Proto si v\u017edy p\u0159edem zjist\u011bte podm\u00ednky a pravidla hypot\u00e9ky, za kter\u00fdch m\u016f\u017eete \u00fav\u011br z\u00edskat. Po\u0159\u00edzen\u00ed nemovitosti k bydlen\u00ed nebo rekreaci je st\u00e1le nejjist\u011bj\u0161\u00ed \u017eivotn\u00ed i finan\u010dn\u00ed investic\u00ed, zejm\u00e9na v t\u00e9to turbulentn\u00ed dob\u011b. Pomoc\u00ed tohoto ukazatele banka zjist\u00ed, jestli nebude \u017eadatel o \u00fav\u011br p\u0159edlu\u017een\u00fd. U \u017eadatel\u016f do 36 let je to hodnota maxim\u00e1ln\u011b 9,5. Pro \u017eadatele nad 36 let je hodnota ukazatele maxim\u00e1ln\u011b 8,5.&nbsp;<\/p>\n\n\n\n<p class=\"has-luminous-vivid-orange-color has-very-light-gray-to-cyan-bluish-gray-gradient-background has-text-color has-background\"><strong><em>P\u0159\u00edklad:<\/em><\/strong><em> V\u00fd\u0161e hypot\u00e9ky je 3,5 milionu K\u010d. Hodnota ukazatele DTI p\u0159i \u010dist\u00e9m ro\u010dn\u00edm p\u0159\u00edjmu 500 tis\u00edc K\u010d bude m\u00edt hodnotu 7. Parametr je spln\u011bn\u00fd.<\/em><\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-ltv-loan-to-value\"><strong>LTV (Loan to Value)<\/strong><\/h3>\n\n\n\n<p>Jedn\u00e1 se o procentn\u00ed pom\u011br mezi v\u00fd\u0161\u00ed \u00fav\u011bru a hodnotou zastaven\u00e9 nemovitosti, kter\u00e1 slou\u017e\u00ed k zaji\u0161t\u011bn\u00ed hypot\u00e9ky. Pro \u017eadatele do 36 let je hodnota LTV maxim\u00e1ln\u011b 90 %, pro star\u0161\u00ed \u017eadatele nad 36 let je hodnota maxim\u00e1ln\u011b 80 %.<\/p>\n\n\n\n<p class=\"has-luminous-vivid-orange-color has-very-light-gray-to-cyan-bluish-gray-gradient-background has-text-color has-background\"><strong><em>P\u0159\u00edklad:<\/em><\/strong><em> V\u00fd\u0161e hypot\u00e9ky je 3,5 milionu K\u010d a hodnota zastaven\u00e9 nemovitosti je 5 milion\u016f K\u010d. Hodnota ukazatele LTV bude 70 %. Parametr je spln\u011bn\u00fd.<\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"htoc-rokov-sazby-hypot-k\"><strong>\u00darokov\u00e9 sazby hypot\u00e9k<\/strong><\/h2>\n\n\n\n<p>V roce 2022 rostly ceny nemovitost\u00ed (zhruba o 14,5 %) a strm\u011b stoupaly i \u00farokov\u00e9 sazby. B\u011bhem minul\u00e9ho roku se sazby zvy\u0161ovaly n\u011bkolikr\u00e1t, naposledy v polovin\u011b roku. I kdy\u017e je <strong>sazb<\/strong>u<strong> \u010cNB nastavila na 7 %<\/strong>, banky p\u0159esto nab\u00edz\u00ed hypot\u00e9ky levn\u011bji a maj\u00ed i ak\u010dn\u00ed sazby po ur\u010dit\u00e1 obdob\u00ed.<\/p>\n\n\n\n<p>L\u00e1kaj\u00ed klienty na hypot\u00e9ky bez poplatk\u016f nebo na slevy na poji\u0161t\u011bn\u00ed. P\u0159\u00edpadn\u011b zv\u00fdhod\u0148uj\u00ed takzvan\u00e9 <strong>zelen\u00e9 EKO hypot\u00e9ky<\/strong> na po\u0159\u00edzen\u00ed energeticky \u00fasporn\u00fdch za\u0159\u00edzen\u00ed \u2013 <a href=\"https:\/\/www.fingo.cz\/blog\/jak-pojistit-fotovoltaiku\/\">fotovoltaiky<\/a>, tepeln\u00e9ho \u010derpadla, zateplen\u00ed a podobn\u011b.