Opat\u0159en\u00ed je pom\u011brn\u011b dost a nen\u00ed jednoduch\u00e9 se vyznat v tom, jak si \u0161ance na vy\u0161\u0161\u00ed hypot\u00e9ku zlep\u0161it. Krit\u00e9ria se mezi sebou nedaj\u00ed m\u00edchat \u2013 v\u00fdsledky jednoho parametru v\u00e1m nevylep\u0161\u00ed jin\u00fd. O jak\u00e9 parametry se jedn\u00e1?<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-ltv-loan-to-value\"><strong>LTV (Loan To Value)<\/strong><\/h3>\n\n\n\n<p>LTV je procentn\u00ed <strong>pom\u011br mezi v\u00fd\u0161\u00ed hypot\u00e9ky a aktu\u00e1ln\u00ed tr\u017en\u00ed hodnotou zastaven\u00e9 nemovitosti<\/strong>, kterou ur\u010d\u00ed odhadce. \u017dadatel\u00e9 mlad\u0161\u00ed 36 let m\u016f\u017eou hypot\u00e9kou financovat a\u017e 90 % hodnoty nemovitosti, osoby nad 36 let pak maxim\u00e1ln\u011b 80 % hodnoty nemovitosti.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-dti-debt-to-income\"><strong>DTI (Debt to Income)<\/strong><\/h3>\n\n\n\n<p>DTI je <strong>pom\u011br va\u0161eho celkov\u00e9ho zadlu\u017een\u00ed a va\u0161eho \u010dist\u00e9ho ro\u010dn\u00edho p\u0159\u00edjmu<\/strong>. Pomoc\u00ed tohoto pom\u011bru banka zjist\u00ed, jak moc se dom\u00e1cnost hypot\u00e9kou zadlu\u017e\u00ed. Pozor ale, s\u010d\u00edtaj\u00ed se dohromady v\u0161echny p\u016fj\u010dky a \u00fav\u011bry, kter\u00e9 m\u00e1te. Celkov\u00fd dluh nesm\u00ed p\u0159es\u00e1hnout <strong>8,5n\u00e1sobek \u010dist\u00e9ho ro\u010dn\u00edho p\u0159\u00edjmu<\/strong>. Op\u011bt maj\u00ed v\u00fdhodu osoby do 36 let \u2013 ty se m\u016f\u017eou dostat a\u017e na v\u00fd\u0161i 9,5n\u00e1sobku ro\u010dn\u00edch p\u0159\u00edjm\u016f. Sta\u010d\u00ed p\u0159itom, pokud je jen jeden z \u017eadatel\u016f pod hranic\u00ed 36 let.<\/p>\n\n\n\n<p class=\"has-luminous-vivid-orange-color has-very-light-gray-to-cyan-bluish-gray-gradient-background has-text-color has-background\"><strong>P\u0159\u00edklad:<\/strong> <em>V\u00fd\u0161e prvn\u00ed hypot\u00e9ky je 2,5 milionu K\u010d a \u010dist\u00fd ro\u010dn\u00ed p\u0159\u00edjem klienta 360 000 K\u010d. DTI vych\u00e1z\u00ed na 6,9 a \u017eadatel tedy spl\u0148uje limit 8,5.&nbsp;<\/em>V\u00fd\u0161e druh\u00e9 hypot\u00e9ky je 4 miliony K\u010d a \u010dist\u00fd ro\u010dn\u00ed p\u0159\u00edjem klienta 360 000 K\u010d. Jednalo se o <strong>pom\u011br mezi v\u00fd\u0161\u00ed v\u0161ech va\u0161ich m\u011bs\u00ed\u010dn\u00edch spl\u00e1tek a \u010dist\u00fdm m\u011bs\u00ed\u010dn\u00edm p\u0159\u00edjmem<\/strong>. Do konce \u010dervna 2023 platilo pravidlo, \u017ee tento pom\u011br nesm\u00ed p\u0159es\u00e1hnout 45 %.