V roce 2023 DSTI a v roce 2024 DTI. Tyto parametry se v\u00fdrazn\u011b dot\u00fdkaly <strong>maxim\u00e1ln\u00ed v\u00fd\u0161e hypot\u00e9ky<\/strong>, na kterou dos\u00e1hnete. Klasicky se bude jednat o dokumenty vyjmenovan\u00e9 n\u00ed\u017ee, nicm\u00e9n\u011b jejich definitivn\u00ed seznam je velmi variabiln\u00ed a odv\u00edj\u00ed se od va\u0161\u00ed situace, typu hypot\u00e9ky i konkr\u00e9tn\u00ed banky, u kter\u00e9 \u017e\u00e1d\u00e1te.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Potvrzen\u00ed p\u0159\u00edjmu<\/strong>; posledn\u00ed t\u0159i v\u00fdpisy z internetov\u00e9ho bankovnictv\u00ed, pro zam\u011bstnance dokument od zam\u011bstnavatele a pro OSV\u010c obvykle jedno nebo dv\u011b da\u0148ov\u00e1 p\u0159izn\u00e1n\u00ed (<a href=\"https:\/\/www.fingo.cz\/blog\/hypoteka-pro-osvc-zamirte-do-spravne-banky\/\" target=\"_blank\" rel=\"noreferrer noopener\">v\u00edce o hypot\u00e9ce pro OSV\u010c v samostatn\u00e9m \u010dl\u00e1nku<\/a>).<\/li>\n\n\n\n<li><strong>Doklady k nemovitosti<\/strong>; n\u00e1vrh kupn\u00ed smlouvy p\u0159\u00edpadn\u011b jin\u00e9 dokumenty podle \u00fa\u010delu hypot\u00e9ky (v\u00edce nap\u0159\u00edklad o dokumentech pro <a href=\"https:\/\/www.fingo.cz\/blog\/hypoteka-na-stavbu\/\" target=\"_blank\" rel=\"noreferrer noopener\">hypot\u00e9ku na v\u00fdstavbu se do\u010dtete v samostatn\u00e9m \u010dl\u00e1nku<\/a>).<\/li>\n\n\n\n<li><a href=\"https:\/\/www.fingo.cz\/blog\/odhad-ceny-nemovitosti\/\">Odhad tr\u017en\u00ed ceny nemovitosti<\/a> certifikovan\u00fdm odhadcem ze seznamu banky se v\u0161emi povinn\u00fdmi p\u0159\u00edlohami.<\/li>\n<\/ul>\n\n\n\n<p><strong>TIP: <\/strong>Seznam v\u0161ech dokument\u016f, kter\u00e9 budete k \u017e\u00e1dosti p\u0159ikl\u00e1dat, v\u00e1m p\u0159ed\u00e1 poradce hned na za\u010d\u00e1tku va\u0161\u00ed spolupr\u00e1ce, tak aby se \u017e\u00e1dost zbyte\u010dn\u011b nezasekla.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"stare-a-nove-podminky-pro-hypoteku-v-parametrech-a-cislech\">Podm\u00ednky pro hypot\u00e9ku v parametrech a \u010d\u00edslech<\/h2>\n\n\n\n<p>Ka\u017ed\u00e1 banka si individu\u00e1ln\u011b stanov\u00ed pravidla pro to, jestli v\u00e1m hypot\u00e9ku ud\u011bl\u00ed a s jak\u00fdmi podm\u00ednkami. V\u0161echny tuzemsk\u00e9 banky ale podl\u00e9haj\u00ed <strong>z\u00e1kladn\u00edm pravidl\u016fm, kter\u00e9 stanovuje \u010cesk\u00e1 n\u00e1rodn\u00ed banka<\/strong>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"ltv-kolik-musite-mit-nasporeno\">LTV: Kolik mus\u00edte m\u00edt naspo\u0159eno<\/h3>\n\n\n\n<p>Zat\u00edmco n\u011bkolik let zp\u00e1tky bylo mo\u017en\u00e9 z\u00edskat hypot\u00e9ku ve v\u00fd\u0161i 100 % z hodnoty zastaven\u00e9 nemovitosti, u\u017e dlouho plat\u00ed, \u017ee z\u00edsk\u00e1te hypot\u00e9ku maxim\u00e1ln\u011b na 80 %, v\u00fdjime\u010dn\u011b na 90 % t\u00e9to \u010d\u00e1stky. Zbytek mus\u00edte doplatit ze sv\u00e9ho.