Jedn\u00e1 se o <strong>cenn\u00fd pap\u00edr<\/strong>, kter\u00fd emituje banka a prost\u0159ednictv\u00edm kter\u00e9ho z\u00edsk\u00e1v\u00e1 pen\u00edze na poskytnut\u00ed hypote\u010dn\u00edho \u00fav\u011bru. Tyto cenn\u00e9 pap\u00edry jsou <strong>kryt\u00e9 hypote\u010dn\u00edmi \u00fav\u011bry<\/strong>, kter\u00e9 jsou kryt\u00e9 zastaven\u00fdmi nemovitostmi, a proto se jedn\u00e1 o pom\u011brn\u011b bezpe\u010dn\u00fd investi\u010dn\u00ed n\u00e1stroj. Koukn\u011bte se do na\u0161\u00ed <a href=\"https:\/\/www.fingo.cz\/investice\" target=\"_blank\" rel=\"noreferrer noopener\">investi\u010dn\u00ed kalkula\u010dky<\/a>, pokud v\u00e1s zaj\u00edm\u00e1 investov\u00e1n\u00ed do cenn\u00fdch pap\u00edr\u016f.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"htoc-6-nemovitost-kter-mi-lze-ru-it\">6 nemovitost\u00ed, kter\u00fdmi lze ru\u010dit<\/h2>\n\n\n\n<p>Ru\u010dit m\u016f\u017eete r\u016fzn\u00fdmi nemovitostmi na \u00fazem\u00ed \u010cesk\u00e9 republiky. D\u016fle\u017eit\u00e9 je ohl\u00eddat si, \u017ee nemovitost m\u00e1 <strong>dostate\u010dnou hodnotu<\/strong> vzhledem k poskytovan\u00e9 hypot\u00e9ce i v\u00fd\u0161ce va\u0161ich vlastn\u00edch \u00faspor.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Hypot\u00e9ku banky poskytuj\u00ed obvykle do maxim\u00e1ln\u00ed hodnoty<strong> LTV 80 nebo 90 %<\/strong>, tedy p\u0159i ru\u010den\u00ed pouze kupovanou nemovitost\u00ed budete muset skoro ur\u010dit\u011b n\u011bco doplatit. (Koukn\u011bte se na ve\u0161ker\u00e9 <a href=\"https:\/\/www.fingo.cz\/blog\/podminky-hypoteky\/\" target=\"_blank\" rel=\"noreferrer noopener\">podm\u00ednky pro z\u00edsk\u00e1n\u00ed hypot\u00e9ky<\/a>, kter\u00e9 stanovila \u010cNB.)<\/li>\n\n\n\n<li>Hodnota nemovitosti se p\u0159itom nepo\u010d\u00edt\u00e1 z kupn\u00ed ceny nemovitosti, ale z <a href=\"https:\/\/www.fingo.cz\/blog\/odhad-ceny-nemovitosti\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>odhadu tr\u017en\u00ed ceny nemovitosti<\/strong>, kter\u00fd je sou\u010d\u00e1st\u00ed \u017e\u00e1dosti o hypot\u00e9ku<\/a>. Odhad \u010dasto vyjde pod cenou, kterou skute\u010dn\u011b zaplat\u00edte.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-ru-en-jinou-nemovitost\">Ru\u010den\u00ed jinou nemovitost\u00ed<\/h3>\n\n\n\n<p>Nen\u00ed ale nezbytn\u00e9, abyste zastavili nemovitost, kterou kupujete, p\u0159\u00edpadn\u011b stav\u00edte. Vyu\u017e\u00edt m\u016f\u017eete i dal\u0161\u00ed nemovitosti, v\u010detn\u011b nap\u0159\u00edklad chaty nebo chalupy nebo bytu, kter\u00fd jste si koupili u\u017e d\u0159\u00edve.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-ru-en-ciz-nemovitost\">Ru\u010den\u00ed ciz\u00ed nemovitost\u00ed<\/h3>\n\n\n\n<p>Dokonce nen\u00ed ani nezbytn\u00e9, aby zastaven\u00e1 nemovitost pat\u0159ila p\u0159\u00edmo v\u00e1m. Mlad\u00ed lid\u00e9 tak nap\u0159\u00edklad \u010dasto ru\u010d\u00ed <strong>nemovitostmi sv\u00fdch rodi\u010d\u016f<\/strong>. Nutn\u00e9 je samoz\u0159ejm\u011b p\u0159edlo\u017eit <strong>souhlas vlastn\u00edka<\/strong> nemovitosti.<\/p>\n\n\n\n<p>Ru\u010dit ciz\u00ed nemovitost\u00ed nemus\u00edte po celou dobu spl\u00e1cen\u00ed hypot\u00e9ky a \u010dasto doch\u00e1z\u00ed ke<strong> zru\u0161en\u00ed z\u00e1stavn\u00edho pr\u00e1va v pr\u016fb\u011bhu spl\u00e1cen\u00ed \u00fav\u011bru<\/strong>. To lze bu\u010f se souhlasem banky, nebo v r\u00e1mci <a href=\"https:\/\/www.fingo.cz\/hypotecni-kalkulacka\/refinancovani\" target=\"_blank\" rel=\"noreferrer noopener\">refinancov\u00e1n\u00ed hypot\u00e9ky<\/a>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-ru-en-rekrea-n-m-objektem\">Ru\u010den\u00ed rekrea\u010dn\u00edm objektem<\/h3>\n\n\n\n<p><strong>Chata nebo chalupa<\/strong> nejsou p\u0159i poskytov\u00e1n\u00ed z\u00e1stavy tabu.
