K tomu jim slou\u017e\u00ed <a href=\"https:\/\/www.fingo.cz\/blog\/bonita\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>tzv. scoring<\/strong>, \u010dili posouzen\u00ed bonity \u017eadatele<\/a>. Oproti zam\u011bstnanc\u016fm je pro \u017eivnostn\u00edky obt\u00ed\u017en\u011bj\u0161\u00ed p\u0159edev\u0161\u00edm <strong>dolo\u017een\u00ed v\u00fd\u0161e p\u0159\u00edjm\u016f<\/strong> a stability. Jak\u00e9 d\u016fvody tedy mohou v\u00e9st k zam\u00edtnut\u00ed \u017e\u00e1dosti o hypot\u00e9ku?<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Nepodnik\u00e1te dostate\u010dn\u011b dlouho. <\/strong>Podle v\u00fdb\u011bru banky budete muset k \u017e\u00e1dosti dolo\u017eit jedno a\u017e dv\u011b da\u0148ov\u00e1 p\u0159izn\u00e1n\u00ed, mus\u00edte m\u00edt za sebou tedy dostate\u010dn\u011b dlouhou podnikatelskou minulost.<\/li>\n\n\n\n<li><strong>Nedok\u00e1\u017eete dolo\u017eit dostate\u010dnou v\u00fd\u0161i p\u0159\u00edjm\u016f.<\/strong> Pokud m\u00e1te \u201eoptimalizovan\u00e9 dan\u011b\u201d nebo dan\u00edte pau\u0161\u00e1lem, v\u00e1\u0161 p\u0159\u00edjem je pap\u00edrov\u011b ni\u017e\u0161\u00ed ne\u017e ten skute\u010dn\u00fd.<\/li>\n\n\n\n<li><strong>Nem\u00e1te naspo\u0159enou dostate\u010dnou \u010d\u00e1stku.<\/strong> Pro \u017eivnostn\u00edky stejn\u011b jako pro ostatn\u00ed plat\u00ed, \u017ee mohou z\u00edskat hypot\u00e9ku jen do v\u00fd\u0161e obvykle 80, m\u00e9n\u011b \u010dasto 90 % hodnoty nemovitosti. Z vlastn\u00ed kapsy tedy mus\u00edte d\u00e1t 20, nebo alespo\u0148 10 %. <strong>TIP:<\/strong> P\u0159e\u010dt\u011bte si na\u0161ich <a href=\"https:\/\/www.fingo.cz\/blog\/jak-usetrit-na-hypoteku-bez-uspor\/\" target=\"_blank\" rel=\"noreferrer noopener\">10 tip\u016f, jak na\u0161et\u0159it na hypot\u00e9ku nebo ji z\u00edskat bez \u00faspor<\/a>.<\/li>\n\n\n\n<li><strong>Podnik\u00e1te v problematick\u00e9m oboru.<\/strong> U\u0161kodit v\u00e1m m\u016f\u017ee nap\u0159\u00edklad podnik\u00e1n\u00ed v oblasti hazardu, no\u010dn\u00edch klub\u016f a autobazar\u016f. Naopak svobodn\u00e1 povol\u00e1n\u00ed (l\u00e9ka\u0159i, architekti, advok\u00e1ti, veterin\u00e1\u0159i, zuba\u0159i, odhadci) budou m\u00edt ur\u010ditou v\u00fdhodu.<\/li>\n\n\n\n<li><strong>Nem\u00e1te dostate\u010dn\u011b dlouhou bankovn\u00ed historii.<\/strong><\/li>\n\n\n\n<li><strong>M\u00e1te problematick\u00e9 z\u00e1znamy v bankovn\u00edch a nebankovn\u00edch registrech. <\/strong>O z\u00e1znamu v n\u011bkter\u00e9m z registru dlu\u017en\u00edk\u016f ani nemus\u00edte v\u011bd\u011bt. Dostat jste se k n\u011bmu mohli nap\u0159\u00edklad p\u0159i vy\u0159\u00edzen\u00ed p\u016fj\u010dky, nebo pokud jste zapomn\u011bli zaplatit \u00fa\u010det za telefon. O odstran\u011bn\u00ed z\u00e1znamu m\u016f\u017eete po\u017e\u00e1dat, jakmile budete m\u00edt dolo\u017eeno, \u017ee jste sv\u016fj dluh splatili. Jak dlouho?<\/p>\n\n\n\n<p>Obecn\u011b plat\u00ed, \u017ee <strong>da\u0148ov\u00e1 p\u0159izn\u00e1n\u00ed za dva roky<\/strong> jsou v\u00fdhodou pro to, aby byl \u017eadatel pova\u017eov\u00e1n za d\u016fv\u011bryhodn\u00e9ho. Akceptovat lze ale mnohdy i <strong>jedno da\u0148ov\u00e9 p\u0159izn\u00e1n\u00ed<\/strong>, \u017eadatel v\u0161ak v takov\u00e9m p\u0159\u00edpad\u011b mus\u00ed nep\u0159etr\u017eit\u011b <strong>podnikat alespo\u0148 12 m\u011bs\u00edc\u016f<\/strong> po sob\u011b. V z\u00e1vislosti na tom, jakou banku nav\u0161t\u00edv\u00edte, se bude obvykle pohybovat <strong>mezi 15 a 30 %<\/strong>.<\/p>\n\n\n\n<p>\u017d\u00e1dosti o uzn\u00e1n\u00ed p\u0159\u00edjmu na z\u00e1klad\u011b obratu vyhodnocuje v\u017edy individu\u00e1ln\u011b odbor rizik a v potaz bere p\u0159edev\u0161\u00edm sociodemografickou situaci klienta a obor podnik\u00e1n\u00ed. Podm\u00ednkou jsou <strong>alespo\u0148 dva roky podnik\u00e1n\u00ed<\/strong> a hypot\u00e9ka je pak nap\u0159. u \u010cesk\u00e9 spo\u0159itelny <strong>zastropov\u00e1na <\/strong>na 10 milionech. U mBANK slou\u017e\u00ed pro tento zp\u016fsob p\u0159\u00edjmu kalkula\u010dka a Raiffeisenbank tento zp\u016fsob tak\u00e9 akceptuje.<\/p>\n\n\n\n<p>V\u00fdpo\u010det p\u0159\u00edjm\u016f z obratu se vyplat\u00ed t\u011bm, kdo dosahuj\u00ed velk\u00fdch p\u0159\u00edjm\u016f i n\u00e1klad\u016f a maj\u00ed n\u00edzk\u00fd da\u0148ov\u00fd z\u00e1klad.
