Vedle zp\u0159\u00eds\u0148uj\u00edc\u00edch se podm\u00ednek pro z\u00edsk\u00e1n\u00ed hypot\u00e9ky se d\u00e1l \u0161kr\u00e1bou nahoru i hypote\u010dn\u00ed sazby, poh\u00e1n\u011bn\u00e9 <a href=\"https:\/\/www.cnb.cz\/cs\/\">restriktivn\u00ed politikou \u010cesk\u00e9 n\u00e1rodn\u00ed banky<\/a>. Ceny nemovitost\u00ed i stavebn\u00edch materi\u00e1l\u016f p\u0159ekon\u00e1vaj\u00ed v tuzemsku dlouholet\u00e9 rekordy a pokra\u010duj\u00edc\u00ed pandemie d\u00e1l hroz\u00ed nad p\u0159\u00edjmy dom\u00e1cnost\u00ed. Nen\u00ed proto divu, \u017ee ve st\u00ednu <strong>pesimistick\u00fdch sloupk\u016f<\/strong> a report\u00e1\u017e\u00ed <strong>mnoz\u00ed za\u010dali pochybovat o tom, \u017ee na hypot\u00e9ku v\u016fbec dos\u00e1hnou <\/strong>a zvl\u00e1dnou ji spl\u00e1cet, p\u0159\u00edpadn\u011b zda se jim n\u011bco takov\u00e9ho m\u016f\u017ee vyplatit. Zat\u00edmco v m\u00e9di\u00edch se tahle ot\u00e1zka scvrkla na to, jestli je rok 2022 vhodn\u011bj\u0161\u00ed ne\u017e t\u0159eba za\u010d\u00e1tek roku 2021 (co\u017e tedy rozhodn\u011b nen\u00ed), skute\u010dnost je trochu barvit\u011bj\u0161\u00ed.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-co-provedla-pandemie\">Co provedla pandemie?<\/h3>\n\n\n\n<p>Od za\u010d\u00e1tku: Pandemie COVID-19 zav\u0159ela dve\u0159e mnoha provozoven a zastavila velkou \u010d\u00e1st v\u00fdroby, a to v celosv\u011btov\u00e9m m\u011b\u0159\u00edtku. Ve snaze udr\u017eet ekonomiku nad vodou a povzbudit cirkulaci pen\u011bz vystra\u0161en\u00fdch spot\u0159ebitel\u016f za\u010daly n\u00e1rodn\u00ed banky (v\u010detn\u011b t\u00e9 na\u0161\u00ed) tla\u010dit do ob\u011bhu pen\u00edze a <strong>zlev\u0148ovat tak finance<\/strong>. Z\u00e1sadn\u00edm n\u00e1strojem takov\u00e9 politiky je z\u00e1kladn\u00ed \u00farokov\u00e1 sazba. Centr\u00e1ln\u00ed banka <strong>zlevn\u00ed \u00fav\u011bry<\/strong> pro ostatn\u00ed banky a t\u011bm se pak vyplat\u00ed p\u016fj\u010dovat levn\u011bji koncov\u00fdm z\u00e1kazn\u00edk\u016fm. Ti si p\u016fj\u010duj\u00ed v\u00edc, v\u00edc utr\u00e1c\u00ed, t\u00edm udr\u017euj\u00ed v chodu firmy z\u00e1visl\u00e9 na jejich ochot\u011b platit za nab\u00edzen\u00e9 slu\u017eby.<\/p>\n\n\n\n<p>A pak p\u0159ijde h\u00e1\u010dek. Proto\u017ee pen\u00edze vtla\u010den\u00e9 do ekonomiky <strong>nekryje \u017e\u00e1dn\u00e1 skute\u010dn\u00e1 hodnota<\/strong> a na jedn\u00e9 stran\u011b je tu o hodn\u011b v\u00edc pen\u011bz, ale na druh\u00e9 nen\u00ed o hodn\u011b v\u00edc zbo\u017e\u00ed a slu\u017eeb, zbo\u017e\u00ed za\u010dne zdra\u017eovat a pen\u00edze tak ztrat\u00ed na hodnot\u011b. To je <a href=\"https:\/\/www.fingo.cz\/blog\/inflace-zdrazovani-je-realitou-nejen-v-ceske-republice\/\">inflace<\/a>. A centr\u00e1ln\u00ed banka mus\u00ed reagovat t\u00edm, \u017ee odeb\u00edr\u00e1 pen\u00edze z ekonomiky, zdra\u017euje \u00fav\u011bry a ve fin\u00e1le vzrostou i <a href=\"https:\/\/www.fingo.cz\/hypotecni-kalkulacka\">hypote\u010dn\u00ed sazby<\/a>. Posledn\u00ed zv\u00fd\u0161en\u00ed sazeb ze strany n\u00e1rodn\u00ed banky prob\u011bhlo 3. \u00fanora, a to o 0,75 % na 4,5 %.