Nap\u0159\u00edklad prvn\u00ed zaplacen\u00e1 \u010d\u00e1st hypot\u00e9ky, kter\u00e1 je vy\u0161\u0161\u00ed ne\u017e n\u00e1sleduj\u00edc\u00ed pravideln\u00e9 m\u011bs\u00ed\u010dn\u00ed spl\u00e1tky. \u010c\u00edm vy\u0161\u0161\u00ed akontace, t\u00edm lep\u0161\u00ed podm\u00ednky hypot\u00e9ky.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-americka-hypoteka\"><strong>Americk\u00e1 hypot\u00e9ka<\/strong><\/h2>\n\n\n\n<p>Jinak tak\u00e9 ne\u00fa\u010delov\u00e1 hypot\u00e9ka. Zahrnuje spl\u00e1tku dluhu (\u00famor) a \u00faroku. \u010casem kles\u00e1 pod\u00edl \u00farok\u016f a zvy\u0161uje se pod\u00edl \u00famoru.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-bonita\"><strong>Bonita<\/strong><\/h2>\n\n\n\n<p><a href=\"https:\/\/www.fingo.cz\/blog\/bonita\/\">Schopnost klienta spl\u00e1cet<\/a> sv\u00e9 z\u00e1vazky v dlouhodob\u00e9m horizontu. Banka ji posuzuje p\u0159ed poskytnut\u00edm \u00fav\u011bru a hodnot\u00ed ji na z\u00e1klad\u011b informac\u00ed o p\u0159\u00edjmu, rodinn\u00e9m stavu, v\u00fd\u0161i z\u00e1vazk\u016f a d\u016fv\u011bryhodnosti klienta.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-cerpani\"><strong>\u010cerp\u00e1n\u00ed<\/strong><\/h2>\n\n\n\n<p>Podm\u00ednky \u010derp\u00e1n\u00ed pen\u011bz z \u00fav\u011bru jsou stanoveny v \u00fav\u011brov\u00e9 smlouv\u011b. M\u016f\u017eete \u010derpat jednor\u00e1zov\u011b nebo postupn\u011b \u2013 podle \u00fa\u010delu.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-disponibilni-zdroje\"><strong>Disponibiln\u00ed zdroje<\/strong><\/h2>\n\n\n\n<p>Finan\u010dn\u00ed \u010d\u00e1stka, kterou m\u00e1 klient v danou chv\u00edli k dispozici, tedy aktu\u00e1ln\u00ed stav \u00fa\u010dtu.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-dluznik\"><strong>Dlu\u017en\u00edk<\/strong><\/h2>\n\n\n\n<p>Osoba, kter\u00e1 m\u00e1 dluh a spl\u00e1c\u00ed ho v\u011b\u0159iteli, tedy bance.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-doba-splaceni\"><strong>Doba spl\u00e1cen\u00ed<\/strong><\/h2>\n\n\n\n<p>\u010c\u00edm je doba spl\u00e1cen\u00ed del\u0161\u00ed, t\u00edm je spl\u00e1tka ni\u017e\u0161\u00ed, ale klient v\u00edc p\u0159eplat\u00ed na \u00faroc\u00edch.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-doba-splatnosti\"><strong>Doba splatnosti<\/strong><\/h2>\n\n\n\n<p>\u010cas, za kter\u00fd mus\u00ed dlu\u017en\u00edk sv\u016fj dluh splatit. U hypot\u00e9k je to 30 let, v\u00fdjime\u010dn\u011b a\u017e 40 let.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-dti-debt-to-income\"><strong>DTI<\/strong> (Debt to Income)<\/h2>\n\n\n\n<p>Pom\u011br v\u00fd\u0161e v\u0161ech \u00fav\u011br\u016f a \u010dist\u00e9ho ro\u010dn\u00edho p\u0159\u00edjmu \u2013 tedy pom\u011br celkov\u00e9ho zadlu\u017een\u00ed k celkov\u00e9mu ro\u010dn\u00edmu \u010dist\u00e9mu p\u0159\u00edjmu \u017eadatele. Tento parametr zavedla \u010cNB jako povinn\u00fd parametr od 1. 