Pokud m\u00e1 nemovitost dostate\u010dnou hodnotu a rekonstrukc\u00ed nebo dostavbou se jej\u00ed cena je\u0161t\u011b zv\u00fd\u0161\u00ed, pak v\u00e1m r\u00e1da p\u016fj\u010d\u00ed i podruh\u00e9.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Druh\u00e1 hypot\u00e9ka na stavbu nemovitosti<\/strong><\/h2>\n\n\n\n<p>Druhou hypot\u00e9ku na stavbu budete pot\u0159ebovat ve dvou p\u0159\u00edpadech:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><em>Mus\u00edte dofinancovat velkou \u010d\u00e1stku, proto\u017ee pl\u00e1nujete rozs\u00e1hlej\u0161\u00ed projekt.<\/em><\/li>\n\n\n\n<li><em>Za prvn\u00ed hypot\u00e9ku jste si po\u0159\u00eddili pozemek a druhou hypot\u00e9kou budete financovat stavbu domu.<\/em><\/li>\n<\/ul>\n\n\n\n<p>Dejte si pozor na to, \u017ee si v tomto p\u0159\u00edpad\u011b mus\u00edte vz\u00edt <strong>druhou hypot\u00e9ku u stejn\u00e9 banky<\/strong>. Proto\u017ee m\u00e1te nemovitost v z\u00e1stav\u011b, jin\u00e1 banka by ji nep\u0159ijala.<\/p>\n\n\n\n<p>Banka v\u00e1s nav\u00edc bude prov\u011b\u0159ovat stejn\u011b jako u prvn\u00ed \u017e\u00e1dosti. Bude zkoumat <a href=\"https:\/\/www.fingo.cz\/blog\/bonita\/\">va\u0161i bonitu<\/a> a mus\u00edte <strong>dolo\u017eit <a href=\"https:\/\/www.fingo.cz\/blog\/jakub-ryba-radi-proc-a-jak-sledovat-cenu-sve-nemovitosti\/\">odhad ceny nemovitosti<\/a> <\/strong>\u2013 nejl\u00e9pe od stejn\u00e9ho odhadce. Myslete tak\u00e9 na to, \u017ee odhadci mus\u00edte p\u0159edlo\u017eit i <strong>projektovou dokumentaci<\/strong>, ze kter\u00e9 vy\u010dte, jakou hodnotu bude m\u00edt budouc\u00ed nemovitost. Od toho se bude odv\u00edjet v\u00fd\u0161e druh\u00e9 hypot\u00e9ky.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Druh\u00e1 hypot\u00e9ka na investi\u010dn\u00ed nemovitost<\/strong><\/h2>\n\n\n\n<p>Pokud chcete investovat do nemovitost\u00ed, m\u016f\u017eete si vedle sv\u00e9 <a href=\"https:\/\/www.fingo.cz\/hypotecni-kalkulacka\">hypot\u00e9ky na vlastn\u00ed bydlen\u00ed<\/a> po\u0159\u00eddit druhou hypot\u00e9ku \u201ena pron\u00e1jem\u201d. Banky tyto hypot\u00e9ky poskytuj\u00ed, ale v\u011bt\u0161inou v\u00e1m <strong>p\u016fj\u010d\u00ed 60\u201380 % kupn\u00ed ceny<\/strong>. N\u011bkdy banky zkracuj\u00ed i <strong>dobu splatnosti na 20 let<\/strong>.<\/p>\n\n\n\n<p>P\u0159\u00edjem z pron\u00e1jmu ale m\u016f\u017eete uv\u00e1d\u011bt do sv\u00fdch celkov\u00fdch p\u0159\u00edjm\u016f a t\u00edm si vylep\u0161it bonitu. Platby n\u00e1jemn\u00e9ho by m\u011bly b\u00fdt dohledateln\u00e9 na v\u00fdpisu z \u00fa\u010dtu a zohledn\u011bn\u00e9 v da\u0148ov\u00e9m p\u0159izn\u00e1n\u00ed. V\u00fdhodou je i to, \u017ee v\u00e1m <strong>n\u00e1jem pom\u00e1h\u00e1 spl\u00e1cet novou hypot\u00e9ku<\/strong>. Pod\u00edvejte se, na co myslet, ne\u017e podep\u00ed\u0161ete smlouvu:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Dop\u0159edu si v\u017edy dob\u0159e <strong>promyslete financov\u00e1n\u00ed cel\u00e9 nemovitosti<\/strong>. Pokud v\u00edte, \u017ee budete nemovitost rekonstruovat, vezm\u011bte si o n\u011bco vy\u0161\u0161\u00ed hypot\u00e9ku, ne\u017e jste p\u016fvodn\u011b pl\u00e1novali. Pen\u00edze pak nemus\u00edte do\u010derpat \u2013 pokud se nevyu\u017eit\u00e1 \u010d\u00e1stka vejde do 20 %, neplat\u00edte \u017e\u00e1dnou sankci.<\/li>\n\n\n\n<li>Pop\u0159em\u00fd\u0161lejte nad takzvanou hypot\u00e9kou 2 v 1. <strong>70 % m\u016f\u017ee tvo\u0159it \u00fa\u010delovou \u010d\u00e1st a 30 % ne\u00fa\u010delovou.<\/strong> Tu pak m\u016f\u017eete vyu\u017e\u00edt, jak budete pot\u0159ebovat. To se opravdu nevypl\u00e1c\u00ed.<\/li>\n\n\n\n<li>Nesledujte jen v\u00fd\u0161i \u00farokov\u00e9 sazby. Ve spolupr\u00e1ci s finan\u010dn\u00edm poradcem se zam\u011b\u0159te na <strong>kompletn\u00ed podm\u00ednky dan\u00e9 banky<\/strong>. Ne ka\u017ed\u00e1 banka uzn\u00e1v\u00e1 p\u0159\u00edjmy z pron\u00e1jmu nebo v\u00e1m dok\u00e1\u017ee hypot\u00e9ku v p\u0159\u00edpad\u011b pot\u0159eby nav\u00fd\u0161it. Jen tak p\u0159edejdete nep\u0159\u00edjemnostem, kter\u00e9 vznikaj\u00ed z nepozornosti.<\/li>\n\n\n\n<li>\u010c\u00edm d\u0159\u00edv si hypot\u00e9ku sjedn\u00e1te, t\u00edm <strong>del\u0161\u00ed splatnost a ni\u017e\u0161\u00ed spl\u00e1tky<\/strong> od banky dostanete. Hranice, dokdy mus\u00edte hypot\u00e9ku splatit, je 70 let v\u011bku \u2013 a\u0165 si \u00fav\u011br sjedn\u00e1v\u00e1te ve 30, nebo v 50 letech.<\/li>\n\n\n\n<li>Ka\u017ed\u00e1 nov\u00e1 \u017e\u00e1dost znamen\u00e1 dal\u0161\u00ed d\u016fkladn\u00e9 prov\u011b\u0159en\u00ed va\u0161\u00ed bonity. Banka by na to stejn\u011b p\u0159i\u0161la a \u017e\u00e1dost by v\u00e1m zbyte\u010dn\u011b zam\u00edtla.<\/li>\n\n\n\n<li>Do sjedn\u00e1v\u00e1n\u00ed hypot\u00e9ky se nepou\u0161t\u011bjte sami.