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"htoc-co-znamen-zru-en-dsti-v-praxi\"><strong>Co znamen\u00e1 zru\u0161en\u00ed DSTI v praxi?<\/strong><\/h3>\n\n\n\n<p>D\u00edky tomu, \u017ee \u010cNB tuto podm\u00ednku zru\u0161ila, nebudou ji vy\u017eadovat ani banky ve sv\u00fdch v\u00fdpo\u010dtech bonity. P\u0159esto budou m\u00edt <strong>banky p\u0159i schvalov\u00e1n\u00ed hypot\u00e9ky posledn\u00ed slovo<\/strong> a budou rozhodovat samostatn\u011b.<\/p>\n\n\n\n<p>Ned\u00e1 se tak p\u0159edpokl\u00e1dat, \u017ee jen d\u00edky zru\u0161en\u00ed DSTI v\u00e1m banka schv\u00e1l\u00ed hypot\u00e9ku se spl\u00e1tkou 25 tis\u00edc K\u010d, pokud i v\u00e1\u0161 \u010dist\u00fd m\u011bs\u00ed\u010dn\u00ed p\u0159\u00edjem vych\u00e1z\u00ed na 25 tis\u00edc K\u010d. V\u017edy v\u00e1m mus\u00ed <strong>zb\u00fdt pen\u00edze na \u017eivotn\u00ed n\u00e1klady<\/strong>, tedy alespo\u0148 takzvan\u00e9 \u017eivotn\u00ed minimum.<\/p>\n\n\n\n<p class=\"has-luminous-vivid-orange-color has-very-light-gray-to-cyan-bluish-gray-gradient-background has-text-color has-background\">DSTI byl nejz\u00e1sadn\u011bj\u0161\u00edm parametrem pro schv\u00e1len\u00ed hypot\u00e9ky \u2013 a poskytnut\u00ed hypot\u00e9ky tak\u00e9 nej\u010dast\u011bji br\u00e1nil.<\/p>\n\n\n\n<p>Jana Vaisov\u00e1, specialistka na hypot\u00e9ky z FinGO, srozumiteln\u011b vysv\u011btluje, jak zru\u0161en\u00ed parametru DSTI ovlivn\u00ed d\u0159\u00edve ne\u00fasp\u011b\u0161n\u00e9 \u017eadatele o hypote\u010dn\u00ed \u00fav\u011br:<\/p>\n\n\n\n<iframe width=\"560\" height=\"315\" src=\"https:\/\/www.youtube.com\/embed\/QTzjhliJd1Y\" title=\"YouTube video player\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" allowfullscreen><\/iframe>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"htoc-dal-po-adavky-banky\"><strong>Dal\u0161\u00ed po\u017eadavky banky&nbsp;<\/strong><\/h2>\n\n\n\n<p>Z\u00e1sadn\u00edm faktorem pro z\u00edsk\u00e1n\u00ed po\u017eadovan\u00e9 v\u00fd\u0161e hypot\u00e9ky je, aby m\u011bla banka jistotu, \u017ee zvl\u00e1dnete \u00fav\u011br splatit v pln\u00e9 v\u00fd\u0161i. Jedn\u00e1 se o proces na ov\u011b\u0159en\u00ed \u017eadatele, <strong>takzvan\u00fd <a href=\"https:\/\/www.fingo.cz\/blog\/bonita\/\">kreditn\u00ed scoring<\/a>.<\/strong> Schvalovatel banky na z\u00e1klad\u011b va\u0161eho p\u0159\u00edjmu a dal\u0161\u00edch podklad\u016f vyhodnot\u00ed va\u0161i schopnost dlouhodob\u011b spl\u00e1cet hypot\u00e9ku. Na z\u00e1klad\u011b v\u00fdsledku scoringu se banka rozhodne, jestli v\u00e1m \u00fav\u011br poskytne. P\u0159\u00edpadn\u011b up\u0159esn\u00ed, za jak\u00fdch podm\u00ednek by to bylo mo\u017en\u00e9.