Jak se v takov\u00e9m p\u0159\u00edpad\u011b postupuje?<\/p>\n\n\n\n<p>Existuje n\u011bkolik variant, jak financovat v\u00fdstavbu nemovitosti. Za\u010d\u00edt m\u016f\u017eete bez pozemku, s hol\u00fdm pozemkem nebo s rozestav\u011bn\u00fdm domem. Nej\u010dast\u011bji, i kdy\u017e ne v\u00fdhradn\u011b, jde p\u0159\u00edmo o nemovitost, kterou kupujete nebo stav\u00edte. A z toho plyne i z\u00e1sadn\u00ed rozd\u00edl mezi hypot\u00e9kou na stavbu a hypot\u00e9kou na koupi. Zat\u00edmco p\u0159i koupi m\u00e1te u\u017e zastavovanou nemovitost k dispozici, <strong>p\u0159i stavb\u011b teprve mus\u00ed vzniknout<\/strong>. A tak by pro banku bylo p\u0159\u00edli\u0161 riskantn\u00ed vyplatit v\u00e1m celou \u010d\u00e1stku dop\u0159edu.<\/p>\n\n\n\n<p>A\u010dkoliv se tedy p\u0159edem dohodnete na celkov\u00e9 sum\u011b, jej\u00ed\u017e maximum se odv\u00edj\u00ed od p\u0159edpokl\u00e1dan\u00e9 hodnoty dostav\u011bn\u00e9ho domu, <strong>banka v\u00e1m vypl\u00e1c\u00ed pen\u00edze postupn\u011b, v tzv. tran\u0161\u00edch<\/strong>, podle toho, jak svoji nemovitost p\u0159istavujete a zvy\u0161ujete jej\u00ed hodnotu. <strong>\u010cerp\u00e1n\u00ed m\u016f\u017ee trvat a\u017e 24 m\u011bs\u00edc\u016f<\/strong> v z\u00e1vislosti na tom, kolik m\u00e1te vlastn\u00edch zdroj\u016f, jak rychle postupuje v\u00fdstavba a v jak\u00e9m st\u00e1diu rozestav\u011bnosti domu za\u010dnete vy\u0159izovat hypot\u00e9ku.<\/p>\n\n\n\n<p><strong>TIP: <\/strong>N\u011bkter\u00e9 banky nab\u00edzej\u00ed tzv. slu\u017ebu <strong>\u201eZrychlen\u00e1 v\u00fdstavba\u201c<\/strong>, kter\u00e1 umo\u017e\u0148uje <strong>nav\u00fd\u0161en\u00ed ka\u017ed\u00e9 tran\u0161e a\u017e o 500 tis\u00edc K\u010d<\/strong> nad r\u00e1mec aktu\u00e1ln\u00ed ceny nemovitosti pon\u00ed\u017een\u00e9 o p\u0159\u00edpadn\u011b vy\u010derpanou \u010d\u00e1st \u00fav\u011bru. Zpravidla se d\u00e1 vyu\u017e\u00edt pro tran\u0161e do v\u00fd\u0161e 1 milion korun a jedn\u00e1 se o zpoplatn\u011bnou slu\u017ebu podle cen\u00edku konkr\u00e9tn\u00ed banky.<\/p>\n\n\n\n<p>Rozd\u00edl oproti klasick\u00e9 hypot\u00e9ce na koupi nemovitosti je tak\u00e9 v tom, \u017ee b\u011bhem v\u00fdstavby, tedy dokud se nedo\u010derp\u00e1 \u00fav\u011br do konce, budete bance platit <strong>pouze \u00faroky z \u010derpan\u00e9 \u010d\u00e1stky<\/strong>. Celkov\u00fd dluh se za\u010dne sni\u017eovat a\u017e po do\u010derp\u00e1n\u00ed \u00fav\u011bru. Pak teprve budete spl\u00e1cet celou spl\u00e1tku slo\u017eenou z \u00faroku i jistiny. Pokud pot\u0159ebujete stav\u011bt rychle, zku\u0161en\u00fd hypote\u010dn\u00ed poradce bude v\u011bd\u011bt, na kterou banku v\u00e1s odk\u00e1zat.