<\/p>\n\n\n\n<p><strong>Co z toho plyne pro hypot\u00e9ky?<\/strong> Za\u010d\u00e1tek roku 2021 byla ojedin\u011ble skv\u011bl\u00e1 doba na to vz\u00edt si a <a href=\"https:\/\/www.fingo.cz\/blog\/fixace-hypoteky\/\">na dlouhou dobu zafixovat \u00fav\u011br<\/a>, alespo\u0148 pro ty, kte\u0159\u00ed si to v trochu vyklouben\u00e9 pandemick\u00e9 dob\u011b mohli dovolit. Rok 2022 nastavuje hypot\u00e9k\u00e1m m\u00e9n\u011b p\u0159\u00edv\u011btivou tv\u00e1\u0159. O tom, jestli se v\u00e1m vlastn\u00ed bydlen\u00ed vyplat\u00ed nebo nevyplat\u00ed ale nerozhoduje to, co jste mohli ud\u011blat a neud\u011blali v roce 2021, ale <strong>jak\u00e9 jin\u00e9 mo\u017enosti p\u0159\u00edpadn\u011b m\u00e1te do roku 2022<\/strong>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-co-d-laj-ceny-n-jm-a-nemovitost\">Co d\u011blaj\u00ed ceny n\u00e1jm\u016f a nemovitost\u00ed?<\/h3>\n\n\n\n<p>Dlouhodob\u011b uzav\u0159en\u00e9 hranice a <a href=\"https:\/\/www.fingo.cz\/blog\/cestovni-pojisteni-covid\/\">obt\u00ed\u017en\u011bj\u0161\u00ed cestov\u00e1n\u00ed<\/a> na \u010das ulevily centru Prahy od dav\u016f turist\u016f a uvolnily airbnb byty. Tak\u00e9 distan\u010dn\u00ed v\u00fduka a skute\u010dnost, \u017ee vysoko\u0161kol\u00e1ci z\u016fstali v regionech, se odrazila do situace okolo bydlen\u00ed v na\u0161em hlavn\u00edm m\u011bst\u011b. Ceny n\u00e1jm\u016f se proto zhouply sm\u011brem dol\u016f, aby od konce l\u00e9ta za\u010daly op\u011bt nar\u016fstat. V ostatn\u00edch \u010d\u00e1stech republiky pak <strong>pokles cen n\u00e1jm\u016f nebyl nijak v\u00fdrazn\u00fd<\/strong> a odborn\u00edci nad\u00e1le p\u0159edpokl\u00e1daj\u00ed <strong>vzr\u016fstaj\u00edc\u00ed trend<\/strong> na v\u0161ech front\u00e1ch.<\/p>\n\n\n\n<p>Stejn\u00e9 progn\u00f3zy se t\u00fdkaj\u00ed i <a href=\"https:\/\/www.fingo.cz\/blog\/odhad-ceny-nemovitosti\/\"><strong>tr\u017en\u00ed ceny nemovitost\u00ed<\/strong><\/a>. A\u010dkoli zdra\u017euj\u00edc\u00ed hypot\u00e9ky a skute\u010dnost, \u017ee mnoho lid\u00ed nakupovalo v levn\u011bj\u0161\u00edch dob\u00e1ch a popt\u00e1vka se \u010d\u00e1ste\u010dn\u011b vy\u010derpala, nazna\u010duj\u00ed sn\u00ed\u017een\u00fd tlak na ceny nemovitost\u00ed a zpomalen\u00fd r\u016fst cen, odborn\u00edci st\u00e1le p\u0159edpokl\u00e1daj\u00ed, \u017ee <strong>ceny porostou<\/strong>. Podep\u00ed\u0161e se na tom nedostatek byt\u016f, zdra\u017eov\u00e1n\u00ed materi\u00e1l\u016f a snaha dodat rychle sl\u00e1bnouc\u00edm pen\u011bz\u016fm trvalej\u0161\u00ed a hmatateln\u011bj\u0161\u00ed podobu n\u00e1kupem <a href=\"https:\/\/www.fingo.cz\/investice\/realitni-fondy\">investi\u010dn\u00edch byt\u016f<\/a>.