Dokud platil, spl\u00e1tky nemohly p\u0159es\u00e1hnout 45 % va\u0161eho \u010dist\u00e9ho m\u011bs\u00ed\u010dn\u00edho p\u0159\u00edjmu. U \u017eadatel\u016f do 36 let to bylo 50 %. Kone\u010dn\u00e9 posouzen\u00ed schopnosti spl\u00e1cet hypot\u00e9ku bude ale i nad\u00e1le spadat do kompetence banky.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"htoc-pro-nb-p-istoupila-ke-zru-en-dsti\"><strong>Pro\u010d \u010cNB p\u0159istoupila ke zru\u0161en\u00ed DSTI<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">D\u016fvodem zru\u0161en\u00ed DSTI je fakt, \u017ee ani po r\u016fstu cen nemovitost\u00ed, zv\u00fd\u0161en\u00ed inflace a cen energi\u00ed <strong>nestoupl po\u010det nespl\u00e1cen\u00fdch \u00fav\u011br\u016f<\/strong>. \u010ce\u0161i jsou v tomto ohledu velmi zodpov\u011bdn\u00ed a spl\u00e1c\u00ed sv\u00e9 z\u00e1vazky spolehliv\u011b.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Odborn\u00edci do budoucna nav\u00edc o\u010dek\u00e1vaj\u00ed sn\u00ed\u017een\u00ed \u00farokov\u00fdch sazeb i cen nemovitost\u00ed. Tento limit tak ztratil smysl \u2013 pokud klienti zvl\u00e1daj\u00ed vysok\u00e9 spl\u00e1tky, budou po <a href=\"https:\/\/www.fingo.cz\/blog\/konci-vam-fixace-hypoteky-tipy-jak-si-snizit-splatky\/\">refixaci hypot\u00e9ky<\/a> bez probl\u00e9m\u016f spl\u00e1cet ni\u017e\u0161\u00ed \u010d\u00e1stky.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Nav\u00edc je rozumn\u00e9 <strong>nechat rozhodov\u00e1n\u00ed o poskytnut\u00ed hypot\u00e9ky na samotn\u00e9 bance<\/strong>. Ta m\u00e1 intern\u00ed krit\u00e9ria hodnocen\u00ed, sv\u00e9 klienty si d\u016fkladn\u011b prov\u011b\u0159\u00ed a m\u016f\u017ee l\u00e9pe posoudit individu\u00e1ln\u00ed situaci ka\u017ed\u00e9ho \u017eadatele.&nbsp;<\/p>\n\n\n\n<p class=\"has-luminous-vivid-orange-color has-very-light-gray-to-cyan-bluish-gray-gradient-background has-text-color has-background wp-block-paragraph\"><strong><em>Doporu\u010den\u00ed: <\/em><\/strong><em>Nikdy \u00fa\u010delov\u011b nenavy\u0161ujte sv\u00e9 p\u0159\u00edjmy t\u011bsn\u011b p\u0159ed \u017e\u00e1dost\u00ed o&nbsp;hypot\u00e9ku. Banka by to mohla posoudit jako \u00fav\u011brov\u00fd podvod.<\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"htoc-jak-zru-en-dsti-e-banky\"><strong>Jak zru\u0161en\u00ed DSTI \u0159e\u0161\u00ed banky<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Banky prov\u00e1d\u00ed takzvan\u00fd scoring, neboli <strong>finan\u010dn\u00ed anal\u00fdzu \u017eadatel\u016f o hypot\u00e9ku<\/strong>. Nen\u00ed v&nbsp;z\u00e1jmu ani jedn\u00e9 strany zadlu\u017eovat klienty, kte\u0159\u00ed by nezvl\u00e1dali svoji finan\u010dn\u00ed situaci. Hypot\u00e9ka je <a href=\"https:\/\/www.fingo.cz\/blog\/pravidla-hypoteky-na-co-si-dat-nove-pozor\/\">dlouhodob\u00fd z\u00e1vazek<\/a> a je nutn\u00e9 k tomu tak p\u0159istupovat.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Proto banky od 1. 7. 2023 DSTI nastavily ve sv\u00fdch vnit\u0159n\u00edch schvalovac\u00edch syst\u00e9mech. A&nbsp;toto nastaven\u00ed je velmi individu\u00e1ln\u00ed:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><em>N\u011bkter\u00e9 banky DSTI nov\u011b neuplat\u0148uj\u00ed v\u016fbec.<\/em><\/li>\n\n\n\n<li><em>Jin\u00e9 banky nastavily DSTI na maxim\u00e1ln\u00ed hodnotu 60\u201370 % podle bonity.<\/em><\/li>\n\n\n\n<li><em>Jedna banka ponech\u00e1v\u00e1 DSTI beze zm\u011bn, tedy ve stejn\u00e9 v\u00fd\u0161i jako dote\u010f.<\/em>&nbsp;<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"htoc-v-e-hypot-ky-p-ed-a-po-zru-en-dsti\"><strong>V\u00fd\u0161e hypot\u00e9ky p\u0159ed a po zru\u0161en\u00ed DSTI<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Uk\u00e1\u017eeme si ilustra\u010dn\u00ed p\u0159\u00edklady hypot\u00e9k. Klient\u016fm do 36 let banka p\u016fj\u010d\u00ed na 90 % hodnoty nemovitosti.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>DTI je celkov\u00fd dluh \u017eadatele v n\u00e1sobc\u00edch jeho \u010dist\u00e9ho ro\u010dn\u00edho p\u0159\u00edjmu. <\/strong>D\u00e1l plat\u00ed i&nbsp;tento ukazatel \u2013 nerozhodoval ale tolik jako DSTI. Podle \u010cNB dluh nesm\u00ed p\u0159es\u00e1hnout 8,5n\u00e1sobek ro\u010dn\u00edch \u010dist\u00fdch p\u0159\u00edjm\u016f u star\u0161\u00edch \u017eadatel\u016f a 9,5n\u00e1sobek u \u017eadatel\u016f do 36 let.<\/p>\n\n\n\n<p class=\"has-luminous-vivid-orange-color has-very-light-gray-to-cyan-bluish-gray-gradient-background has-text-color has-background wp-block-paragraph\"><strong>Tip: <\/strong>Pod\u00edvejte se i na dal\u0161\u00ed pojmy, kter\u00e9 se v\u00e1m p\u0159i \u017e\u00e1dosti o&nbsp;hypot\u00e9ku budou hodit.
