Mimo jin\u00e9 se budete muset rozhodnout i o tom, jestli fixovat nebo nefixovat \u00farokov\u00e9 sazby, p\u0159\u00edpadn\u011b na jak dlouho si fixovan\u00fd \u00farok zajistit. P\u0159i sjedn\u00e1n\u00ed hypot\u00e9ky si proto z\u00e1rove\u0148 sjedn\u00e1v\u00e1te i dobu fixace. Tedy <strong>dobu, po kterou v\u00e1m banka garantuje nezm\u011bn\u011bn\u00e9 podm\u00ednky spl\u00e1cen\u00ed<\/strong>, a\u0165 se trh vyv\u00edj\u00ed jak\u00fdmkoli sm\u011brem.<\/p>\n\n\n\n<p>Na to, jakou dobu fixace (a jestli v\u016fbec) zvolit, neexistuje jednozna\u010dn\u00e1 odpov\u011b\u010f. Proto se poj\u010fme spole\u010dn\u011b kouknout na to, co se v\u00e1m vyplat\u00ed podle va\u0161ich individu\u00e1ln\u00edch mo\u017enost\u00ed.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"fixovana-hypoteka-versus-variabilni-hypoteka\">Fixovan\u00e1 hypot\u00e9ka versus variabiln\u00ed hypot\u00e9ka<\/h2>\n\n\n\n<p>U <strong>fixovan\u00e9 hypot\u00e9ky<\/strong> si vol\u00edte dobu, po kterou m\u00e1te zaji\u0161t\u011bn\u00e9 nem\u011bnn\u00e9 podm\u00ednky spl\u00e1cen\u00ed. V z\u00e1vislosti na bance se m\u016f\u017ee pohybovat <strong>od jednoho do patn\u00e1cti let<\/strong>, n\u011bkter\u00e9 instituce v\u00e1m ale del\u0161\u00ed lh\u016fty fixace v\u016fbec nenab\u00eddnou. Po skon\u010den\u00ed doby fixace si domlouv\u00e1te nov\u00e9 podm\u00ednky, a\u0165 u\u017e se st\u00e1vaj\u00edc\u00ed bankou, nebo s n\u011bkterou jinou.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\"><p><strong>TIP:<\/strong> Pokud v\u00e1m doba fixace kon\u010d\u00ed, koukn\u011bte se na na\u0161i str\u00e1nku o <a href=\"https:\/\/www.fingo.cz\/hypotecni-kalkulacka\/refinancovani\" target=\"_blank\" rel=\"noreferrer noopener\">refinancov\u00e1n\u00ed hypot\u00e9ky<\/a> a nechte si poradit od odborn\u00edka.<\/p><\/blockquote>\n\n\n\n<p>Oproti tomu <strong>variabiln\u00ed<\/strong> (n\u011bkdy tak\u00e9 plovouc\u00ed nebo floatov\u00e1) hypot\u00e9ka v\u00e1m neposkytuje \u017e\u00e1dnou jistotu a stabilitu a odv\u00edj\u00ed se <strong>od aktu\u00e1ln\u00ed situace na trhu<\/strong>. Va\u0161e \u00farokov\u00e1 sazba tak bude nav\u00e1z\u00e1na obvykle na PRIBOR (Pra\u017eskou mezibankovn\u00ed nab\u00eddkovou sazbu), a nav\u00fd\u0161en\u00e1 o mar\u017ei banky.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\"><p><strong>Pra\u017esk\u00e1 mezibankovn\u00ed nab\u00eddkov\u00e1 sazba<\/strong> (PRIBOR) je sazba, za kterou si \u010desk\u00e9 banky jsou ochotn\u00e9 kr\u00e1tkodob\u011b p\u016fj\u010dovat mezi sebou. V z\u00e1vislosti na tom, na jakou dobu si p\u016fj\u010duje pen\u00edze va\u0161e banka, se PRIBOR sm\u011brodatn\u00fd pro v\u00fd\u0161i va\u0161\u00ed \u00farokov\u00e9 sazby m\u016f\u017ee <strong>m\u011bnit ka\u017ed\u00fd m\u011bs\u00edc, \u010dtvrtrok nebo t\u0159eba ka\u017ed\u00fd rok<\/strong>. Proto\u017ee se banky nemus\u00ed \u201epoji\u0161\u0165ovat\u201c proti budouc\u00edmu riziku, zpravidla v\u00e1m p\u0159i sjedn\u00e1n\u00ed variabiln\u00ed hypot\u00e9ky nab\u00eddnou <strong>v\u00fdrazn\u011b ni\u017e\u0161\u00ed \u00farokovou sazbu<\/strong>. V tom okam\u017eiku ale u\u017e m\u016f\u017eete fixovat vy\u0161\u0161\u00ed \u00farokov\u00e9 sazby ne\u017e ve chv\u00edli, kdy jste si hypot\u00e9ku brali.