<\/p>\n\n\n\n<p><strong>Co z toho plyne pro hypot\u00e9ky?<\/strong> Pokud z\u016fst\u00e1v\u00e1te v n\u00e1jmu, rostouc\u00ed trend cen za n\u00e1jem jde p\u0159\u00edmo proti va\u0161im z\u00e1jm\u016fm: va\u0161e platby neust\u00e1le zdra\u017euj\u00ed. Jestli\u017ee bydl\u00edte ve vlastn\u00edm, posiluj\u00edc\u00ed hodnota nemovitosti hraje ve v\u00e1\u0161 prosp\u011bch: vlastn\u00edte st\u00e1le v\u00edce.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-co-bude-s-sporami\">Co bude s \u00fasporami?<\/h3>\n\n\n\n<p>Pokud nem\u016f\u017eete bance ru\u010dit jin\u00fdm bydlen\u00edm ne\u017e t\u00edm, kter\u00e9 kupujete nebo stav\u00edte za z\u00edskanou hypot\u00e9ku, budete pot\u0159ebovat vlastn\u00ed pen\u00edze. Banka v\u00e1m toti\u017e p\u016fj\u010d\u00ed <strong>maxim\u00e1ln\u011b 80, v ojedin\u011bl\u00fdch p\u0159\u00edpadech 90 % z hodnoty <\/strong>toho, co j\u00ed zastav\u00edte proti \u00fav\u011bru. Pokud u\u017e m\u00e1te v\u011bt\u0161\u00ed obnos pen\u011bz naspo\u0159en\u00fd a cht\u011bli byste odlo\u017eit hypot\u00e9ku o rok o dva, ne\u017e hypote\u010dn\u00ed sazby t\u0159eba zase o n\u011bco klesnou, co m\u016f\u017eete ud\u011blat s \u010d\u00e1stkou na sv\u00e9m \u00fa\u010dtu?<\/p>\n\n\n\n<p>Vzhledem k p\u0159esycen\u00fdm trh\u016fm se investice st\u00e1vaj\u00ed siln\u011b rizikov\u00fdm podnikem \u2013 nadhodnocen\u00fdch akci\u00ed i surovin je p\u0159\u00edli\u0161 mnoho a kv\u016fli volatilit\u011b trhu m\u016f\u017eete po\u010d\u00edtat s v\u00fdnosem jen v mnohem del\u0161\u00edm horizontu ne\u017e jsou dva roky. <a href=\"https:\/\/www.fingo.cz\/investice\/sporici-ucet\">Nejv\u00fdhodn\u011bj\u0161\u00ed spo\u0159\u00edc\u00ed \u00fa\u010dty<\/a> v\u00e1m aktu\u00e1ln\u011b nab\u00edzej\u00ed \u00farokovou sazbu kolem 3 %. Proti t\u011bmto t\u0159em procent\u016fm je t\u0159eba postavit nejenom inflaci (aktu\u00e1ln\u011b p\u0159es 10 %), ale i je\u0161t\u011b rychleji <strong>rostouc\u00ed ceny nemovitost\u00ed<\/strong>, proto\u017ee jejich n\u00e1kup je \u00fa\u010delem va\u0161ich \u00faspor. Vyplat\u00ed se v\u00e1m tedy \u010dekat, a\u017e klesne hypote\u010dn\u00ed \u00farokov\u00e1 sazba t\u0159eba o 2 %?<\/p>\n\n\n\n<p><strong>Co z toho plyne pro hypot\u00e9ky?<\/strong> Proti vy\u0161\u0161\u00edm n\u00e1klad\u016fm na m\u011bs\u00ed\u010dn\u00ed spl\u00e1tky hypot\u00e9ky stoj\u00ed suma, kterou si <strong>z va\u0161ich \u00faspor ukousne \u010das<\/strong> \u2013 o kolik v\u00edce zaplat\u00edte za nemovitost, pokud p\u0159i takov\u00e9to inflaci po\u010dk\u00e1te rok? Domek, kter\u00fd byste koupili za 5 000 000 K\u010d, m\u016f\u017ee za rok st\u00e1t v\u00edce ne\u017e 5 500 000 K\u010d. Jestli\u017ee m\u00e1te odpov\u00eddaj\u00edc\u00ed \u010dty\u0159milionovou hypot\u00e9ku na 30 let, s \u00farokovou sazbou o dv\u011b procenta ni\u017e\u0161\u00ed byste zaplatili jen o necel\u00fdch 54 000 K\u010d m\u00e9n\u011b. Je tedy zdra\u017een\u00ed hypot\u00e9k o dva procentn\u00ed body na \u00faroc\u00edch spr\u00e1vn\u00fdm d\u016fvodem pro <strong>odlo\u017een\u00ed hypot\u00e9ky<\/strong>?