Pokud na sebe pr\u00e1ce p\u0159\u00edmo navazuj\u00ed, jedin\u00fd \u00fav\u011br pro v\u00e1s bude <strong>v\u00fdhodn\u011bj\u0161\u00ed <\/strong>ne\u017e samostatn\u00e9 financov\u00e1n\u00ed z v\u00edce \u00fav\u011br\u016f.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Pokud nebudete ru\u010dit dal\u0161\u00ed stavbou, m\u011bli byste po\u010d\u00edtat s <strong>postupn\u00fdm \u010derp\u00e1n\u00edm \u00fav\u011bru<\/strong>: nejprve na samotn\u00fd n\u00e1kup a prvn\u00ed f\u00e1z\u00ed rekonstrukce a pot\u00e9 podle aktu\u00e1ln\u00edho stavu v jednotliv\u00fdch tran\u0161\u00edch na dal\u0161\u00ed opravy. \u00dav\u011br tak bude fungovat podobn\u011b, jako v na\u0161em \u010dl\u00e1nku o <a href=\"https:\/\/www.fingo.cz\/blog\/hypoteka-na-stavbu\/\" target=\"_blank\" rel=\"noreferrer noopener\">hypot\u00e9ce na stavbu domu<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Postup: Co budete bance dokl\u00e1dat<\/h2>\n\n\n\n<ol class=\"wp-block-list\"><li>polo\u017ekov\u00fd <strong>rozpo\u010det prac\u00ed<\/strong><\/li><li><strong>ohl\u00e1\u0161en\u00ed stavby nebo stavebn\u00ed povolen\u00ed<\/strong>, vy\u017eaduje-li ho z\u00e1kon<\/li><li>p\u0159\u00edpadn\u011b <strong>projektovou dokumentac<\/strong>i budouc\u00ed stavby \u2013 zejm\u00e9na jej\u00ed stavebn\u00ed \u010d\u00e1st<\/li><li><strong>doklad o p\u0159\u00edjmech<\/strong> od zam\u011bstnavatele nebo formou da\u0148ov\u00e9ho p\u0159izn\u00e1n\u00ed a <strong>v\u00fdpisy z \u00fa\u010dtu<\/strong><\/li><li>v p\u0159\u00edpad\u011b sou\u010dasn\u00e9 koup\u011b i <strong>n\u00e1vrh kupn\u00ed smlouvy nemovitosti<\/strong><\/li><\/ol>\n\n\n\n<h2 class=\"wp-block-heading\">Jak se \u010derp\u00e1 hypot\u00e9ka na rekonstrukci<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Cel\u00fd proces \u010derp\u00e1n\u00ed hypot\u00e9ky na rekonstrukci se odv\u00edj\u00ed od toho, jakou nemovitost\u00ed ru\u010d\u00edte. Z\u00e1stava nemovitosti je p\u0159i \u010derp\u00e1n\u00ed jak\u00e9koli hypot\u00e9ky podm\u00ednkou, nicm\u00e9n\u011b <strong>nen\u00ed nezbytn\u00e9, abyste ru\u010dili pr\u00e1v\u011b tou nemovitost\u00ed, kterou rekonstruujete<\/strong> (p\u0159\u00edpadn\u011b kupujete a rekonstruujete).<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Maxim\u00e1ln\u00ed v\u00fd\u0161e hypot\u00e9ky na rekonstrukci<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Nejvy\u0161\u0161\u00ed \u010d\u00e1stka, kterou m\u016f\u017eete na rekonstrukci, p\u0159\u00edpadn\u011b na n\u00e1kup a rekonstrukci \u010derpat, z\u00e1vis\u00ed na hodnot\u011b nemovitosti, kterou ru\u010d\u00edte. Ru\u010d\u00edte-li nemovitost\u00ed, kterou rekonstruujete, tak nejde o jej\u00ed aktu\u00e1ln\u00ed hodnotu, ale o <strong>p\u0159edpokl\u00e1danou hodnotu po rekonstrukci<\/strong>. V ka\u017ed\u00e9m p\u0159\u00edpad\u011b po\u010d\u00edtejte s t\u00edm, \u017ee bude pot\u0159eba <a href=\"https:\/\/www.fingo.cz\/blog\/odhad-ceny-nemovitosti\/\" target=\"_blank\" rel=\"noreferrer noopener\">odhad tr\u017en\u00ed hodnoty nemovitosti<\/a>, kter\u00fd zpracuje banka nebo ho nech\u00e1te vypracovat spolupracuj\u00edc\u00edho odhadce.