<\/strong>, tedy pen\u00edze z n\u00ed na\u010derpan\u00e9 m\u016f\u017eete pou\u017e\u00edt, na co chcete.<\/p>\n\n\n\n<p><strong>V\u00fdhoda?<\/strong> Hypot\u00e9ka je ne\u00fa\u010delov\u00e1 a je na v\u00e1s, jestli si koup\u00edte hausbot, auto nebo cokoli dal\u0161\u00edho. Ale ani kdy\u017e jde bance o pen\u00edze, nejedn\u00e1 se o n\u011bco, s \u010d\u00edm by se nedalo h\u00fdbat.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">4. Hypot\u00e9ka s anuitn\u00edm spl\u00e1cen\u00edm<\/h3>\n\n\n\n<p>Jakkoli pojem anuitn\u00edho spl\u00e1cen\u00ed nen\u00ed \u00fapln\u011b v\u017eit\u00fd a v\u011bt\u0161in\u011b lid\u00ed nic ne\u0159ekne, jedn\u00e1 se o nejroz\u0161\u00ed\u0159en\u011bj\u0161\u00ed zp\u016fsob spl\u00e1cen\u00ed. P\u0159i n\u011bm toti\u017e nezaplat\u00edte ka\u017ed\u00fd m\u011bs\u00edc fixn\u00ed \u010d\u00e1stku, ale budete podle p\u0159edem dohodnut\u00e9ho vzorce platit <strong>st\u00e1le m\u00e9n\u011b a m\u00e9n\u011b<\/strong>.<\/p>\n\n\n\n<p>Hypot\u00e9ka s degresivn\u00edm spl\u00e1cen\u00ed je v\u00fdhodn\u00e1 p\u0159edev\u0161\u00edm pro banky, kter\u00e9 tak maj\u00ed v\u011bt\u0161\u00ed jistotu, \u017ee budete schopni sv\u016fj \u00fav\u011br v budoucnosti spl\u00e1cet.<\/p>\n\n\n\n<p>Na podobn\u00e9m principu pracuje i hypot\u00e9ka <strong>australsk\u00e1<\/strong>. P\u0159es jist\u00fd vzorec v n\u00e1zvu se australsk\u00e1 hypot\u00e9ka narozd\u00edl od t\u00e9 americk\u00e9 net\u00fdk\u00e1 \u00fa\u010delu hypot\u00e9ky, ale jej\u00ed fin\u00e1ln\u00ed ceny.<\/p>\n\n\n\n<p>Australsk\u00e1 hypot\u00e9ka m\u00e1 tzv. <strong>degresivn\u00ed \u00farokovou sazbu<\/strong> a \u010d\u00edm vy\u0161\u0161\u00ed \u010d\u00e1stku \u010derp\u00e1te, t\u00edm men\u0161\u00ed \u00farokovou sazbu k \u00fav\u011bru m\u00e1te.<\/p>\n\n\n\n<p>V\u00fdlet k protino\u017ec\u016fm nen\u00ed n\u00e1hodn\u00fd. Slogan je chr\u00e1n\u011bn ochrannou zn\u00e1mkou <a href=\"https:\/\/www.fingo.cz\/hypoteky\/hypotecni-banka\/hypoteka-od-hb\" target=\"_blank\" rel=\"noreferrer noopener\">Hypote\u010dn\u00ed banky<\/a> a m\u00e1 nazna\u010dit, \u017ee jde o hypot\u00e9ku \u201evzh\u016fru nohama\u201d.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">6. Hypot\u00e9ka s progresivn\u00edm spl\u00e1cen\u00edm<\/h3>\n\n\n\n<p>P\u0159esn\u00fdm opakem degresivn\u00edho spl\u00e1cen\u00ed je spl\u00e1cen\u00ed progresivn\u00ed. V r\u00e1mci n\u011bho bance pos\u00edl\u00e1te <strong>v\u017edy o n\u011bco vy\u0161\u0161\u00ed \u010d\u00e1stku ne\u017e p\u0159edchoz\u00ed m\u011bs\u00edc<\/strong>.<\/p>\n\n\n\n<p>Hypot\u00e9ka s progresivn\u00edm spl\u00e1cen\u00ed se v\u00e1m m\u016f\u017ee vyplatit, pokud nap\u0159. \u010derp\u00e1te rodi\u010dovskou dovolenou a v\u00edte, \u017ee si v budoucnosti budete moci v\u011bt\u0161\u00ed spl\u00e1tky dovolit. Na druhou stranu bank\u00e1m tento typ spl\u00e1cen\u00ed poskytuje men\u0161\u00ed ochranu, a proto si ji budou kompenzovat jinak \u2013 nap\u0159\u00edklad vy\u0161\u0161\u00edmi \u00faroky.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">7. Variabiln\u00ed (floatov\u00e1) hypot\u00e9ka\u00a0<\/h3>\n\n\n\n<p>Variabiln\u00ed \u010dili floatov\u00e1 hypot\u00e9ka nem\u00e1 pevn\u011b stanovenou \u00farokovou sazbu. Tzv.