&nbsp;<\/p>\n\n\n\n<p>Procentu\u00e1ln\u00edmu pod\u00edlu p\u016fj\u010den\u00e9 \u010d\u00e1stky na hodnot\u011b z\u00e1stavy se \u0159\u00edk\u00e1 LTV (z anglick\u00e9ho loan-to-value) a od dubna jeho maximum \u010cNB stanov\u00ed striktn\u011b na maxim\u00e1ln\u011b 80 % v p\u0159\u00edpad\u011b lid\u00ed nad 36 let, maxim\u00e1ln\u011b 90 % pro mlad\u0161\u00ed \u017eadatele.<\/p>\n\n\n\n<p><strong>P\u0158\u00cdKLAD:<\/strong> Pokud m\u00e1te na sv\u00e9m \u00fa\u010dtu naspo\u0159eno 250 000 K\u010d a chcete ru\u010dit jen nemovitost\u00ed, kterou si kupujete, mus\u00edte si naj\u00edt bydlen\u00ed do 2,5 milion\u016f (10 naspo\u0159en\u00fdch \u010d\u00e1stek); pokud je v\u00e1m nad 36 let tak od dubna do 1 250 000 K\u010d (5 naspo\u0159en\u00fdch \u010d\u00e1stek).<\/p>\n\n\n\n<p><strong>TIP:<\/strong> Pokud nem\u00e1te naspo\u0159enou dostate\u010dn\u011b vysokou \u010d\u00e1stku, existuj\u00ed dal\u0161\u00ed mo\u017enosti financov\u00e1n\u00ed. Zastavit m\u016f\u017eete nap\u0159\u00edklad jinou nemovitost. P\u0159e\u010dt\u011bte si v\u00edce v na\u0161em \u010dl\u00e1nku <a href=\"https:\/\/www.fingo.cz\/blog\/jak-usetrit-na-hypoteku-bez-uspor\/\" target=\"_blank\" rel=\"noreferrer noopener\">10 tip\u016f, jak u\u0161et\u0159it na hypot\u00e9ku, nebo ji z\u00edskat bez \u00faspor<\/a>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"dti-kolik-musite-vydelavat\">DTI: Kolik mus\u00edte vyd\u011bl\u00e1vat &#8211; zru\u0161eno 2024<\/h3>\n\n\n\n<p>Ka\u017ed\u00e1 banka prov\u011b\u0159uje klienty individu\u00e1ln\u011b v r\u00e1mci <a href=\"https:\/\/www.fingo.cz\/blog\/bonita\/\" target=\"_blank\" rel=\"noreferrer noopener\">scoringu va\u0161\u00ed bonity<\/a>. Parametr DTI (depth-to-income), stanovoval, <strong>kolik maxim\u00e1ln\u011b n\u00e1sobk\u016f sv\u00e9ho \u010dist\u00e9ho ro\u010dn\u00edho platu m\u016f\u017eete dlu\u017eit<\/strong>. Do dluhu se po\u010d\u00edtal i p\u0159\u00edpadn\u00fd leasing a dal\u0161\u00ed \u00fav\u011bry, kter\u00e9 m\u00e1te. Nyn\u00ed toto ji\u017e nestanovuje \u010cNB, banky si ale sv\u00e9 klienty takto posuzuj\u00ed i nad\u00e1le.