Proto se tak\u00e9 mnoho z klient\u016f t\u011b\u0161\u00ed na leto\u0161n\u00ed rok, kdy o\u010dek\u00e1vaj\u00ed v\u00fdrazn\u011bj\u0161\u00ed (ne v\u0161ak skokov\u00e9) sni\u017eov\u00e1n\u00ed sazeb. Banky se tohoto kroku ob\u00e1vaj\u00ed, a tuto tzv. \u201eturistiku\u201c klient\u016f se sna\u017e\u00ed omezit. P\u0159edej\u00edt t\u00e9to turistice mimo term\u00edn fixace se nap\u0159\u00edklad chyst\u00e1 jedna banka t\u00edm, \u017ee neproplat\u00ed finan\u010dn\u00edm makl\u00e9\u0159\u016fm provizi za \u201ep\u0159eta\u017een\u00ed\u201c klienta mimo term\u00edn fixace. Chce tak zamezit spekulativn\u00edmu chov\u00e1n\u00ed klient\u016f.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-snazi-se-banky-zadrzet-stavajici-klienty-s-vysokym-urokem-hypoteky\"><strong>Sna\u017e\u00ed se banky &#8222;zadr\u017eet&#8220; st\u00e1vaj\u00edc\u00ed klienty s vysok\u00fdm \u00farokem hypot\u00e9ky?<\/strong><\/h2>\n\n\n\n<p>Banky si maj\u00ed sv\u00e9 klienty h\u00fd\u010dkat, a tedy by se m\u011bly sna\u017eit si klienty udr\u017eet. Doporu\u010duji <strong>jako prvn\u00ed jednat nap\u0159. o odchodu se svoj\u00ed bankou<\/strong>. Jak zmi\u0148uji v\u00fd\u0161e, banky se ob\u00e1vaj\u00ed, \u017ee se p\u0159i poklesu sazeb rozto\u010d\u00ed koloto\u010d refinancov\u00e1n\u00ed, proto by m\u011bly sv\u00fdm klient\u016fm v\u00edce vych\u00e1zet vst\u0159\u00edc a nab\u00eddnout jim dobrou sazbu, aby nem\u011bli d\u016fvody odch\u00e1zet jen kv\u016fli vysok\u00e9mu \u00faroku hypot\u00e9ky. <\/p>\n\n\n\n<p class=\"has-luminous-vivid-orange-color has-very-light-gray-to-cyan-bluish-gray-gradient-background has-text-color has-background has-link-color wp-elements-9ee77e10734a020ee19383e57f58d7aa\">Rozhodn\u011b je lep\u0161\u00ed <strong>s&nbsp;bankou vyjedn\u00e1vat, nek\u00fdvnout hned na prvn\u00ed nab\u00eddku. <\/strong>Pokud v\u00e1s v&nbsp;dob\u011b fixace domovsk\u00e1 banka zklame, nic nebr\u00e1n\u00ed tomu, abyste p\u0159e\u0161li jinam.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" width=\"1000\" height=\"747\" src=\"https:\/\/www.fingo.cz\/blog\/wp-content\/uploads\/2024\/02\/blog_fingo_sazby_hypo.jpg\" alt=\"M\u00e1 smysl refinancovat hypot\u00e9ku?\" class=\"wp-image-2001\" srcset=\"https:\/\/www.fingo.cz\/blog\/wp-content\/uploads\/2024\/02\/blog_fingo_sazby_hypo.jpg 1000w, https:\/\/www.fingo.cz\/blog\/wp-content\/uploads\/2024\/02\/blog_fingo_sazby_hypo-300x224.jpg 300w, https:\/\/www.fingo.cz\/blog\/wp-content\/uploads\/2024\/02\/blog_fingo_sazby_hypo-768x574.jpg 768w\" sizes=\"(max-width: 1000px) 100vw, 1000px\" \/><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-vyplati-se-menit-s-hypotekou-banku-i-po-zavedeni-poplatku-za-odchod\"><strong>Vyplat\u00ed se m\u011bnit s hypot\u00e9kou banku i po zaveden\u00ed poplatku za odchod?