P\u0159esto st\u00e1le existuj\u00ed zp\u016fsoby, jak na hypot\u00e9ku bez \u00faspor dos\u00e1hnout. Jak\u00e9?<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"1-dofinancovani-hypoteky-jinym-uverem\">1. Dofinancov\u00e1n\u00ed hypot\u00e9ky jin\u00fdm \u00fav\u011brem<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Dofinancov\u00e1n\u00ed hypot\u00e9ky z jin\u00e9ho vlastn\u00edho \u00fav\u011bru u\u017e je dneska pom\u011brn\u011b neobvykl\u00e9. Pro\u010d? <strong>Banky za\u010daly kontrolovat<\/strong>, zda \u017eadatel nem\u00e1 i jin\u00e9 \u00fav\u011bry, a aktivn\u011b se takov\u00fdm praktik\u00e1m br\u00e1n\u00ed. P\u0159esto st\u00e1le funguje <strong>dofinancov\u00e1n\u00ed hypot\u00e9ky z \u00fav\u011bru nebo \u00fav\u011bru ze stavebn\u00edho spo\u0159en\u00ed osoby bl\u00edzk\u00e9<\/strong>. V takov\u00e9m p\u0159\u00edpad\u011b si p\u016fj\u010d\u00edte pen\u00edze pot\u0159ebn\u00e9 na hypot\u00e9ku prost\u0159ednictv\u00edm sv\u00fdch rodi\u010d\u016f nebo t\u0159eba dosp\u011bl\u00fdch d\u011bt\u00ed.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"2-hypoteka-bez-uspor-diky-zastave-jine-nemovitosti\">2. Hypot\u00e9ka bez \u00faspor d\u00edky z\u00e1stav\u011b jin\u00e9 nemovitosti<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Dal\u0161\u00ed z mo\u017enost\u00ed, jak na hypot\u00e9ku dos\u00e1hnout i bez \u00faspor, je zastavit dal\u0161\u00ed nemovitost. Pokud m\u00e1 nemovitost dostate\u010dnou hodnotu, dos\u00e1hnete na takovou v\u00fd\u0161i hypot\u00e9ky, \u017ee z n\u00ed pokryjete cel\u00fd n\u00e1kup nemovitosti.<strong> Rozhoduj\u00edc\u00ed je p\u0159itom pom\u011br LTV<\/strong>, tedy pom\u011br p\u016fj\u010dky k celkov\u00e9 cen\u011b zastav\u011bn\u00fdch nemovitost\u00ed (kupovan\u00e1 nemovitost a dal\u0161\u00ed zastaven\u00e1 nemovitost), kter\u00e1 mus\u00ed dos\u00e1hnout na v\u00fd\u0161e zm\u00edn\u011bn\u00fdch 80 nebo 90 %.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Pokud sami dal\u0161\u00ed nemovitost nevlastn\u00edte, m\u016f\u017eete (samoz\u0159ejm\u011b s jejich souhlasem) <strong>zastavit nemovitost dal\u0161\u00edch \u010dlen\u016f rodiny<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Dal\u0161\u00ed nemovitost\u00ed p\u0159itom nemus\u00edte ru\u010dit po celou dobu spl\u00e1cen\u00ed hypot\u00e9ky. Jakmile splat\u00edte po\u017eadovan\u00fdch 10 nebo 20 % z ceny hypot\u00e9ky, <strong>zbav\u00edte ji z\u00e1stavn\u00edho pr\u00e1va<\/strong>. Vyu\u017e\u00edt k tomu m\u016f\u017eete i <strong>mimo\u0159\u00e1dnou spl\u00e1tku hypot\u00e9ky<\/strong>, na kterou m\u00e1te ze z\u00e1kona n\u00e1rok jednou do roka a\u017e do v\u00fd\u0161e 25 % z v\u00fd\u0161e \u00fav\u011bru.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>TIP:<\/strong> P\u0159e\u010dt\u011bte si, <a href=\"https:\/\/www.fingo.cz\/blog\/zastava-nemovitosti\/\" target=\"_blank\" rel=\"noreferrer noopener\">jak\u00e9 nemovitosti mohou slou\u017eit jako z\u00e1stava za hypot\u00e9ku<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"jak-usetrit-na-hypoteku\">Jak u\u0161et\u0159it na hypot\u00e9ku<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Nem\u00e1te k dispozici ani dal\u0161\u00ed nemovitost, ani nem\u016f\u017eete z\u00edskat dal\u0161\u00ed \u00fav\u011br na dofinancov\u00e1n\u00ed hypot\u00e9ky? V tom p\u0159\u00edpad\u011b v\u00e1m nezbude, ne\u017e poskl\u00e1dat z vlastn\u00edch \u00faspor alespo\u0148 10 nebo 20 % po\u017eadovan\u00e9ho \u00fav\u011bru. Zjist\u011bte, za co utr\u00e1c\u00edte<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Prvn\u00ed cesta k n\u00e1prav\u011b rodinn\u00e9ho rozpo\u010dtu je jeho <strong>pe\u010dliv\u00e9 sledov\u00e1n\u00ed<\/strong>. V\u011bnujte se jeden m\u011bs\u00edc tomu, \u017ee budete zaznamen\u00e1vat ve\u0161ker\u00e9 svoje v\u00fddaje.