<\/p>\n\n\n\n<p><strong>TIP:<\/strong> V\u00fdpo\u010det \u010dist\u00e9ho p\u0159\u00edjm\u016f je jednoduch\u00fd u zam\u011bstnanc\u016f, ale pro \u017eivnostn\u00edky se jedn\u00e1 o slo\u017eitou problematiku, kterou ka\u017ed\u00e1 banka nastavuje jinak. P\u0159e\u010dt\u011bte si n\u00e1\u0161 \u010dl\u00e1nek <a href=\"https:\/\/www.fingo.cz\/blog\/hypoteka-pro-osvc-zamirte-do-spravne-banky\/\" target=\"_blank\" rel=\"noreferrer noopener\">Hypot\u00e9ka pro OSV\u010c, zami\u0159te do spr\u00e1vn\u00e9 banky<\/a>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"dsti-kolik-muzete-splacet\">DSTI: Kolik m\u016f\u017eete spl\u00e1cet &#8211; zru\u0161eno 2023<\/h3>\n\n\n\n<p>Parametr DSTI byl zru\u0161en k 1. 7. 2023. V\u00fd\u0161e va\u0161\u00ed m\u011bs\u00ed\u010dn\u00ed spl\u00e1tky v\u016f\u010di va\u0161emu \u010dist\u00e9mu m\u011bs\u00ed\u010dn\u00edmu p\u0159\u00edjmu byla d\u0159\u00edve vyj\u00e1d\u0159ena v procentech pod zkratkou DSTI (z anglick\u00e9ho depth-service-to-income). Byla stanovena jej\u00ed maxim\u00e1ln\u00ed hodnota na <strong>50 %, respektive na 45 %<\/strong> pro lidi star\u0161\u00ed 36 let.<\/p>\n\n\n\n<p><strong>TIP:<\/strong> V\u00fd\u0161i m\u011bs\u00ed\u010dn\u00ed spl\u00e1tky jednodu\u0161e zjist\u00edte v na\u0161\u00ed <a href=\"https:\/\/www.fingo.cz\/hypotecni-kalkulacka\" target=\"_blank\" rel=\"noreferrer noopener\">hypote\u010dn\u00ed kalkula\u010dce<\/a>. Pokud va\u0161e p\u0159\u00edjmy nesta\u010d\u00ed, m\u016f\u017eete p\u0159izvat <strong>spolu\u017eadatele <\/strong>a pot\u00e9 ho vyv\u00e1zat, jakmile se va\u0161e situace zlep\u0161\u00ed.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"vek-kolik-by-vam-melo-byt\">V\u011bk: Kolik by v\u00e1m m\u011blo b\u00fdt<\/h3>\n\n\n\n<p>Minim\u00e1ln\u00ed v\u011bkov\u00e1 hranice pro to, abyste z\u00edskali hypot\u00e9ku, je stanoven\u00e1 na 18 let, a banky budou obvykle po\u017eadovat, abyste v\u0161e <strong>splatili p\u0159ed 67. nebo 70. rokem<\/strong> sv\u00e9ho \u017eivota. \u010c\u00edm star\u0161\u00ed tedy jste, t\u00edm rychleji mus\u00edte b\u00fdt schopni spl\u00e1cet. Od dubna 2022 nav\u00edc \u010cesk\u00e1 n\u00e1rodn\u00ed banka stanovuje jin\u00e9 podm\u00ednky pro lidi <strong>pod 36 let a pro ty ostatn\u00ed<\/strong>. Nad 36 let budete tedy pro n\u00e1kup stejn\u00e9 nemovitosti pot\u0159ebovat vy\u0161\u0161\u00ed p\u0159\u00edjem a v\u011bt\u0161\u00ed \u00faspory.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"bonita-jak-projit-u-banky\">Bonita: Jak proj\u00edt u banky<\/h3>\n\n\n\n<p>Jakkoli se banky mus\u00ed \u0159\u00eddit pravidly \u010cesk\u00e9 n\u00e1rodn\u00ed banky, stanovuj\u00ed si vlastn\u00ed podm\u00ednky pro to, jestli v\u00e1m hypot\u00e9ku ud\u011bl\u00ed. Jejich <strong>d\u016fv\u011bra ve va\u0161i schopnost a ochotu spl\u00e1cet <\/strong>p\u016fj\u010denou \u010d\u00e1stku je p\u0159itom vyj\u00e1d\u0159ena tzv. bonitou.