4. 2022 a k 1. 1. 2024 jej zru\u0161ila.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-dsti-debt-service-to-income\"><strong>DSTI <\/strong>(Debt Service to Income)<\/h2>\n\n\n\n<p>Pom\u011br mezi v\u00fd\u0161\u00ed m\u011bs\u00ed\u010dn\u00edch spl\u00e1tek v\u0161ech \u00fav\u011br\u016f a \u010dist\u00fdm m\u011bs\u00ed\u010dn\u00edm p\u0159\u00edjmem \u017eadatele o hypot\u00e9ku. Tento parametr zavedla \u010cNB jako povinn\u00fd parametr od 1. 4. 2022 a k 1. 7. 2023 jej zru\u0161ila.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-fixace\"><strong>Fixace<\/strong><\/h2>\n\n\n\n<p>Obdob\u00ed, b\u011bhem kter\u00e9ho banka dr\u017e\u00ed sjednanou \u00farokovou sazbu. Banka v n\u011bm nem\u016f\u017ee \u00farokovou sazbu m\u011bnit, proto\u017ee je smluvn\u011b dan\u00e1 v \u00fav\u011brov\u00e9 smlouv\u011b. Fixace \u00farokov\u00e9 sazby trv\u00e1 nej\u010dast\u011bji 1\u201310 let, banky ale nab\u00edz\u00ed fixaci i po celou dobu trv\u00e1n\u00ed \u00fav\u011bru.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-float-floatova-sazba\"><strong>Float \/ floatov\u00e1 sazba<\/strong><\/h2>\n\n\n\n<p>Pohybliv\u00e1 \u00farokov\u00e1 sazba u hypot\u00e9ky, kter\u00e1 se v\u017edy m\u011bn\u00ed v z\u00e1vislosti na PRIBORu. Jin\u00fd n\u00e1zev je tak\u00e9 \u201eVariabiln\u00ed hypot\u00e9ka\u201d.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-hypoteka\"><strong>Hypot\u00e9ka<\/strong><\/h2>\n\n\n\n<p>Dlouhodob\u00fd \u00fav\u011br pro fyzick\u00e9 nebo pr\u00e1vnick\u00e9 osoby. <a href=\"https:\/\/www.fingo.cz\/blog\/jana-vaisova-radi-jak-ziskat-vyhodnou-hypoteku\/\">Hypot\u00e9ka<\/a> je v\u017edy zaji\u0161t\u011bn\u00e1 z\u00e1stavou nemovitosti, kter\u00e1 se nach\u00e1z\u00ed na \u00fazem\u00ed \u010cR. Je prim\u00e1rn\u011b ur\u010dena k financov\u00e1n\u00ed bydlen\u00ed, v\u00fdstavb\u011b nebo rekonstrukci. Doba splatnosti je obvykle 30 let a splaceno by m\u011blo b\u00fdt do 70 let v\u011bku klienta.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-jistina-hypoteky\"><strong>Jistina hypot\u00e9ky<\/strong><\/h2>\n\n\n\n<p>\u010c\u00e1stka, kterou si dlu\u017en\u00edk p\u016fj\u010dil a spl\u00e1c\u00ed. Sou\u010d\u00e1sti jistiny nejsou \u00faroky a poplatky. \u010c\u00e1st spl\u00e1tky, o kterou se sni\u017euje jistina, se naz\u00fdv\u00e1 \u00famor.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-konsolidace\"><strong>Konsolidace<\/strong><\/h2>\n\n\n\n<p>Slou\u010den\u00ed v\u0161ech \u00fav\u011br\u016f a p\u016fj\u010dek do jedn\u00e9 nov\u00e9 p\u016fj\u010dky.