<\/p>\n\n\n\n<p>V r\u00e1mci scoringu banka vyhodnocuje <strong>bankovn\u00ed i nebankovn\u00ed \u00fav\u011brov\u00e9 registry<\/strong>. V nich jsou evidov\u00e1ni v\u0161ichni \u017eadatel\u00e9\/dlu\u017en\u00edci s hodnocen\u00edm jejich platebn\u00ed mor\u00e1lky. Neb\u00fdt v registru ale je\u0161t\u011b neznamen\u00e1 \u00fasp\u011bch p\u0159i schvalov\u00e1n\u00ed hypot\u00e9ky. V n\u011bkter\u00fdch p\u0159\u00edpadech si banka m\u016f\u017ee vy\u017e\u00e1dat spoludlu\u017en\u00edka \u2013 \u010dlov\u011bka, kter\u00fd si hypot\u00e9ku vezme s v\u00e1mi.<\/p>\n\n\n\n<p>Spoludlu\u017en\u00edk mus\u00ed spl\u0148ovat stejn\u00e9 parametry \u010cesk\u00e9 n\u00e1rodn\u00ed banky jako vy. <strong>V\u00fdb\u011br vhodn\u00e9ho spoludlu\u017en\u00edka<\/strong> je proto kl\u00ed\u010dov\u00fd. Mus\u00ed se jednat o bezprobl\u00e9movou a bonitn\u00ed osobu, bez negativn\u00edch informac\u00ed v registrech. Po\u017eadavk\u016fm banky mus\u00ed krom\u011b toho odpov\u00eddat i v\u011bkem.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"htoc-dobr-bonita-a-platebn-mor-lka\"><strong>Dobr\u00e1 bonita a platebn\u00ed mor\u00e1lka<\/strong><\/h2>\n\n\n\n<p>Aby banka spr\u00e1vn\u011b vypo\u010d\u00edtala va\u0161i bonitu, bude od v\u00e1s vy\u017eadovat tyto \u00fadaje:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><em>v\u00fd\u0161i m\u011bs\u00ed\u010dn\u00edho p\u0159\u00edjmu a v\u00fdpisy z \u00fa\u010dtu za ur\u010dit\u00e9 obdob\u00ed<\/em><\/li>\n\n\n\n<li><em>v\u011bk, vzd\u011bl\u00e1n\u00ed, druh zam\u011bstn\u00e1n\u00ed<\/em><\/li>\n\n\n\n<li><em>u podnikatel\u016f p\u0159\u00edjmy dolo\u017een\u00e9 podle da\u0148ov\u00e9ho p\u0159izn\u00e1n\u00ed minim\u00e1ln\u011b rok zp\u011btn\u011b a v\u00fdpisy z \u00fa\u010dtu<\/em><\/li>\n\n\n\n<li><em>rodinn\u00fd stav \u2013 svobodn\u00fd, spole\u010dn\u00e9 jm\u011bn\u00ed man\u017eel\u016f, rozveden\u00fd, druh\/dru\u017eka<\/em><\/li>\n\n\n\n<li><em>druh bydlen\u00ed \u2013 n\u00e1jem nebo vlastn\u00ed<\/em><\/li>\n\n\n\n<li><em>v\u00fd\u0161e v\u00fddaj\u016f<\/em><\/li>\n<\/ul>\n\n\n\n<p>V\u00fdhodn\u011bj\u0161\u00ed postaven\u00ed maj\u00ed lid\u00e9 s vy\u0161\u0161\u00edm vzd\u011bl\u00e1n\u00edm, vy\u0161\u0161\u00edmi p\u0159\u00edjmy a n\u00edzk\u00fdmi v\u00fddaji, man\u017eel\u00e9 se dv\u011bma p\u0159\u00edjmy. Pozitivn\u00ed je i dobr\u00e1 platebn\u00ed historie p\u0159ede\u0161l\u00fdch p\u016fj\u010dek.&nbsp;<\/p>\n\n\n\n<p>Bonitn\u00ed klienti dos\u00e1hnou na <strong>vy\u0161\u0161\u00ed \u00fav\u011br a v\u00fdhodou je i ni\u017e\u0161\u00ed \u00farokov\u00e1 sazba<\/strong>. Z toho jasn\u011b vypl\u00fdv\u00e1, \u017ee u hor\u0161\u00ed bonity z\u00edsk\u00e1te ni\u017e\u0161\u00ed \u00fav\u011br a za hor\u0161\u00ed sazbu. Banka si tak kompenzuje ur\u010dit\u00e9 riziko v n\u00e1vratnosti \u00fav\u011bru.