<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-na-jak-dlouho-to-je\">Na jak dlouho to je?<\/h3>\n\n\n\n<p>Kdy\u017e budete hypot\u00e9ku spl\u00e1cet p\u0159\u00ed\u0161t\u00edch 30 let, nevyplat\u00ed se dva roky po\u010dkat na v\u00fdhodn\u011bj\u0161\u00ed podm\u00ednky? Nevyplat\u00ed. V \u010cesku si toti\u017e u banky nikdy nesjedn\u00e1v\u00e1te podm\u00ednky na cel\u00fdch t\u0159icet let spl\u00e1cen\u00ed a prakticky v\u0161echny hypot\u00e9ky proch\u00e1zej\u00ed <a href=\"https:\/\/www.fingo.cz\/hypotecni-kalkulacka\/refinancovani\">refinancov\u00e1n\u00edm<\/a>, tj. vyjedn\u00e1n\u00edm nov\u00fdch podm\u00ednek. S bankou si toti\u017e m\u016f\u017eete <a href=\"https:\/\/www.fingo.cz\/blog\/fixace-hypoteky\/\">\u00farokovou sazbu zafixovat<\/a> jen maxim\u00e1ln\u011b na 15 let, ale i to je velmi ojedin\u011bl\u00e9 (aktu\u00e1ln\u00ed pr\u016fm\u011br je 5 let). Ka\u017ed\u00e1 rodina m\u00e1 tud\u00ed\u017e v pr\u016fb\u011bhu spl\u00e1cen\u00ed n\u011bkdy v\u00fdhodn\u011bj\u0161\u00ed, n\u011bkdy m\u00e9n\u011b v\u00fdhodn\u00e9 sazby podle aktu\u00e1ln\u00ed situace na trhu. Jsou-li <a href=\"https:\/\/www.fingo.cz\/hypotecni-kalkulacka\">hypote\u010dn\u00ed sazby<\/a> aktu\u00e1ln\u011b vysoko, m\u016f\u017eete s\u00e1hnout <strong>po fixaci na jeden a\u017e t\u0159i roky<\/strong>, ale ani kdybyste v\u00fdrazn\u011b p\u0159est\u0159elili, nezav\u00edraj\u00ed se v\u00e1m v\u0161echny dve\u0159e. Z\u00e1kon toti\u017e u\u017e n\u011bkolik let reguluje va\u0161i <strong>mo\u017enost splatit nebo refinancovat hypot\u00e9ku voln\u011b v jej\u00edm pr\u016fb\u011bhu<\/strong> a stanov\u00ed, \u017ee v\u00e1m banka m\u016f\u017ee \u00fa\u010dtovat pouze administrativn\u00ed poplatky. Nejedn\u00e1 se proto obvykle o z\u00e1vratn\u00e9 sumy.<\/p>\n\n\n\n<p><strong>TIP: <\/strong>N\u011bkter\u00e9 banky posledn\u00ed dobou navy\u0161ovaly poplatky spojen\u00e9 s p\u0159ed\u010dasnou spl\u00e1tkou. \u010cesk\u00e1 n\u00e1rodn\u00ed banka ale nakonec situaci vy\u0159e\u0161ila vysok\u00fdmi sankcemi, platby u\u017e jsou op\u011bt zp\u00e1tky na administrativn\u00edch poplatc\u00edch podle platn\u00fdch sazebn\u00edk\u016f. Pora\u010fte se se sv\u00fdm <a href=\"https:\/\/www.fingo.cz\/hypotecni-kalkulacka\">hypote\u010dn\u00edm poradcem<\/a>, kter\u00e9 banky nab\u00edzej\u00ed f\u00e9rov\u00e9 podm\u00ednky p\u0159i refinancov\u00e1n\u00ed \u00fav\u011bru.<\/p>\n\n\n\n<p><strong>Co z toho vypl\u00fdv\u00e1 pro hypot\u00e9ku?