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-kvitance\"><strong>Kvitance<\/strong><\/h2>\n\n\n\n<p>P\u00edsemn\u00fd souhlas st\u00e1vaj\u00edc\u00ed banky p\u0159i refinancov\u00e1n\u00ed hypot\u00e9ky. St\u00e1vaj\u00edc\u00ed banka vyd\u00e1 kvitanci, ve kter\u00e9 ud\u011bluje souhlas s p\u0159ed\u010dasn\u00fdm splacen\u00edm a zavazuje se vymazat z\u00e1stavn\u00ed pr\u00e1vo z nemovitosti po uhrazen\u00ed jistiny.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-ltc-loan-to-cost\"><strong>LTC<\/strong> (Loan to Cost)<\/h2>\n\n\n\n<p>Pom\u011br mezi n\u00e1klady na po\u0159\u00edzen\u00ed nemovitosti (kupn\u00ed cenou, n\u00e1klady na stavbu nebo rekonstrukci) a v\u00fd\u0161\u00ed \u00fav\u011bru.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-lti-loan-to-income\"><strong>LTI <\/strong>(Loan to Income)<\/h2>\n\n\n\n<p>Jeden z ukazatel\u016f, kter\u00e9 se pou\u017e\u00edvaj\u00ed p\u0159i vyhodnocov\u00e1n\u00ed schopnosti klienta spl\u00e1cet \u00fav\u011br. Jde o pom\u011br v\u00fd\u0161e poskytovan\u00e9ho \u00fav\u011bru k disponibiln\u00edm p\u0159\u00edjm\u016fm \u017eadatele.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-ltv-loan-to-value\"><strong>LTV <\/strong>(Loan to Value)<\/h2>\n\n\n\n<p>V p\u0159ekladu znamen\u00e1 \u201e\u00fav\u011br k hodnot\u011b\u201c. Pom\u011br mezi hypote\u010dn\u00edm \u00fav\u011brem a z\u00e1stavn\u00ed hodnotou nemovitosti.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-offsetova-hypoteka\"><strong>Offsetov\u00e1 hypot\u00e9ka<\/strong><\/h2>\n\n\n\n<p>Jinak tak\u00e9 hypot\u00e9ka se z\u00e1po\u010dtem \u00faspor. Banka \u00faro\u010d\u00ed jen \u010d\u00e1st hypot\u00e9ky, konkr\u00e9tn\u011b rozd\u00edl mezi v\u00fd\u0161\u00ed hypot\u00e9ky a prost\u0159edky na vlastn\u00edm speci\u00e1ln\u00edm \u00fa\u010dtu. \u010c\u00edm v\u00edc pen\u011bz na \u00fa\u010dtu, t\u00edm ni\u017e\u0161\u00ed \u00farok a ni\u017e\u0161\u00ed m\u011bs\u00ed\u010dn\u00ed spl\u00e1tka.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-odhad-ceny-nemovitosti\"><strong>Odhad ceny nemovitosti<\/strong><\/h2>\n\n\n\n<p>Odhadce banky nebo extern\u00ed odhadce stanov\u00ed, jakou m\u00e1 nemovitost <a href=\"https:\/\/www.fingo.cz\/blog\/jakub-ryba-radi-proc-a-jak-sledovat-cenu-sve-nemovitosti\/\">aktu\u00e1ln\u00ed tr\u017en\u00ed hodnotu<\/a>. Jde o povinn\u00fd doklad k hypot\u00e9ce.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-p-a-per-annum\"><strong>p.a. <\/strong>(per annum)<\/h2>\n\n\n\n<p>Zkratka se uv\u00e1d\u00ed u \u00farokov\u00e9 sazby \u00fav\u011bru a znamen\u00e1 \u201ero\u010dn\u011b\u201d nebo \u201eza rok\u201d (ro\u010dn\u00ed sazba).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-p-m-per-mensem\"><strong>p.m. <\/strong>(per mensem)<\/h2>\n\n\n\n<p>Zkratka se uv\u00e1d\u00ed u \u00farokov\u00e9 sazby a znamen\u00e1 \u201em\u011bs\u00ed\u010dn\u011b\u201d nebo \u201eza m\u011bs\u00edc\u201d (m\u011bs\u00ed\u010dn\u00ed sazba).