<\/strong><\/h2>\n\n\n\n<p>Parlament schv\u00e1lil novelu z\u00e1kona o spot\u0159ebitelsk\u00e9m \u00fav\u011bru, platit bude a\u017e od z\u00e1\u0159\u00ed 2024. V\u00fd\u0161e poplatku stanov\u00ed na z\u00e1klad\u011b tzv. <strong>\u00farokov\u00e9ho rozd\u00edlu<\/strong>. <strong>Maxim\u00e1ln\u00ed v\u00fd\u0161e poplatku sn\u00ed\u017e\u00ed na max. 0,25 % za ka\u017ed\u00fd zapo\u010dat\u00fd rok do konce fixace<\/strong>, maxim\u00e1ln\u011b v\u0161ak 1 % z objemu mimo\u0159\u00e1dn\u00e9 spl\u00e1tky. Novela se dotkne nov\u00fdch smluv. Existuj\u00edc\u00ed \u00fav\u011bry reguluj\u00ed pokutou a\u017e od jejich n\u00e1sleduj\u00edc\u00ed fixace. Do\u0161lo tedy k&nbsp;takov\u00e9mu kompromisu. Banky si p\u0159edstavovaly vy\u0161\u0161\u00ed poplatek, ale pro klienta jsou nov\u00e9 podm\u00ednky p\u0159ijateln\u011bj\u0161\u00ed. Poplatky se tedy jedn\u00e9 skupin\u011b vyplat\u00ed, druh\u00e9 ji\u017e se vyplat\u00ed m\u00e9n\u011b a je nutn\u00e9 v\u017edy <a href=\"https:\/\/www.fingo.cz\/kontakty\">kontaktovat hypote\u010dn\u00edho poradce<\/a> a probrat s&nbsp;n\u00edm vhodnost \/ nevhodnost refinancov\u00e1n\u00ed mimo fixaci!<\/p>\n\n\n\n<p>Uvedu p\u0159\u00edklad:<\/p>\n\n\n\n<ol class=\"wp-block-list\" start=\"1\" style=\"list-style-type:lower-alpha\">\n<li><strong>Pokud bude m\u00edt klient novou<\/strong> <strong>sazbu vy\u0161\u0161\u00ed ne\u017e tu p\u016fvodn\u00ed<\/strong>, nen\u00ed co \u00fa\u010dtovat<strong> <\/strong>a zaplatil by jen<strong>&nbsp;<\/strong>administrativn\u00ed n\u00e1klady (1 tis K\u010d). Takov\u00fdto klient neodejde p\u0159ed\u010dasn\u011b a nem\u00e1 cenu refinancovat p\u0159ed term\u00ednem.<\/li>\n\n\n\n<li><strong>Pokud bude m\u00edt klient novou sazbu ni\u017e\u0161\u00ed ne\u017e tu p\u016fvodn\u00ed,<\/strong> pak \u00farokov\u00fd rozd\u00edl bude kladn\u00fd a poplatek mu banka na\u00fa\u010dtuje. N\u011bkter\u00e9 sn\u00ed\u017eily sazby tak\u00e9 na jednolet\u00e9m fixu. I stavebn\u00ed spo\u0159itelny reagovaly sn\u00ed\u017een\u00edm vysok\u00e9ho \u00faroku hypot\u00e9ky. Tento trend pokra\u010duje i v\u00a0prvn\u00edm kvart\u00e1le. Ale <strong>pokles sazeb se neo\u010dek\u00e1v\u00e1 skokov\u00fd, sp\u00ed\u0161e pozvoln\u00fd.<\/strong><\/p>\n\n\n\n<p>Zaj\u00edmav\u011bj\u0161\u00ed pokles o\u010dek\u00e1v\u00e1me na za\u010d\u00e1tku jara, kdy o\u017e\u00edv\u00e1 v\u00edce i realitn\u00ed trh, i klienti maj\u00ed v\u00edce energie na spln\u011bn\u00ed sv\u00fdch tu\u017eeb a p\u0159\u00e1n\u00ed.
