O sou\u010dasn\u00fdch trendech, cen\u00e1ch i investi\u010dn\u00edm potenci\u00e1lu jsme si pov\u00eddali s Jakubem Rybou, CEO spole\u010dnosti FinGO.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Jakube, co se stalo s trhem pandemii? Pokra\u010duje z\u00e1jem o rekrea\u010dn\u00ed nemovitosti, nebo lid\u00e9 za\u010dali sv\u00e9 chaty a chalupy prod\u00e1vat?<\/strong><\/h2>\n\n\n\n<p>B\u011bhem covidu jsme mohli vid\u011bt, jak ceny raketov\u011b rostly \u2013 nap\u0159\u00edklad v <strong>Jiho\u010desk\u00e9m a Jihomoravsk\u00e9m kraji<\/strong> stouply mezi lety 2020 a 2022 o v\u00edce ne\u017e 100 %. <strong>V okol\u00ed Prahy<\/strong> rostly ceny nejm\u00e9n\u011b, ale i tak vyrostly za 2 roky o v\u00edce ne\u017e 50 %. Po pandemii se r\u016fst v\u00fdrazn\u011b zpomalil, n\u011bkde i na \u010das zastavil. Nicm\u00e9n\u011b \u017e\u00e1dn\u00fd hromadn\u00fd v\u00fdprodej se nekonal. Lid\u00e9 si rekrea\u010dn\u00ed nemovitosti ve v\u011bt\u0161in\u011b p\u0159\u00edpad\u016f ponechali. D\u00edky tomu jsme nevid\u011bli ani propad cen, sp\u00ed\u0161e se ceny stabilizovaly. Zaj\u00edmav\u00e9 je, \u017ee lokality, kter\u00e9 b\u011bhem pandemie tolik nerostly, te\u010f za posledn\u00ed t\u0159i roky p\u0159ipsaly klidn\u011b i p\u0159es 20 % nav\u00edc.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Znamen\u00e1 to, \u017ee je dnes z \u010deho vyb\u00edrat?<\/strong><\/h2>\n\n\n\n<p>Ur\u010dit\u011b. Trh u\u017e nen\u00ed tak \u201ep\u0159eh\u0159\u00e1t\u00fd\u201c jako v roce 2021, kdy inzer\u00e1ty mizely b\u011bhem p\u00e1r dn\u00ed. Dnes je nab\u00eddka \u0161ir\u0161\u00ed, a to hlavn\u011b u <strong>star\u0161\u00edch objekt\u016f<\/strong>, kter\u00e9 \u010dasto vy\u017eaduj\u00ed rekonstrukci. Naopak <strong>modern\u00ed horsk\u00e9 apartm\u00e1ny<\/strong> z\u016fst\u00e1vaj\u00ed nedostatkov\u00fdm zbo\u017e\u00edm. Obecn\u011b se po\u010det nab\u00eddek zv\u00fd\u0161il zhruba o polovinu a doba prodeje se prot\u00e1hla o 50 %. Kupuj\u00edc\u00ed maj\u00ed v\u00edc prostoru na rozhodov\u00e1n\u00ed, ale z\u00e1rove\u0148 jsou n\u00e1ro\u010dn\u011bj\u0161\u00ed.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Co dnes lid\u00e9 u rekrea\u010dn\u00ed nemovitosti nejv\u00edce \u0159e\u0161\u00ed?<\/strong><\/h2>\n\n\n\n<p>Lid\u00e9 jsou dnes obez\u0159etn\u011bj\u0161\u00ed. Zohled\u0148uj\u00ed lokalitu, mo\u017enosti budouc\u00edho pron\u00e1jmu, stav objektu i dostupnost. St\u00e1le jsou popul\u00e1rn\u00ed men\u0161\u00ed objekty s dojezdem <strong>do dvou hodin od Prahy nebo Brna.<\/strong> A samoz\u0159ejm\u011b tak\u00e9 v rozv\u00edjej\u00edc\u00edch se horsk\u00fdch st\u0159edisc\u00edch.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Jak\u00e9 lokality pat\u0159\u00ed mezi nej\u017e\u00e1dan\u011bj\u0161\u00ed? A kde naopak popt\u00e1vka zaost\u00e1v\u00e1?<\/strong><\/h2>\n\n\n\n<p>Nejv\u011bt\u0161\u00ed z\u00e1jem tradi\u010dn\u011b sm\u011b\u0159uje do <strong>Krkono\u0161 <\/strong>(\u0160pindler\u016fv Ml\u00fdn, Pec pod Sn\u011b\u017ekou, Rokytnice, Harrachov), na <strong>\u0160umavu<\/strong> nebo do <strong>Kru\u0161n\u00fdch hor<\/strong>. Vysokou pr\u016fm\u011brnou cenu maj\u00ed i rekrea\u010dn\u00ed objekty ve <strong>St\u0159edo\u010desk\u00e9m kraji<\/strong> \u2013 kv\u016fli bl\u00edzkosti k hlavn\u00edmu m\u011bstu. Kdo nely\u017euje, \u010dasto up\u0159ednostn\u00ed pr\u00e1v\u011b krat\u0161\u00ed dojezd.<\/p>\n\n\n\n<p class=\"has-very-light-gray-to-cyan-bluish-gray-gradient-background has-background\">\ud83e\uddd1\u200d\ud83c\udf3e Nezapome\u0148te.