<strong> plovouc\u00ed sazba<\/strong> je m\u00edsto toho nav\u00e1zan\u00e1 na <a href=\"https:\/\/www.cnb.cz\/cs\/\" target=\"_blank\" rel=\"noreferrer noopener\">\u00farokov\u00e9 sazby vyhl\u00e1\u0161en\u00e9 \u010ceskou n\u00e1rodn\u00ed bankou<\/a>. Mohou se tak m\u011bnit klidn\u011b ka\u017ed\u00fd m\u011bs\u00edc sm\u011brem nahoru i dol\u016f.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">8. Offsetov\u00e1 hypot\u00e9ka<\/h3>\n\n\n\n<p>Offsetov\u00e1 hypot\u00e9ka nebo tak\u00e9 <strong>hypot\u00e9ka se z\u00e1po\u010dtem \u00faspor<\/strong> jsou hypot\u00e9ky, v r\u00e1mci kter\u00fdch se v\u00e1m \u00faro\u010d\u00ed pouze \u010d\u00e1st \u00fav\u011bru. Konkr\u00e9tn\u011b <strong>rozd\u00edl mezi nesplacenou jistinou a z\u016fstatkem na b\u011b\u017en\u00e9m \u00fa\u010dtu<\/strong>. \u010c\u00edm v\u00edc tedy m\u00e1te na \u00fa\u010dtu naspo\u0159eno, t\u00edm m\u00e9n\u011b plat\u00edte na \u00faroc\u00edch.<\/p>\n\n\n\n<p>Hod\u00ed se v p\u0159\u00edpadech, kdy nepot\u0159ebujete vy\u010derpat celou \u010d\u00e1stku hypot\u00e9ky nar\u00e1z, nebo pokud pot\u0159ebujete na sv\u00e9m \u00fa\u010dtu dr\u017eet v\u011bt\u0161\u00ed hotovost.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">9. \u0160tafetov\u00e1 hypot\u00e9ka<\/h3>\n\n\n\n<p>P\u0159i \u0161tafetov\u00e9 hypot\u00e9ce se po\u010d\u00edt\u00e1 s <strong>p\u0159ed\u00e1n\u00edm \u0161tafety ve spl\u00e1cen\u00ed hypot\u00e9ky<\/strong>. V\u0161e se hned od za\u010d\u00e1tku p\u0159iprav\u00ed tak, aby ve zm\u011bn\u011b ve spl\u00e1cen\u00ed do\u0161lo jednodu\u0161e.<\/p>\n\n\n\n<p>\u0160tafetovou hypot\u00e9ku v\u011bt\u0161inou \u0159e\u0161\u00ed <strong>rodiny s d\u011btmi<\/strong>, kter\u00e9 je\u0161t\u011b na hypot\u00e9ku nedos\u00e1hnou. P\u0159edhypote\u010dn\u00ed \u00fav\u011br<\/h3>\n\n\n\n<p>P\u0159edhypote\u010dn\u00ed \u00fav\u011br je ur\u010den\u00fd pro ty, kte\u0159\u00ed <strong>zat\u00edm nemohou vlo\u017eit do z\u00e1stavy nemovitost<\/strong>. Jedn\u00e1 se nap\u0159\u00edklad o situaci p\u0159i n\u00e1kupu dru\u017estevn\u00edho bytu. Dru\u017estevn\u00ed byt jako z\u00e1stava nem\u016f\u017ee slou\u017eit, proto\u017ee v takov\u00e9m p\u0159\u00edpad\u011b v\u00e1m <em>de jure<\/em> nepat\u0159\u00ed byt, ale jenom pod\u00edl v dru\u017estvu. Pokud ale m\u00e1te p\u0159\u00edslib, \u017ee se byt p\u0159evede v nejbli\u017e\u0161\u00ed dob\u011b (do jednoho roku) do soukrom\u00e9ho vlastnictv\u00ed, banka poskytne p\u0159edhypote\u010dn\u00ed \u00fav\u011br. Jakmile bude mo\u017en\u00e9 byt zastavit, p\u0159ejdete na standardn\u00ed hypot\u00e9ku.<\/p>\n\n\n\n<p><strong>V\u00fdhoda?<\/strong> P\u0159edhypote\u010dn\u00ed \u00fav\u011br pom\u00e1h\u00e1 vy\u0159e\u0161it situace, kdy je\u0161t\u011b nem\u016f\u017eete zastavit nemovitost.<\/p>\n\n\n\n<p><strong>Nev\u00fdhoda?<\/strong> Vy\u0161\u0161\u00ed riziko banky kompenzuj\u00ed <strong>vy\u0161\u0161\u00edmi \u00farokov\u00fdmi sazbami<\/strong>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">11.
