Banky se za\u010daly sni\u017eov\u00e1n\u00edm odhadn\u00edch cen br\u00e1nit v\u00fdrazn\u00e9mu <strong>nadhodnocen\u00ed cen nemovitost\u00ed<\/strong>, za kter\u00fd m\u016f\u017ee aktu\u00e1ln\u00ed p\u0159evis popt\u00e1vky nad nab\u00eddkou. Pro v\u00e1s to v praxi bude znamenat m\u00e9n\u011b v\u00fdhodn\u00e9 podm\u00ednky hypot\u00e9ky: v\u00edce pen\u011bz p\u016fjde z va\u0161\u00ed kapsy nebo budete platit dra\u017e\u0161\u00ed \u00faroky.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"odhad-nemovitosti-od-odhadce\">Odhad nemovitosti od odhadce<\/h4>\n\n\n\n<p>Pokud si za\u0159\u00edd\u00edte odhad od profesion\u00e1ln\u00edho odhadce, p\u0159ijde v\u00e1s na zhruba <strong>3 000\u20135 000 K\u010d<\/strong> v p\u0159\u00edpad\u011b n\u00e1kupu nemovitosti a na p\u0159ibli\u017en\u011b <strong>5 000\u20137 000 K\u010d p\u0159i stavb\u011b domu<\/strong>. Na druhou stranu bude posudek pravd\u011bpodobn\u011b mnohem l\u00e9pe odpov\u00eddat skute\u010dn\u00e9 tr\u017en\u00ed situaci a ohodnot\u00ed va\u0161i nemovitost na vy\u0161\u0161\u00ed \u010d\u00e1stku. To v\u00e1m umo\u017en\u00ed z\u00edskat <a href=\"https:\/\/www.fingo.cz\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>lep\u0161\u00ed podm\u00ednky hypot\u00e9ky<\/strong><\/a>. V jin\u00e9m p\u0159\u00edpad\u011b nemus\u00ed banka posudek uznat a pro v\u00e1s se bude jednat o zcela zbyte\u010dn\u00fd n\u00e1klad. Bance obvykle <strong>posta\u010d\u00ed dolo\u017eit p\u016fvodn\u00ed posudek<\/strong> a nen\u00ed na z\u00e1vadu, \u017ee je n\u011bkolik let star\u00fd. P\u0159esto se v\u00e1m v obdob\u00ed permanentn\u00edho r\u016fstu tr\u017en\u00edch cen nemovitost\u00ed <strong>m\u016f\u017ee vyplatit vyb\u011bhat posudek nov\u00fd<\/strong>. Jedn\u00e1 se nej\u010dast\u011bji o 20 % z hodnoty nemovitosti, v\u00fdjime\u010dn\u011b o 10 %. Od dubna 2022 pak pro lidi nad 36 let striktn\u011b minim\u00e1ln\u011b 20 %.<\/p>\n\n\n\n<p>Banka ale tuto \u010d\u00e1stku nepo\u010d\u00edt\u00e1 z ceny, za kterou nakupujete, ale pr\u00e1v\u011b z odhadn\u00ed ceny. \u010c\u00edm men\u0161\u00ed hodnotu pak v o\u010d\u00edch banky va\u0161e nemovitost p\u0159edstavuje, t\u00edm v\u00edce mus\u00edte doplatit vy.<\/p>\n\n\n\n<p>D\u00e1le plat\u00ed, \u017ee \u010d\u00edm vy\u0161\u0161\u00ed hodnotou bance ru\u010d\u00edte, t\u00edm bezpe\u010dn\u011bj\u0161\u00ed pro ni investice je. Naopl\u00e1tku v\u00e1m bude ochotna poskytnou v\u00fdhodn\u011bj\u0161\u00ed podm\u00ednky v\u010detn\u011b ni\u017e\u0161\u00ed \u00farokov\u00e9 sazby.