<\/p>\n\n\n\n<p>Ur\u010dit\u00fd probl\u00e9m m\u016f\u017ee nastat i u klient\u016f, kte\u0159\u00ed nemaj\u00ed<strong> \u017e\u00e1dnou kreditn\u00ed historii<\/strong>. V takov\u00e9m p\u0159\u00edpad\u011b nen\u00ed dohledateln\u00e9, jak\u00e1 asi je jejich platebn\u00ed mor\u00e1lka. M\u016f\u017ee se pak st\u00e1t, \u017ee v\u00e1m banka hypot\u00e9ku neposkytne nebo si vy\u017e\u00e1d\u00e1 p\u0159istupitele.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"htoc-jak-zlep-it-svou-bonitu\"><strong>Jak zlep\u0161it&nbsp;svou bonitu<\/strong><\/h2>\n\n\n\n<p>Zbavte se zbyte\u010dn\u00fdch finan\u010dn\u00edch z\u00e1t\u011b\u017e\u00ed v podob\u011b kreditn\u00edch karet, kontokorent\u016f a podobn\u00fdch produkt\u016f. I kdy\u017e v\u00e1m je banky \u010dasto samy nab\u00edzej\u00ed, zat\u011b\u017euj\u00ed rodinn\u00fd rozpo\u010det. Ve\u0161ker\u00e9 z\u00e1vazky spadaj\u00ed do \u00fav\u011brov\u00fdch registr\u016f a nem\u016f\u017eete je zatajit p\u0159i pod\u00e1n\u00ed \u017e\u00e1dosti o \u00fav\u011br. Jednalo by se o podvod.&nbsp;<\/p>\n\n\n\n<p>P\u0159ipravte se na \u017e\u00e1dost o hypot\u00e9ku v\u010das a <strong>nepot\u0159ebn\u00fdch z\u00e1vazk\u016f se zbavte<\/strong>. Pokud nem\u00e1te hotovost na vyplacen\u00ed dluh\u016f, uva\u017eujte o konsolidaci p\u016fj\u010dek. Splat\u00edte nov\u00fdm \u00fav\u011brem v\u0161echny z\u00e1vazky, budete m\u00edt jen jednu ni\u017e\u0161\u00ed spl\u00e1tku a t\u00edm dos\u00e1hnete i lep\u0161\u00ed bonity.<\/p>\n\n\n\n<p>Dal\u0161\u00ed mo\u017enost\u00ed k dosa\u017een\u00ed lep\u0161\u00ed bonity je i <strong>l\u00e9pe hodnocen\u00e9 zam\u011bstn\u00e1n\u00ed<\/strong> nebo pr\u00e1ce na dohodu o pracovn\u00ed \u010dinnosti. N\u011bkter\u00e9 banky uzn\u00e1vaj\u00ed i dohodu o proveden\u00ed pr\u00e1ce. To ale samoz\u0159ejm\u011b vy\u017eaduje \u010das. Sou\u010dasn\u011b se \u017e\u00e1dost\u00ed o hypot\u00e9ku nem\u016f\u017eete m\u011bnit zam\u011bstn\u00e1n\u00ed. Ve zku\u0161ebn\u00ed dob\u011b nebo t\u011bsn\u011b p\u0159ed ukon\u010den\u00edm pracovn\u00edho pom\u011bru v\u00e1m banka hypot\u00e9ku neschv\u00e1l\u00ed. Mus\u00edte v\u017edy po\u010dkat alespo\u0148 3 m\u011bs\u00edce po za\u010d\u00e1tku v nov\u00e9m zam\u011bstn\u00e1n\u00ed.<\/p>\n\n\n\n<p class=\"has-luminous-vivid-orange-color has-very-light-gray-to-cyan-bluish-gray-gradient-background has-text-color has-background\"><strong>Tip: <\/strong>Vystavte si doklady na ve\u0161ker\u00e9 p\u0159\u00edjmy, kter\u00e9 va\u0161e rodina m\u00e1.