<\/p>\n\n\n\n<p>Jestli\u017ee zva\u017eujete variabiln\u00ed hypot\u00e9ku, ur\u010dit\u011b byste po sv\u00e9m boku m\u011bli m\u00edt <a href=\"https:\/\/www.fingo.cz\/\">zku\u0161en\u00e9ho finan\u010dn\u00edho poradce<\/a>. Ten dok\u00e1\u017ee l\u00e9pe predikovat budouc\u00ed v\u00fdvoj a v\u010das v\u00e1m naj\u00edt v\u00fdhodn\u011bj\u0161\u00ed \u0159e\u0161en\u00ed, pokud by se trh vyv\u00edjel nep\u0159\u00edzniv\u011b.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"kratkodoba-fixace-hypoteky-a-jeji-vyhody-a-nevyhody\">Kr\u00e1tkodob\u00e1 fixace hypot\u00e9ky a jej\u00ed v\u00fdhody a nev\u00fdhody<\/h2>\n\n\n\n<p>P\u0159i kr\u00e1tkodob\u00e9 fixaci \u00farokov\u00fdch sazeb hypot\u00e9ky je riziko na stran\u011b banky st\u00e1le pom\u011brn\u011b mal\u00e9. Bude v\u00e1m proto ochotn\u00e1 nab\u00eddnout<strong> ni\u017e\u0161\u00ed \u00farokov\u00e9 sazby<\/strong> ne\u017e p\u0159i dlouhodob\u00e9 fixaci. P\u0159i p\u0159\u00edzniv\u00e9m v\u00fdvoji trhu si nav\u00edc po skon\u010den\u00ed fixace budete moci sjednat v\u00fdhodn\u011bj\u0161\u00ed podm\u00ednky, p\u0159\u00edpadn\u011b hypot\u00e9ku p\u0159ed\u010dasn\u011b splatit. M\u016f\u017ee se j\u00ed toti\u017e st\u00e1t, \u017ee si pen\u00edze bude p\u016fj\u010dovat za vy\u0161\u0161\u00ed \u00farok, ne\u017e kter\u00fd ji budete spl\u00e1cet vy. Aby se proti tomuto riziku pojistila, zpravidla \u00farokov\u00e9 sazby p\u0159i dlouhodob\u00e9 fixaci zv\u00fd\u0161\u00ed. Vy naproti tomu z\u00edsk\u00e1te <strong>jasn\u00fd v\u00fdhled do budoucnosti<\/strong>, a to a\u017e na patn\u00e1ct let dop\u0159edu.<\/p>\n\n\n\n<p>S vy\u0161\u0161\u00ed jistotou se na druh\u00e9 stran\u011b v\u00e1\u017ee ni\u017e\u0161\u00ed flexibilita. Pokud se situace na trhu zlep\u0161\u00ed a \u00farokov\u00e9 sazby na mezibankovn\u00edm trhu klesnou, nebo pokud se zm\u011bn\u00ed va\u0161e situace a vy budete pot\u0159ebovat hypot\u00e9ku p\u0159ed\u010dasn\u011b splatit nebo refinancovat, naraz\u00edte na probl\u00e9my. <strong>P\u0159ed\u010dasn\u00e9 splacen\u00ed fixovan\u00e9 hypot\u00e9ky je toti\u017e spojeno se sankcemi<\/strong>, kv\u016fli kter\u00fdm se v\u00e1m tato operace v\u00fdrazn\u011b prodra\u017e\u00ed.<\/p>\n\n\n\n<p>Na druhou stranu \u010cesk\u00e1 n\u00e1rodn\u00ed banka za\u010dala p\u0159\u00edsn\u011b regulovat poplatky spojen\u00e9 s p\u0159ed\u010dasn\u00fdm splacen\u00edm hypot\u00e9ky. Aktu\u00e1ln\u011b u\u017e v\u00e1m banky mohou \u00fa\u010dtovat u nov\u011b sjednan\u00fdch (nebo refinancovan\u00fdch) \u00fav\u011br\u016f pouze administrativn\u00ed poplatek, kter\u00fd se pohybuje v \u0159\u00e1dek stovek, nebo ni\u017e\u0161\u00edch jednotek tis\u00edc\u016f korun.