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>TIP:<\/strong> Jakkoli zpracov\u00e1n\u00ed odhadu ze strany banky b\u00fdv\u00e1 bezplatn\u00e9, existuj\u00ed situace, kdy se v\u00e1m <strong>vyplat\u00ed za posudek p\u0159iplatit<\/strong>. Jak\u00e9 a pro\u010d se do\u010dtete v na\u0161em \u010dl\u00e1nku <a href=\"https:\/\/www.fingo.cz\/blog\/odhad-ceny-nemovitosti\/\" target=\"_blank\" rel=\"noreferrer noopener\">Odhad ceny nemovitosti a jak s n\u00edm u\u0161et\u0159it za hypot\u00e9ku<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Z t\u00e9to hodnoty nemovitosti m\u016f\u017eete \u010derpat pouze omezenou \u010d\u00e1st, obvykle maxim\u00e1ln\u011b 80 nebo 90 %. Pokud se ale chyst\u00e1te na z\u00e1sadn\u00ed a dra\u017e\u0161\u00ed zm\u011bny, m\u016f\u017ee se st\u00e1t, \u017ee v\u00e1m banka poskytne nejd\u0159\u00edve jenom \u010d\u00e1st \u00fav\u011bru a zbytek budete <strong>do\u010derp\u00e1vat postupn\u011b<\/strong> v tzv. tran\u0161\u00edch.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">V\u011bt\u0161in\u011b bank v takov\u00e9m p\u0159\u00edpad\u011b sta\u010d\u00ed, pokud dolo\u017e\u00edte rozpo\u010det realizovan\u00fdch stavebn\u00edch prac\u00ed a aktu\u00e1ln\u00ed fotografie stavby.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">V\u0161echno z\u00e1le\u017e\u00ed na rozd\u00edlu mezi v\u00fd\u0161\u00ed \u00fav\u011bru a aktu\u00e1ln\u00ed hodnotou nemovitosti. Plat\u00ed toti\u017e, \u017ee obvykle m\u016f\u017eete \u010derpat jenom v\u00fd\u0161e zm\u00edn\u011bn\u00fdch 80 nebo 90 % aktu\u00e1ln\u00ed hodnoty nemovitosti.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">N\u011bkter\u00e9 banky ov\u0161em nab\u00edz\u00ed placenou slu\u017ebu <strong>\u201ezrychlen\u00e1 v\u00fdstavba\u201d<\/strong>, kter\u00e1 umo\u017e\u0148uje nav\u00fd\u0161en\u00ed ka\u017ed\u00e9 tran\u0161e a\u017e o 0,5 mil K\u010d nad aktu\u00e1ln\u00ed cenu nemovitosti.&nbsp;<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>P\u0159\u00edklady:<\/strong><\/h4>\n\n\n\n<ol class=\"wp-block-list\"><li>Va\u0161e nemovitost m\u00e1 hodnotu 5 000 000 K\u010d a vy se chyst\u00e1te ud\u011blat rekonstrukci za 2 000 000 K\u010d tak, abyste jej\u00ed hodnotu zv\u00fd\u0161ili na 7 000 000 K\u010d. V takov\u00e9m p\u0159\u00edpad\u011b v\u00e1m <strong>banka poskytne celou v\u00fd\u0161i \u00fav\u011bru<\/strong> okam\u017eit\u011b, proto\u017ee aktu\u00e1ln\u00ed hodnota nemovitosti je dostate\u010dn\u00e1 na poskytnut\u00ed takov\u00e9ho \u00fav\u011bru.<\/li><li>Va\u0161e nemovitost m\u00e1 hodnotu 2 000 000 K\u010d a vy se chyst\u00e1te ud\u011blat rekonstrukci za 5 000 000 K\u010d, abyste zv\u00fd\u0161ili jej\u00ed hodnotu na 7 000 000 K\u010d. V takov\u00e9m p\u0159\u00edpad\u011b je maxim\u00e1ln\u00ed v\u00fd\u0161e va\u0161eho \u00fav\u011bru, pokud je v\u00e1m pod 36 let, 6 300 000 K\u010d, ale <strong>v prvn\u00ed platb\u011b m\u016f\u017eete \u010derpat pouze nap\u0159\u00edklad 2 000 000 K\u010d<\/strong>. Dal\u0161\u00ed \u010d\u00e1stku banka uvoln\u00ed teprve v okam\u017eiku, kdy dolo\u017e\u00edte, \u017ee jste zv\u00fd\u0161ili hodnotu nemovitosti, p\u0159ed ka\u017edou tran\u0161\u00ed se p\u0159edkl\u00e1d\u00e1 aktualizace odhadu nemovitosti.<\/li><li><strong>Kupujete nemovitost<\/strong> v hodnot\u011b 2 000 000 K\u010d a chyst\u00e1te se na jej\u00ed rekonstrukci za 5 000 000 K\u010d tak, \u017ee jej\u00ed fin\u00e1ln\u00ed hodnota bude 7 000 000 K\u010d. Op\u011bt je maxim\u00e1ln\u00ed v\u00fd\u0161e \u00fav\u011bru 6 300 000 K\u010d, ale \u010d\u00e1stka se bude <strong>uvol\u0148ovat postupn\u011b<\/strong> podobn\u011b jako v p\u0159edchoz\u00edm p\u0159\u00edkladu.<\/li><\/ol>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>TIP:<\/strong> Pokud \u010derp\u00e1te hypot\u00e9ku v tran\u0161\u00edch, m\u016f\u017eete platit <strong>dal\u0161\u00ed poplatky za vypl\u00e1cen\u00ed tran\u0161\u00ed<\/strong>.