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-ppi\"><strong>PPI<\/strong><\/h2>\n\n\n\n<p><a href=\"https:\/\/www.fingo.cz\/blog\/hypoteka-bez-pojisteni-je-zbytecny-hazard\/\">Poji\u0161t\u011bn\u00ed schopnosti spl\u00e1cet hypot\u00e9ku<\/a>. Uzav\u00edr\u00e1 se dobrovoln\u011b sou\u010dasn\u011b s \u00fav\u011brem, m\u00e1 vliv na slevu \u00farokov\u00e9 sazby.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-pribor-prague-inter-bank-offered-rate\"><strong>PRIBOR<\/strong> (Prague Inter Bank Offered Rate)<\/h2>\n\n\n\n<p>Pr\u016fm\u011brn\u00e1 sazba, za kterou si na \u010desk\u00e9m mezibankovn\u00edm trhu p\u016fj\u010duj\u00ed banky mezi sebou. Od PRIBOR se odv\u00edj\u00ed i \u00farokov\u00e1 sazba \u2013 hlavn\u011b u firemn\u00edch \u00fav\u011br\u016f.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-refinancovani\"><strong>Refinancov\u00e1n\u00ed<\/strong><\/h2>\n\n\n\n<p>Splacen\u00ed p\u016fvodn\u00ed hypot\u00e9ky novou hypot\u00e9kou u jin\u00e9 banky. Vyu\u017e\u00edv\u00e1 se hlavn\u011b p\u0159i skon\u010den\u00ed fixace.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-registr-uverovy\"><strong>Registr \u00fav\u011brov\u00fd<\/strong><\/h2>\n\n\n\n<p>Datab\u00e1ze \u00fav\u011brov\u00fdch klient\u016f, kter\u00e1 slou\u017e\u00ed bank\u00e1m pro ov\u011b\u0159en\u00ed platebn\u00ed mor\u00e1lky \u017eadatel\u016f. V \u010cesk\u00e9 republice existuj\u00edBankovn\u00ed registr klientsk\u00fdch informac\u00ed (BRKI), Nebankovn\u00ed registr klientsk\u00fdch informac\u00ed (NRKI) a sdru\u017een\u00ed SOLUS.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-rpsn\"><strong>RPSN<\/strong><\/h2>\n\n\n\n<p>Ro\u010dn\u00ed procentn\u00ed sazba n\u00e1klad\u016f. Uv\u00e1d\u00ed se jako procentu\u00e1ln\u00ed pod\u00edl z dlu\u017en\u00e9 \u010d\u00e1stky a ukazuje skute\u010dn\u00e9 n\u00e1klady, kter\u00e9 za hypot\u00e9ku klient zaplat\u00ed za rok \u2013 v\u010detn\u011b v\u0161ech poplatk\u016f a v\u00fddaj\u016f.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-scoring\"><strong>Scoring<\/strong><\/h2>\n\n\n\n<p>Proces, b\u011bhem kter\u00e9ho banka prov\u011b\u0159\u00ed klientovu schopnost dlouhodob\u011b spl\u00e1cet hypote\u010dn\u00ed nebo jin\u00fd \u00fav\u011br. Zji\u0161\u0165uje se na z\u00e1klad\u011b p\u0159\u00edjm\u016f, v\u00fddaj\u016f, \u00fav\u011brov\u00fdch registr\u016f a dostupn\u00fdch informac\u00ed o klientovi. V\u00fdsledkem je posouzen\u00ed \u00fav\u011bruschopnosti a kone\u010dn\u00e1 v\u00fd\u0161e hypot\u00e9ky.