Podep\u00ed\u0161ete smlouvu<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Pot\u00e9, co banka vyhodnot\u00ed va\u0161i bonitu, za\u0161le v\u00e1m <strong>n\u00e1vrh smlouvy<\/strong>, kterou spole\u010dn\u011b podep\u00ed\u0161ete.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"3-vyberete-si-nemovitost\">3. <strong>Vyberete si nemovitost<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Z\u00edsk\u00e1te obvykle <strong>dva, v n\u011bkter\u00fdch p\u0159\u00edpadech i t\u0159i roky<\/strong>, v r\u00e1mci kter\u00fdch m\u016f\u017eete hledat a vyb\u00edrat nemovitost. Nedosta\u0148te se do situace, kdy v\u00e1m rezerva\u010dn\u00ed poplatek propadne kv\u016fli <a href=\"https:\/\/www.fingo.cz\/blog\/pruzkum-preslapy-lidi-kteri-si-hypoteku-resi-sami\/\" target=\"_blank\" rel=\"noreferrer noopener\">probl\u00e9m\u016fm s hypot\u00e9kou<\/a>, jedn\u00e1 se o desetitis\u00edce korun.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"3-fixujete-si-vyhodne-podminky\"><strong>3. Fixujete si v\u00fdhodn\u00e9 podm\u00ednky<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">\u00darokov\u00e9 sazby se za\u010daly po kroc\u00edch \u010cNB zvedat a dal\u0161\u00ed r\u016fst se o\u010dek\u00e1v\u00e1 i v n\u00e1sleduj\u00edc\u00edch m\u011bs\u00edc\u00edch. Pokud si naopak rezervujete nemovitost, ale pot\u00e9 nez\u00edsk\u00e1te hypot\u00e9ku a nedojde ke koupi, p\u0159ijdete o rezerva\u010dn\u00ed poplatek obvykle v hodnot\u011b <strong>3\u201310 % z ceny nemovitosti<\/strong> (tj. z vy\u0161\u0161\u00ed \u010d\u00e1stky, proto\u017ee hypot\u00e9ka se obvykle sjedn\u00e1v\u00e1 jen na 80, v\u00fdjime\u010dn\u011b na 90 % hodnoty nemovitosti).<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"2-vase-bydleni-nebude-splnovat-podminky-banky\">2. <strong>Va\u0161e bydlen\u00ed nebude spl\u0148ovat podm\u00ednky banky<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Vzhledem k tomu, \u017ee bance po dobu spl\u00e1cen\u00ed hypot\u00e9ky ru\u010d\u00edte nemovitost\u00ed, m\u00e1 banka opr\u00e1vn\u011bn\u00fd z\u00e1jem na <a href=\"https:\/\/www.fingo.cz\/investice\" target=\"_blank\" rel=\"noreferrer noopener\">bezpe\u010dnosti va\u0161\u00ed investice<\/a>. Nemus\u00ed v\u00e1m proto poskytnout hypot\u00e9ku nap\u0159\u00edklad na <strong>nemovitost v z\u00e1plavov\u00e9 z\u00f3n\u011b<\/strong>. P\u0159e\u010dt\u011bte si podm\u00ednky a zva\u017ete, zda byste cht\u011bli nemovitost koupit i v p\u0159\u00edpad\u011b, \u017ee by z hlediska banky ne\u0161lo o bezpe\u010dnou koupi.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"3-vase-bydleni-bude-levnejsi\">3. <strong>Va\u0161e bydlen\u00ed bude levn\u011bj\u0161\u00ed<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Cenu nemovitosti nemus\u00edte trefit p\u0159esn\u011b, obvykle zcela bez poplatk\u016f <strong>m\u016f\u017eete nevy\u010derpat a\u017e 20 %<\/strong> z dohodnut\u00e9 \u010d\u00e1stky.
