Dal\u0161\u00ed z mo\u017enost\u00ed je i <strong>n\u00e1kup pozemku ur\u010den\u00e9ho pro v\u00fdstavbu<\/strong>.<\/p>\n\n\n\n<p>Vzhledem k povaze hypot\u00e9ky mus\u00edte po\u010d\u00edtat s t\u00edm, \u017ee pozemek bude z\u00e1rove\u0148 <strong>slou\u017eit bance jako z\u00e1stava<\/strong>, p\u0159\u00edpadn\u011b mus\u00edte zastavit jinou nemovitost. Tedy je nem\u016f\u017eete pou\u017e\u00edt libovoln\u011b, ale pen\u00edze z nich jsou ur\u010den\u00e9 <strong>na bydlen\u00ed<\/strong> \u2013 trval\u00e9, rekrea\u010dn\u00ed nebo i <a href=\"https:\/\/www.fingo.cz\/investice\">investi\u010dn\u00ed<\/a>, ale nekoup\u00edte si za n\u011b hausbot ani bavor\u00e1ka.<\/p>\n\n\n\n<p>Proto i o pozemku, kter\u00fd financujete hypot\u00e9kou, plat\u00ed, \u017ee mus\u00ed b\u00fdt <strong>ur\u010den pro v\u00fdstavbu<\/strong>. Prim\u00e1rn\u011b by se tedy m\u011blo jednat o <strong>pozemek stavebn\u00ed<\/strong>, nicm\u00e9n\u011b pr\u016fchoz\u00ed bude nap\u0159\u00edklad i zahrada, na kterou u\u017e je ale vydan\u00e9 <strong>stavebn\u00ed povolen\u00ed <\/strong>nebo je mo\u017en\u00e9 dolo\u017eit p\u00edsemn\u00e9 vyj\u00e1d\u0159en\u00ed p\u0159\u00edslu\u0161n\u00e9ho stavebn\u00edho odboru, \u017ee pozemek je ur\u010den k v\u00fdstavb\u011b domu \u010di rekrea\u010dn\u00edho objektu. Pro prvotn\u00ed posouzen\u00ed sta\u010d\u00ed i \u00fazemn\u00ed rozhodnut\u00ed, \u017ee na t\u011bchto pozemc\u00edch je povolena v\u00fdstavba obytn\u00fdch dom\u016f.<\/p>\n\n\n\n<p><strong>TIP:<\/strong> Zkontrolujte si pozemek v <a href=\"https:\/\/nahlizenidokn.cuzk.cz\/\">katastru nemovitost\u00ed<\/a>.<\/p>\n\n\n\n<p>Pokud pot\u0159ebujete financovat <strong>n\u00e1kup zahrady, kousku lesa, orn\u00e9 p\u016fdy<\/strong> nebo jin\u00e9ho nestavebn\u00edho pozemku, m\u016f\u017eete vyu\u017e\u00edt ne\u00fa\u010delov\u00e9 \u00fav\u011bry: americkou hypot\u00e9ku nebo spot\u0159ebitelsk\u00fd \u00fav\u011br. Zaji\u0161t\u011bn\u00edm ale mus\u00ed b\u00fdt odpov\u00eddaj\u00edc\u00ed nemovitost dle metodiky banky.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-in-en-rsk-s-t\">In\u017een\u00fdrsk\u00e9 s\u00edt\u011b<\/h3>\n\n\n\n<p>In\u017een\u00fdrsk\u00fdmi s\u00edt\u011bmi se rozum\u00ed <strong>p\u0159\u00edpojka vody, elekt\u0159iny, plynu a kanalizace<\/strong>. Pokud je pozemek, kter\u00fd chcete koupit, je\u0161t\u011b nem\u00e1, bude muset b\u00fdt<strong> jejich z\u0159\u00edzen\u00ed sou\u010d\u00e1st\u00ed z\u00e1m\u011bru hypot\u00e9ky<\/strong>. V takov\u00e9m p\u0159\u00edpad\u011b byste m\u011bli disponovat alespo\u0148<strong> rozhodnut\u00edm o tom, \u017ee p\u0159ipojen\u00ed je mo\u017en\u00e9<\/strong>.<\/p>\n\n\n\n<p>Zat\u00edmco p\u0159\u00edpojka elekt\u0159iny neb\u00fdv\u00e1 z\u00e1sadn\u00edm probl\u00e9mem, obecn\u00ed vodovod ji\u017e m\u016f\u017ee m\u00edt plnou kapacitu a tak\u00e9 p\u0159ipojen\u00ed ke kanalizaci n\u011bkdy nen\u00ed mo\u017en\u00e9. V takov\u00e9m p\u0159\u00edpad\u011b m\u016f\u017eete zvolit alternativu <strong>studny <\/strong>(p\u0159edlo\u017e\u00edte povolen\u00ed k jej\u00edmu z\u0159\u00edzen\u00ed) a <strong>dom\u00e1c\u00ed \u010disti\u010dky<\/strong>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-p-stupov-cesta\">P\u0159\u00edstupov\u00e1 cesta<\/h3>\n\n\n\n<p>Na pozemek placen\u00fd z hypot\u00e9ky (nebo \u00fav\u011bru ze stavebn\u00edho spo\u0159en\u00ed) mus\u00ed v\u00e9st <strong>ve\u0159ejn\u00e1 komunikace<\/strong>. Jestli mezi n\u00ed a pozemkem le\u017e\u00ed dal\u0161\u00ed soukrom\u00e9 pozemky, pak je t\u0159eba m\u00edt v listu vlastnictv\u00ed zapsan\u00e9 <strong>pr\u00e1vo p\u0159\u00edstupu<\/strong> p\u0159es tyto pozemky &#8211; tzv. v\u011bcn\u00e9 b\u0159emeno ch\u016fze a j\u00edzdy. To ve zkratce znamen\u00e1, \u017ee v\u00e1m majitel sousedn\u00edho pozemku nem\u016f\u017ee odep\u0159\u00edt pr\u016fchod, a vy m\u00e1te jistotu, \u017ee se po pr\u00e1ci dostanete dom\u016f.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-vady-a-p-ek-ky\">Vady a p\u0159ek\u00e1\u017eky<\/h3>\n\n\n\n<p>P\u0159i ka\u017ed\u00e9m n\u00e1kupu pozemku byste samoz\u0159ejm\u011b m\u011bli zkontrolovat, zda na pozemku nevis\u00ed <strong>exekuce <\/strong>\u010di jin\u00e9 vady a pr\u00e1vn\u00ed p\u0159ek\u00e1\u017eky. I tyto informace naleznete v <strong>katastru nemovitost\u00ed<\/strong> a zaj\u00edmat budou i banku.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"htoc-hypot-ka-na-koupi-pozemku-i-stavbu-domu\">Hypot\u00e9ka na koupi pozemku i stavbu domu<\/h2>\n\n\n\n<p>Jednu a tut\u00e9\u017e hypot\u00e9ku si nemus\u00edte vz\u00edt jen na pozemek, ale projekt m\u016f\u017eete z\u00e1rove\u0148 spojit i s v\u00fdstavbou nov\u00e9 nemovitosti.