<\/p>\n\n\n\n<p class=\"has-luminous-vivid-orange-color has-very-light-gray-to-cyan-bluish-gray-gradient-background has-text-color has-background\"><strong><em>Tip: <\/em><\/strong><em>Pora\u010fte se s hypote\u010dn\u00edm specialistou FinGO a vyu\u017eijte v\u00fdhody zelen\u00fdch hypot\u00e9k. Spl\u00e1tky tehdy byly a\u017e o n\u011bkolik tis\u00edc m\u011bs\u00ed\u010dn\u011b ni\u017e\u0161\u00ed. S t\u00edmto jevem se setkaj\u00ed i klienti<strong> p\u0159i refinancov\u00e1n\u00ed <\/strong>\u2013 jejich p\u016fvodn\u00ed spl\u00e1tka byla v\u00fdrazn\u011b ni\u017e\u0161\u00ed, ne\u017e bude ta nov\u00e1.<\/p>\n\n\n\n<p class=\"has-luminous-vivid-orange-color has-very-light-gray-to-cyan-bluish-gray-gradient-background has-text-color has-background\"><strong><em>P\u0159\u00edklad: <\/em><\/strong><em>V\u00fd\u0161e hypot\u00e9ky je 3,5 milionu K\u010d, LTV do 80 % odhadn\u00ed ceny nemovitosti, doba splatnosti 25 let. P\u0159i \u00farokov\u00e9 sazb\u011b 6,29 % \u010din\u00ed m\u011bs\u00ed\u010dn\u00ed spl\u00e1tka 23 000 K\u010d.&nbsp;<\/em><\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-jak-se-p-ipravit-na-dost-o-hypot-ku\"><strong>Jak se p\u0159ipravit na \u017e\u00e1dost o hypot\u00e9ku<\/strong><\/h3>\n\n\n\n<p>Rozmyslete si \u017e\u00e1dost o hypot\u00e9ku dostate\u010dn\u011b dop\u0159edu a <strong>zbavte se v\u0161ech zbyte\u010dn\u00fdch spl\u00e1tek<\/strong>, jako jsou kreditn\u00ed karty nebo kontokorent. D\u00e1le je dobr\u00e9 konsolidovat d\u0159\u00edve poskytnut\u00e9 p\u016fj\u010dky do jedn\u00e9. To v\u00e1m pom\u016f\u017ee u\u0161et\u0159it a\u017e tis\u00edce korun m\u011bs\u00ed\u010dn\u011b z rodinn\u00e9ho rozpo\u010dtu.<\/p>\n\n\n\n<p>Zam\u011b\u0159te se na <strong>zvy\u0161ov\u00e1n\u00ed vlastn\u00edch \u00faspor a maximalizaci p\u0159\u00edjm\u016f<\/strong>. Zamyslete se i nad nov\u00fdm, l\u00e9pe placen\u00fdm zam\u011bstn\u00e1n\u00edm. Po\u010d\u00edtejte ale se zku\u0161ebn\u00ed dobou \u2013 hypot\u00e9ku nedostanete, dokud neuplyne t\u0159\u00edm\u011bs\u00ed\u010dn\u00ed zku\u0161ebn\u00ed doba.<\/p>\n\n\n\n<p>Podnikatel\u00e9 mus\u00ed dokl\u00e1dat <strong>da\u0148ov\u00e9 p\u0159izn\u00e1n\u00ed za jeden a\u017e dva roky zp\u011btn\u011b<\/strong>. Podm\u00ednky se v jednotliv\u00fdch bank\u00e1ch m\u016f\u017eou li\u0161it. Podle nov\u00fdch p\u0159\u00edsn\u011bj\u0161\u00edch pravidel je nutn\u00e9, abyste zaplatili<strong> 20 % hodnoty z vlastn\u00edch zdroj\u016f<\/strong>. U\u017e nen\u00ed mo\u017en\u00e9 100% financov\u00e1n\u00ed hypot\u00e9kou ani kombinace hypot\u00e9ky a dal\u0161\u00edho \u00fav\u011bru.<\/p>\n\n\n\n<p class=\"has-luminous-vivid-orange-color has-very-light-gray-to-cyan-bluish-gray-gradient-background has-text-color has-background\">Nejste si jist\u00ed, jakou hodnotu m\u00e1 va\u0161e nemovitost?
