Nicm\u00e9n\u011b banky se jimi intern\u011b \u0159\u00edd\u00ed st\u00e1le.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"minimalni-spoluucast-ltv\">Minim\u00e1ln\u00ed spolu\u00fa\u010dast: LTV<\/h4>\n\n\n\n<p>LTV (loan to value) vyjad\u0159uje <strong>maxim\u00e1ln\u00ed v\u00fd\u0161i dluhu ve vztahu k z\u00e1stav\u011b<\/strong>. Pro mlad\u00e9 lidi jej \u010cNB stanovila na 90 %, pro ostatn\u00ed na 80 %. To znamen\u00e1, \u017ee pokud si kupujete nemovitost za 4 miliony a touto nemovitost\u00ed chcete za \u00fav\u011br ru\u010dit, p\u016fj\u010dit si m\u016f\u017eete maxim\u00e1ln\u011b 3,6 nebo 3,2 milionu korun.<\/p>\n\n\n\n<p><strong>TIP:<\/strong> St\u00e1le se v\u00e1m ale nab\u00edzej\u00ed jin\u00e9 mo\u017enosti na dofinancov\u00e1n\u00ed \u00fav\u011bru. Mlad\u00ed lid\u00e9 se mohli zadlu\u017eit jen do v\u00fd\u0161e 9,5n\u00e1sobku sv\u00e9ho p\u0159\u00edjmu, star\u0161\u00ed lid\u00e9 do v\u00fd\u0161e 8,5n\u00e1sobku.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"maximalni-splatka-dsti\">Maxim\u00e1ln\u00ed spl\u00e1tka: DSTI &#8211; zru\u0161eno 2023<\/h4>\n\n\n\n<p>DSTI (dept service to income) byl k 1. 7. 2023 zru\u0161en. Ur\u010doval, <strong>kolik pen\u011bz m\u016f\u017eete spl\u00e1cet v jednom m\u011bs\u00edci v z\u00e1vislosti na \u010dist\u00e9m m\u011bs\u00ed\u010dn\u00edm p\u0159\u00edjmu<\/strong>. Pro \u017eadatele pod 36 let \u010dinila maxim\u00e1ln\u00ed spl\u00e1tka 50 % z jejich p\u0159\u00edjmu, pro ostatn\u00ed 45 %.<\/p>\n\n\n\n<p>Pamatujte: to, \u017ee spl\u0148ujete minim\u00e1ln\u00ed podm\u00ednku \u010cesk\u00e9 n\u00e1rodn\u00ed banky, neznamen\u00e1 automaticky, \u017ee projdete scoringem banky. <strong>Ka\u017ed\u00e1 banka si sama ur\u010duje, kter\u00e9mu klientovi a za jak\u00fdch podm\u00ednek \u00fav\u011br poskytne<\/strong>, a pravidlo \u010cNB je jen minim\u00e1ln\u00edmi opat\u0159en\u00edmi sm\u011b\u0159uj\u00edc\u00edm k vy\u0161\u0161\u00ed stabilit\u011b \u00fav\u011brov\u00e9ho trhu.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"zlepsete-svoji-bonitu-nez-pozadate-o-uver\">Zlep\u0161ete svoji bonitu, ne\u017e po\u017e\u00e1d\u00e1te o \u00fav\u011br<\/h3>\n\n\n\n<p>Bonita klienta banky se m\u00e9n\u011b p\u0159\u00edsn\u011b posuzuje u mal\u00fdch, kr\u00e1tkodob\u00fdch \u00fav\u011br\u016f, p\u0159\u00edsn\u011bji ale u rizikov\u00fdch produkt\u016f, jak\u00fdm je <a href=\"https:\/\/www.fingo.cz\/hypotecni-kalkulacka\" target=\"_blank\" rel=\"noreferrer noopener\">hypot\u00e9ka<\/a>.