<\/p>\n\n\n\n<p><strong>2. Druhou a dal\u0161\u00ed tran\u0161i <\/strong>m\u016f\u017eete \u010derpat tehdy, pokud bance prok\u00e1\u017eete, \u017ee jste z pen\u011bz z p\u0159ede\u0161l\u00e9ho \u010derp\u00e1n\u00ed <strong>zhodnotili stavbu. <\/strong>V\u011bt\u0161in\u011b bank sta\u010d\u00ed, pokud dolo\u017e\u00edte rozpo\u010det realizovan\u00fdch stavebn\u00edch prac\u00ed a aktu\u00e1ln\u00ed fotografie stavby. Z\u00e1rove\u0148 byste u\u017e m\u011bli m\u00edt stavbu zapsanou jako rozestav\u011bnou <strong>na listu vlastnictv\u00ed<\/strong>, resp. by m\u011bl minim\u00e1ln\u011b prob\u00edhat jej\u00ed z\u00e1pis spolu se z\u00e1stavn\u00edmi smlouvami banky, kter\u00fdmi se z\u0159\u00edd\u00ed z\u00e1stava na list vlastnictv\u00ed.&nbsp;<\/p>\n\n\n\n<p><strong>V\u00fd\u0161e druh\u00e9 a ka\u017ed\u00e9 dal\u0161\u00ed tran\u0161e z\u00e1vis\u00ed na aktu\u00e1ln\u00ed hodnot\u011b zaji\u0161t\u011bn\u00ed.<\/strong><\/p>\n\n\n\n<p><strong>TIP: <\/strong>Zat\u00edmco prvn\u00ed tran\u0161e je v\u0161ech bank\u00e1ch zdarma, <strong>v poplatku za druhou tran\u0161i se banky li\u0161\u00ed<\/strong>. Tzv. 100% hypot\u00e9ka u\u017e se neposkytuje a <a href=\"https:\/\/www.cnb.cz\/cs\/cnb-news\/tiskove-zpravy\/CNB-nove-nastavi-limity-ukazatelu-LTV-DTI-a-DSTI-u-hypotecnich-uveru-zvysi-i-proticyklickou-kapitalovou-rezervu-na-2-\/\" target=\"_blank\" rel=\"noreferrer noopener\">podle nov\u00fdch regulac\u00ed \u010cesk\u00e9 n\u00e1rodn\u00ed banky<\/a> m\u016f\u017ee b\u00fdt od dubna 2022 pom\u011br mezi v\u00fd\u0161\u00ed \u00fav\u011bru a hodnotou zastaven\u00e9 nemovitosti (tzv. LTV) maxim\u00e1ln\u011b 80 % (90 % pro \u017eadatele pod 36 let). Z\u00e1rove\u0148 je pot\u0159eba po\u010d\u00edtat i s t\u00edm, \u017ee se p\u0159i stavb\u011b domu prakticky nikdy nepoda\u0159\u00ed dodr\u017eet p\u016fvodn\u00ed rozpo\u010det.<\/p>\n\n\n\n<p><strong>TIP: <\/strong>V p\u0159\u00edpad\u011b pot\u0159eby m\u016f\u017eete v bance \u017e\u00e1dat <strong>i o vy\u0161\u0161\u00ed \u00fav\u011br,<\/strong> ne\u017e je p\u0159edpokl\u00e1dan\u00e1 budouc\u00ed hodnota stavby, a to dopl\u0148kov\u00fdm ru\u010den\u00edm dal\u0161\u00ed nebo jinou, hodnotn\u011bj\u0161\u00ed nemovitost\u00ed. P\u0159e\u010dt\u011bte si n\u00e1\u0161 \u010dl\u00e1nek <a href=\"https:\/\/www.fingo.cz\/blog\/jak-usetrit-na-hypoteku-bez-uspor\/\" target=\"_blank\" rel=\"noreferrer noopener\">10 tip\u016f, jak u\u0161et\u0159it na hypot\u00e9ku nebo ji z\u00edskat bez \u00faspor<\/a> nebo se rovnou pora\u010fte o vhodn\u00e9m <a href=\"https:\/\/www.fingo.cz\/investice\" target=\"_blank\" rel=\"noreferrer noopener\">investi\u010dn\u00edm pl\u00e1nu<\/a>.<\/p>\n\n\n\n<p>Pokud chcete \u010derpat pen\u00edze jednor\u00e1zov\u011b nebo rychleji ne\u017e bude prob\u00edhat stavba va\u0161eho domu, existuje i jin\u00e9 \u0159e\u0161en\u00ed. M\u016f\u017eete nejd\u0159\u00edve ru\u010dit bance <strong>jinou, dostate\u010dn\u011b hodnotnou a bankou akceptovatelnou nemovitost\u00ed.<\/strong>&nbsp;<\/p>\n\n\n\n<p>V takov\u00e9m p\u0159\u00edpad\u011b v\u00e1m banka m\u016f\u017ee poskytnout pen\u00edze a\u017e do 90 % hodnoty t\u00e9to nemovitosti.
