Jeho dal\u0161\u00ed kroky k jak\u00fdmkoli \u00fav\u011br\u016fm v\u010detn\u011b hypot\u00e9ky budou <strong>mnohem obt\u00ed\u017en\u011bj\u0161\u00ed<\/strong> a vy\u017e\u00e1daj\u00ed si nejenom <strong>v\u011bt\u0161\u00ed trp\u011blivost<\/strong>, ale i velkou <strong>m\u00edru zku\u0161enost\u00ed s jednotliv\u00fdmi bankami<\/strong> a jejich p\u0159\u00edstupem, n\u011bkdy i <strong>zv\u00fd\u0161en\u00e9 n\u00e1klady na \u00fav\u011br<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Poj\u010fme se spole\u010dn\u011b kouknout, jak\u00e9 mo\u017enosti se v\u00e1m nab\u00edz\u00ed, pokud \u017e\u00e1d\u00e1te o hypot\u00e9ku po insolvenci.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">1. Jak po insolvenci na hypot\u00e9ku u banky<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">\u017d\u00e1dost o hypot\u00e9ku v bance za\u010d\u00edn\u00e1<strong> <\/strong><a href=\"https:\/\/www.fingo.cz\/blog\/bonita\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>posouzen\u00edm bonity<\/strong><\/a> \u017eadatele ze strany odboru rizik. V r\u00e1mci n\u011bho bankovn\u00ed \u00fa\u0159edn\u00edci nahl\u00e9dnou i do <strong>insolven\u010dn\u00edch rejst\u0159\u00edk\u016f<\/strong> a z\u00edskaj\u00ed dobr\u00fd p\u0159ehled o insolvenc\u00edch, exekuc\u00edch nebo zpo\u017ed\u011bn\u00fdch platb\u00e1ch potenci\u00e1ln\u00edho z\u00e1kazn\u00edka za posledn\u00edch p\u011bt let. <strong>Odm\u00edtnut\u00ed z\u00e1kazn\u00edk\u016f s problematick\u00fdmi z\u00e1znamy v registru<\/strong> je pak pro banku z\u00e1sadn\u00edm bezpe\u010dnostn\u00edm prvkem: pravd\u011bpodobnost, \u017ee kdo neplatil svoje \u00fa\u010dty v minulosti, nebude je platit ani v budoucnosti, je hodnocena jako vysok\u00e1.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Je tedy \u017e\u00e1dost o hypot\u00e9ku po insolvenci u banky bez \u0161ance? Se zp\u0159\u00eds\u0148ov\u00e1n\u00edm podm\u00ednek v posledn\u00ed dob\u011b se d\u00e1 \u0159\u00edci, \u017ee v mnoha ohledech a v prvn\u00edch letech ano.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>P\u011bt let<\/strong> standardn\u011b trv\u00e1, ne\u017e se va\u0161e jm\u00e9no dostane po ukon\u010den\u00ed insolvence <strong>z insolven\u010dn\u00edho rejst\u0159\u00edku<\/strong>. Na rozd\u00edl od minulosti u\u017e nelze \u017e\u00e1dat o vymaz\u00e1n\u00ed jm\u00e9na z rejst\u0159\u00edku na z\u00e1klad\u011b ochrany osobn\u00edch \u00fadaj\u016f.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>\u010cty\u0159i roky<\/strong> je minim\u00e1ln\u00ed doba, kterou byste <strong>m\u011bli po insolvenci po\u010dkat<\/strong>, ne\u017e za\u010dnete o hypot\u00e9ce uva\u017eovat. Po \u010dty\u0159ech letech jsou u\u017e n\u011bkter\u00e9 banky ochotn\u00e9 znovu zv\u00e1\u017eit va\u0161i situaci a <strong>vyhodnotit ji individu\u00e1ln\u011b<\/strong> i s p\u0159ihl\u00e9dnut\u00edm k tomu,<strong> z jak\u00e9ho d\u016fvodu insolvence vznikla<\/strong>, jak jste si od t\u00e9 doby dok\u00e1zali ud\u011blat ve financ\u00edch po\u0159\u00e1dek a <a href=\"https:\/\/www.fingo.cz\/blog\/zastava-nemovitosti\/\" target=\"_blank\" rel=\"noreferrer noopener\">jakou z\u00e1stavu m\u016f\u017eete bance d\u00e1t<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Ne\u00fasp\u011b\u0161n\u00e1 \u017e\u00e1dost o hypot\u00e9ku<\/strong> m\u016f\u017ee nicm\u00e9n\u011b va\u0161i situaci nov\u011b <strong>zkomplikovat<\/strong>, proto\u017ee do rejst\u0159\u00edku je odeslan\u00e1 <strong>informace o zam\u00edtnut\u00e9m \u00fav\u011bru<\/strong>. Nebankovn\u00ed hypot\u00e9ka po insolvenci<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Nebankovn\u00ed instituce jsou obvykle v hodnocen\u00ed bonity sv\u00fdch klient\u016f <strong>m\u00e9n\u011b p\u0159\u00edsn\u00e9 <\/strong>ne\u017e banky a \u010dasto dok\u00e1\u017eou naj\u00edt \u0159e\u0161en\u00ed i pro ty, kter\u00fdm se banky vyhnou. S \u010d\u00edm v\u011bt\u0161\u00edm rizikem ale pracuj\u00ed, t\u00edm v\u00edce <strong>navy\u0161uj\u00ed \u00faroky a spl\u00e1tky<\/strong>. Hypot\u00e9ka u nebankovn\u00ed instituce tak pro v\u00e1s m\u016f\u017ee b\u00fdt zvl\u00e1\u0161t\u011b po insolvenci velmi drah\u00e1.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">P\u0159esto se v\u00e1m za n\u011bkter\u00fdch okolnost\u00ed m\u016f\u017ee poda\u0159it takovou hypot\u00e9ku <strong>pozd\u011bji refinancovat u banky<\/strong> (<a href=\"https:\/\/www.fingo.cz\/hypotecni-kalkulacka\/refinancovani\" target=\"_blank\" rel=\"noreferrer noopener\">refinancov\u00e1n\u00ed hypot\u00e9ky<\/a> obvykle neprov\u00e1z\u00ed tak p\u0159\u00edsn\u00e9 hodnocen\u00ed klienta), a t\u00edm dos\u00e1hnete i na lep\u0161\u00ed <a href=\"https:\/\/www.fingo.cz\/blog\/podminky-hypoteky\/\" target=\"_blank\" rel=\"noreferrer noopener\">podm\u00ednky hypot\u00e9ky<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">3. Hypot\u00e9ka po insolvenci p\u0159es n\u011bkoho jin\u00e9ho<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">D\u0159\u00edve si \u017eadatel\u00e9 o hypot\u00e9ku po insolvenci zvy\u0161ovali svoje \u0161ance t\u00edm, \u017ee k hypot\u00e9ce p\u0159izvali jako <strong>spolu\u017eadatele <\/strong>n\u011bkoho dal\u0161\u00edho. V posledn\u00edch letech se nicm\u00e9n\u011b banky chovaj\u00ed velmi p\u0159\u00edsn\u011b ke ka\u017ed\u00e9 \u017e\u00e1dosti o hypot\u00e9ku, v r\u00e1mci kter\u00e9 n\u011bkdo po insolvenci figuruje. Banka tak nebude v prvn\u00edch \u010dty\u0159ech letech s nejvy\u0161\u0161\u00ed pravd\u011bpodobnost\u00ed akceptovat ani takovou \u017e\u00e1dost, kde \u010derstv\u011b oddlu\u017een\u00e1 osoba vystupuje i v roli pouh\u00e9ho spoluru\u010ditele.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Jako \u0159e\u0161en\u00ed se tak nab\u00edz\u00ed <strong>\u010derp\u00e1n\u00ed \u00fav\u011bru \u010dist\u011b ze strany osob, kter\u00e9 nejsou vedeny v insolven\u010dn\u00edm rejst\u0159\u00edku<\/strong>. Vzhledem k m\u00ed\u0159e z\u00e1vazku, kter\u00e1 pro takov\u00e9 osoby vypl\u00fdv\u00e1, je pak jasn\u00e9, \u017ee se bude jednat z\u0159ejm\u011b o <strong>velmi bl\u00edzk\u00e9 p\u0159\u00edbuzn\u00e9<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">V takov\u00e9m p\u0159\u00edpad\u011b ale po\u010d\u00edtejte s t\u00edm, \u017ee pr\u00e1v\u011b bonita, p\u0159\u00edjmy a mo\u017enosti takov\u00fdch \u017eadatel\u016f budou z\u00e1sadn\u00ed pro <a href=\"https:\/\/www.fingo.cz\/blog\/hypoteka-podle-prijmu\/\" target=\"_blank\" rel=\"noreferrer noopener\">v\u00fdpo\u010det maxim\u00e1ln\u00ed v\u00fd\u0161e hypot\u00e9ky<\/a>.