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-splatka-a-splatkovy-kalendar\"><strong>Spl\u00e1tka a spl\u00e1tkov\u00fd kalend\u00e1\u0159<\/strong><\/h2>\n\n\n\n<p>Pravideln\u00e1 m\u011bs\u00ed\u010dn\u00ed platba za z\u00e1vazky, sjednan\u00e1 v \u00fav\u011brov\u00e9 smlouv\u011b. Sou\u010d\u00e1st\u00ed je i spl\u00e1tkov\u00fd kalend\u00e1\u0159, kter\u00fd stanov\u00ed, kdy p\u0159esn\u011b a v jak\u00e9 v\u00fd\u0161i bance \u00fav\u011br spl\u00e1c\u00edte.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-splatnost\"><strong>Splatnost<\/strong><\/h2>\n\n\n\n<p>Doba, do kter\u00e9 mus\u00ed klient splatit sv\u00e9 z\u00e1vazky. U hypot\u00e9ky je nej\u010dast\u011bj\u0161\u00ed doba splatnosti 30 let a je stanovena v \u00fav\u011brov\u00e9 smlouv\u011b.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-spoludluznik\"><strong>Spoludlu\u017en\u00edk<\/strong><\/h2>\n\n\n\n<p>Osoba, kter\u00e1 m\u00e1 stejn\u00e9 povinnosti jako dlu\u017en\u00edk. Z \u00fav\u011brov\u00e9 smlouvy spoludlu\u017en\u00edkovi vypl\u00fdv\u00e1 povinnost dluh spl\u00e1cet v p\u0159\u00edpad\u011b, \u017ee nebude spl\u00e1cet dlu\u017en\u00edk. Nen\u00ed mo\u017en\u00e9 rozd\u011blit dluh tak, \u017ee by ka\u017ed\u00fd spl\u00e1cel jen \u010d\u00e1st dluhu.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-spotrebitel\"><strong>Spot\u0159ebitel<\/strong><\/h2>\n\n\n\n<p>Fyzick\u00e1 osoba, kter\u00e1 si bere hypot\u00e9ku na sv\u00e9 osobn\u00ed pot\u0159eby, zejm\u00e9na na bydlen\u00ed. M\u00e1 povinnost ji spl\u00e1cet podle podm\u00ednek stanoven\u00fdch v \u00fav\u011brov\u00e9 smlouv\u011b.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-spotrebitelsky-uver\"><strong>Spot\u0159ebitelsk\u00fd \u00fav\u011br<\/strong><\/h2>\n\n\n\n<p>\u00dav\u011br ur\u010den\u00fd pro jednotlivce\u2013spot\u0159ebitele na nepodnikatelsk\u00e9 \u00fa\u010dely, klasick\u00fd n\u00e1kup. M\u016f\u017ee b\u00fdt zaji\u0161t\u011bn\u00fd i nezaji\u0161t\u011bn\u00fd. \u010cesk\u00e1 n\u00e1rodn\u00ed banka dohl\u00ed\u017e\u00ed na dodr\u017eov\u00e1n\u00ed povinnost\u00ed poskytovatele, zprost\u0159edkovatele podle z\u00e1kona \u010d. 257\/2016 Sb., o spot\u0159ebitelsk\u00e9m \u00fav\u011bru.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-ucel\"><strong>\u00da\u010del<\/strong><\/h2>\n\n\n\n<p>Hypot\u00e9ku banka poskytuje jen na p\u0159edem dohodnut\u00fd \u00fa\u010del (koup\u011b, v\u00fdstavba, refinancov\u00e1n\u00ed\u2026), kter\u00fd je stanoven v \u00fav\u011brov\u00e9 smlouv\u011b.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-umor\"><strong>\u00damor<\/strong><\/h2>\n\n\n\n<p>Spl\u00e1tka jistiny dluhu.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-upominka\"><strong>Upom\u00ednka<\/strong><\/h2>\n\n\n\n<p>Upozorn\u011bn\u00ed klienta na nepln\u011bn\u00ed smluvn\u00edch podm\u00ednek \u2013 nej\u010dast\u011bji zpo\u017ed\u011bn\u00ed spl\u00e1tky.