<\/strong> Skute\u010dnost, \u017ee rodina zaplat\u00ed na spl\u00e1tk\u00e1ch o des\u00edtky tis\u00edc ro\u010dn\u011b v\u00edce, nen\u00ed v \u017e\u00e1dn\u00e9m p\u0159\u00edpad\u011b p\u0159\u00edjemn\u00e1. Banka na konci p\u0159iprav\u00ed k podpisu smlouvu.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-erp-n-hypot-ky\">5. \u010cerp\u00e1n\u00ed hypot\u00e9ky<\/h3>\n\n\n\n<p>Banka obvykle vypl\u00e1c\u00ed hypot\u00e9ku p\u0159es not\u00e1\u0159skou \u00faschovnu p\u0159\u00edmo na \u00fa\u010det \u010dlov\u011bka, kter\u00fd hypot\u00e9ku prod\u00e1v\u00e1. Platbu p\u0159itom ode\u0161le jako posledn\u00ed, tedy a\u017e pot\u00e9, co vy zaplat\u00edte svou \u010d\u00e1st podle LTV.<\/p>\n\n\n\n<p>Velmi specifick\u00fd je zp\u016fsob vypl\u00e1cen\u00ed hypot\u00e9ky, pokud nemovitost nekupujete, ale <strong>teprve stav\u00edte<\/strong>. V takov\u00e9m p\u0159\u00edpad\u011b v\u00e1m banka nepo\u0161le celou \u010d\u00e1stku nar\u00e1z, ale <strong>v tzv. tran\u0161\u00edch<\/strong> podle toho, jak stavba postupuje vp\u0159ed. O ve\u0161ker\u00fdch specifik\u00e1ch hypot\u00e9ky na stavbu se m\u016f\u017eete do\u010d\u00edst v na\u0161em \u010dl\u00e1nku <a href=\"https:\/\/www.fingo.cz\/blog\/hypoteka-na-stavbu\/\">Hypot\u00e9ka na stavbu, se kterou d\u016fm opravdu postav\u00edte<\/a>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-p-evzet-nemovitosti\">6. P\u0159evzet\u00ed nemovitosti<\/h3>\n\n\n\n<p>Jakmile je splacena kupn\u00ed cena, p\u0159evezmete nemovitost od prod\u00e1vaj\u00edc\u00edho a vy\u0159\u00edd\u00edte z\u00e1pis do katastru nemovitost\u00ed.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-jak-dlouho-trv-vy-zen-hypot-ky\">Jak dlouho trv\u00e1 vy\u0159\u00edzen\u00ed hypot\u00e9ky?<\/h3>\n\n\n\n<p>S <a href=\"https:\/\/www.fingo.cz\/\">poradci FinGO<\/a> zvl\u00e1dnete obvykle proj\u00edt cel\u00fdm procesem od prvn\u00edho kontaktu po podpis smlouvy <strong>do jednoho m\u011bs\u00edce<\/strong>. Spl\u00e1cen\u00ed hypot\u00e9ky se bude li\u0161it v z\u00e1vislosti na tom, jestli kupujete, nebo stav\u00edte. <strong>P\u0159i stavb\u011b<\/strong> toti\u017e budete <strong>nejprve spl\u00e1cet pouze \u00faroky<\/strong> z hypot\u00e9ky, a teprve ve chv\u00edli, kdy hypot\u00e9ku do\u010derp\u00e1te (obvykle za 24 m\u011bs\u00edc\u016f), za\u010dnete tak\u00e9 se spl\u00e1cen\u00edm jistiny.<\/p>\n\n\n\n<p>V ka\u017ed\u00e9m p\u0159\u00edpad\u011b si v\u0161ak banka bude va\u0161e platby strh\u00e1vat <strong>automaticky z va\u0161eho \u00fa\u010dtu<\/strong>. Proto je velmi d\u016fle\u017eit\u00e9, abyste m\u011bli v\u017edy k uveden\u00e9mu datu na kont\u011b dostate\u010dnou \u010d\u00e1stku. Jestli\u017ee v\u00e1m banka umo\u017en\u00ed si den strhnut\u00ed platby nastavit, zvolte ho <strong>s v\u011bt\u0161\u00edm odstupem po dni, kdy v\u00e1m p\u0159ich\u00e1z\u00ed v\u00fdplata<\/strong>.
